    I'm a US Citizen who has been living in Thailand for 8+ years. Thailand absolutely does NOT allow any foreigner to own land here. Some foreigners try to circumvent the laws here and buy houses through various schemes by setting up fake Thai companies and buy the house through the company, or signing long term 30 year leases on the land itself. Land Leases here are shaky at best, if there is ever a dispute, Thai law always will side with a local over a foreigner and you will lose your house. I've met with several of the top real estate law firms in Thailand, and the bottom line is foreigners CANNOT legally own land in Thailand...PERIOD. I have purchased multiple condos here as foreigners can legally own a condo outright as long as 51% of the total condo units are owned by Thai residents. We would LOVE to build our dream home here, but it's just not possible in Thailand. You can lease these houses, but trying to buy one as a foreigner is most definitely ill-advised. Some foreigners have bought houses under their Thai girlfriends name, but that is the dumbest thing anyone can do; if she breaks up with you, she kicks you out and keeps the house, and there is nothing you can do about it.

      They have houses on lots of ten where you can buy but not a house sitting solo. The ten houses in a row they can consider it a condo somehow

      Not sure, from what I understand, only Thai citizens can own land, that would probably be a question for a Thai attorney.

      One attorney mentioned to me that occasionally, some"townhomes" in Thailand have been registered as condos. It's rare and unusual, but if the townhome was in fact registered as a condo when it was permitted and built, then a foreigner may be able buy it, but I would chat with a Thai attorney before to be sure. Buying a condo in Thailand from a reputable builder in my opinion is definitely the safest and easiest option...no worries, no drama and easy to do. *Just make sure to always have a Thai real estate attorney review everything before you sign.

      It’s always shaky in Asia as a foreigner to buy property. My ex girlfriend was from the Philippines. Her relatives asked us to build a home there. I researched a little bit und experienced the downfall of a co-worker in Canada who was “married “ to a Filipina. He did build a retirement house in the Philippines. At the time to quit his job with 68, the house was finished and everything else sold or in a shipping container. After 2 months in the Philippines, he was deported. His money gone and the “so nice and gentle wife” - reported him to the police. Why? This woman was already married in the Philippines to a Filipino! My co-worker had absolutely no rights as a foreigner in the Philippines. And so it is in other Asian countries. Be aware! I was smart enough not to build anything in the Philippines. The only thing a foreigner can do is renting a place. I live now in Panama. And that’s another story. The 1st I learned here, is the “Gold digger” mentality of the women in Panama. They ask you in a cafe shop: A) if you stay B) If you have property or if you like to get one C) If you have regular income. - I am a little older. Traveled around a bit. But I was shocked about the open “search” for a stupid rich Gringo! If I find a nice restaurant with good food, I go there regularly. After a couple months, some guys (Americans) came to my table laughing. “So you are the guy who hasn’t any money!” I was like: “What?” They explained to me, that the women would talk like that about me… Anyway. I’m building a house myself in Panama. Property is registered under my name. “Gold diggers” are trespassers! 😂 - And to the $177,000 house in the video. No Filipino would buy it - foreigners can buy it - but without title and rights!

    so basically you're dealing with ZERO LOT line issues, such as the neighbors windows looking right into your pool area and yard. so you are REALLY FRIENDLY with your neighbors and invite them to all the parties!! yoh!

      Very true, I find myself lucky enough exposed to money management at an early age. Worked full time when I was 19, purchased first home at 28, fast forward time... I'm 50 now, got laid off March 2020 amidst lockdown, a blessing in disguise. At once, I consulted an advisor to stay afloat and with subsequent investments, I'm only 15% short of $1m as of today.

      'Jenny Pamogas Canaya is the lady's name. I first saw her on a goldman sachs' report, then on Smart Advisors, and immediately looked her up on the internet; it was the best decision I've made to stay afloat in these crazy times. She has been outstanding.........

      The only reason that Thai people have a hard time to speak perfect English is because Thailand is never been colonized by any invaders.They have their own languages. The only mistake she did here was trying to communicate with the foreigners using the common English. Unfortunately, some of them are very sarcastic Wait until one day you guys have to making a living by doing the same job like her. Btw, good luck with your perfect English.

    Nice house but too close to neighbours unless you enjoy being looked at. A home should have privacy. This place severely lacks it and surprised there aren't a lot more comments about this.

      Wrong. This only applies to land. Foreigners can own the house structure itself, and even transfer it through a will. Land owner has to buy the house from foreigner in order to remove the foreigner from house.

    One way to look at it is that it's a cheap house when comparing anywhere in the west. So if your Thai REIT company buys the house, you can lease it from them?
    You could buy a block of these for the same price as one house in New Zealand or Australia e.g. 1.77m.
    Rent them out to foreigners or on Airbnb and use the income to pay down the mortgage and offset fixed expenses. 😂❤

    Beautiful house. As an American, you would be a fool to invest that much if you are never the true owner. If you are a multi-millionaire and it is chump change to you, then it may be worth the risk.

    Lived in Thailand a few years myself. Lease for sure. And as nice as some of these places look, the road outside may be a mess, utilities are not as reliable as in the U.S. and zoning laws don't exist. Enjoy the night club or pig farm going in next door.

    So reading the comments what I understand is that as a foreigner you can only buy an house in Thailand if you marry a Thailand girl. Correct? So the only other option (without marrying anyone) would be to take thai citizenship... am I missing something? Thanks

    Nice home if you want to drown in the heavy rain.. Induction Electric is worse than LNG. That is a must. And it is a bit small. You will need to install Maximum AC if you want to survive. You don't own the land - can't. The car park will fill up with water and is not a garage..
    I need a four-car garage, at least. The back is not paved and needs four French drains to remove the mud. AC is not central
    but portable . I spend 1/3rd more and built it right.

    It is nice but they do build them too close to the neighbours for the values of the house in my opinion. It should be like 2m or 3m down the back side so that you can get better light and not see in to the neighbour back garden.
