      @@MP-nj1qy Most inspectors probably have 'exclusions' for mold, since it would likely be found in covered areas. If you don't mind replying, where was the mold in your house? As you know, mold can be dangerous. Have you dealt with the source of the problem? What needed to be done as far as repairs? (Health is most important, though!)

      Even with an inspection she could still have found herself in that situation. At least my current house, the inspector missed a key code violation which should not have been missed, and it would resulted in tens of thousands of dollars worth of damage. My example is extreme, but inspectors miss stuff all the time.

      @@maryeverling8238 That’s a good idea. I am lucky that I did not have any major issues considering I did take my realtors advice and used her inspector. I trust her since she is a Christian but next time around, should their be a next time around, I will get my own home inspector.

    Any flip house is a gamble to the extent of how much money you can make or lose. The biggest thing I would worry about is the foundation. That is why you get a good home inspector and make sure those things are looked over.

    "I thought I found a realtor I can trust". LOL!! Real estate is often times pretty shady, you don't trust a single soul. Nobody is on your side and nobody is going to give a rip if you get ripped off.

      Imo, "Realtors" are on the same level as car salesmen. Only; when you buy an unreliable car, you have less years' worth of payments, whereas with a house, you're hooked for 30+++ years, unless you can dump it onto someone else.

    Even if you sell for less than you bought you gotta move on and away from the bad decision. Also a 7 year arm mortgage needs to be gotten out of period. That's crazy. 👎

    I bought a house that needed a bunch of renovations that were common sense solutions. Some of those home inspectors are garbage and only collecting a check.

      @@tofupower64 There are a lot of things they can't tell you because they don't have access. The wiring in my brother's first house was literally just cut and left exposed in the walls. Live wires. No caps, nothing.

      My sentiments exactly, the first key was that she said the house needs a lot of work, So the question should have been asked how much and what kind. Maybe no matter what work needs to be done to the house she should still get from under it, but suggesting that she's going to walk away with 100k after the sale is unlikely. My thought is she thinks she should get what she paid for it, not that 275k is what it's worth.

    a 92 year old house that has been re finished is not the same thing as a new house. not even close. I realized very quickly that old houses do not sell for a high enough discount to be worth it. I looked at an 80 year old house and the property was nice, and the house was re finished it looked fine, nothing was falling apart on it. But I was just like....ok how long can this thing seriously hold up. half the houses on the street were already torn down and rebuild. Some of the others were falling apart. This one was one of the few that were majorly renovated. the realator was like well its just such a great area! I was like I dont even care for this particular neiborhood but the yard is nice. But for the price of this I can buy a new house the same size for the same price. this doesnt make any sense at all.

    That house has got MAJOR issues. You can hear it in her voice. She would feel guilty selling it as is. Probably rife with black mold.

    I was interested in a flip house I saw.
    Having done alot of home repairs I did some looking in the attic. The chimney was braised up with boards. Wiring was a mess. Told the realtor I would give half the price they wanted. Be careful. Don't even trust inspectors.

      The good thing about rentals is the monthly income! BUT the bad thing is the tenants! It also helps if you have skills in the trades... It gets expensive to hire out for every repair that comes up.

      Once the stimmies end, inflation sets in (believe me it’s happening - lending will tighten), the index funds will flatten. They will probably do as well as anything else …. But - all the eggs? Never a good idea.

      This is an example of the soft easily offended mentality sweeping this nation right now. Sounds like she didn't do her homework when she bought the house, especially if she didn't know what she was getting into and blindly trusting the agent. She was wrong and needs to own up to making a stupid decision, we all make stupid decisions, doesn't make the person stupid.
