Yes houses on the Beach cost more ! very good house ! Hello Gim !
More expensive than my house in Canada and I'm 150 meters from the water. Land here is basically free and the workers make 1/10th of what they do elsewhere and that's excluding permits etc which I'm sure cost nothing as well. Sure, this house seems to be twice the house as mine bit it's also twice the price.

Way way over priced
the cutest and most romantic house I've ever seen in Thailand, perhaps a reflection of owners character..however the price is a little bit high for a house with small Land as this..
Loved the video Gim. I love all the balconies and special relaxing spaces around the house outside. I still don't know the reason or difference between a regular kitchen and a Thai kitchen? I don't get it. You look so strikingly and beautiful as always Gim. :)

You did a very good job showing that woman's VERY strange house. Thumbs up to you! You are getting much better at this job. Part of being a good real estate agent is mastering human relations, and I think you made that owner believe that you actually liked the house. But, your job as a realtor is to bring the seller together with a buyer, and that's going to be a tough job with this house. I could never feel comfortable in a house like that. Men's urinals in the bathrooms? You don't see that very often in Farang homes! Does her husband have a bad habit of peeing on the toilet seat, so she gives him his own urinal? She is a very nice and polite lady, but this looks like another case of somebody with too much money that built a custom house that few other people would appreciate. The furnishings and attention to detail is incredible, but the style is very unusual, which will make it very hard to sell. For example, consider the two back-to-back kitchens. If you're a master chef like she is, then having a second kitchen closer to outside could come in very handy. But, for the average family, that doesn't make any sense. My best guess is that whoever buys that house will convert that second kitchen area into a nice covered patio, and remodel the rest of the house to give it a more "normal" feeling. I'm sure you'll be getting a lot of polite comments such as, "Oh, I like the house", but it doesn't matter until you find a buyer that either appreciates the custom work she has done, or is willing to completely remodel it.
I would be curious to know how much a more normal house of comparable size sells for in that same neighborhood. It's probably less than what Pookie is asking, and she is probably very sensitive to how much time and money she spent customizing that house. For a real estate agent, it's a tough job to sell. You don't want to hurt the owner's feelings, while at the same time getting her to lower her price to the point that a potential buyer would be interested in coming in and doing the necessary remodeling.
I think part of being a good real estate agent is to have good contacts in the construction industry. That is, some contractor that that could convince a potential buyer that they could quickly remodel that house, and make it look more normal.
There's a buyer for every house. This house is soothing to my yes I like the transition from the outside to the inside. Too often you go from the beauty and warmth of a garden only to have your senses shocked with a cold, white interior with absolutely no connection to the natural world. The warm colors inside this home shine like the sun shines outside. I can't see any man not liking a urinal! The outside kitchen is the norm in this part of the world and there is a good reason why. This is a great house and it will find an appreciative buyer.

2 lovely beautiful women. I really enjoyed watching. This is a very popular American colonial style home. An American family would fall in love with this house. Many find it to have a warmer family feel than ultra modern homes. Nice to raise children.
As a chef, TWO KITCHENS, I LOVE IT. I'm looking for an actual beachfront.

8 mins from the Kings Palace in Hua Hin and with its own private beach.. where else should it be? The price might be a little high but I think Thais normally haggle a lot.

People move to Thailand for cheap living... But damn this part of Thailand is more expensive than down south in the US... You can get over 100 acres of land plus your dream house for 650k down in GA/Oklahoma. LMAO
Not near a beach in Georgia you can't and Oklahoma isn't in the south nor does it have a beach... $650k isn't a bad price for this house... it's not a deal but if someone really likes it, they aren't getting ripped off at that price.

I’m Vietnamese-Southeast Asian so I know what I’m talking about.
The localion of this house AROUND BY AVAILABLE RESIDENT ALREADY, not villages or rurals villages
2min walk to the beach. And around available residents citizen, have all types of bussines & stores & even hospital you want for. For checking teeth or some healthy problems, it’s CLOSE & EASY IN JUST 1 AREAS.
Of course if ppl don’t might it, they can buy or rents place outside of & far away citizens residence.
With available residents citizens around, they’re building alots of availability bussines already. So even if you want start small coffee shop or running small stores,etc.. it’s can happen to have a chance.
Its a bit different with us/western ppl - they use to live in outside of cities & villages outside cities & have cars to driving for 1-2hour getting in cities for jobs or playing.
While in Asia, mostly ppl want their residence environment available already almost everything in 1 places to reach it out easy.
That’s why this resident is expensive than others villages house she was infor for us
