You are spot on about people in families changing and things getting weird. I’m going through this very thing right now where my aging family members are doing things they would’ve never done even five years ago. Also, adult siblings who originally said they would be OK with previously agreed upon arrangements with parents could suddenly want more when it comes time to divide assets. When the money is in the future, it’s easy to say that you won’t want more, but when the checkbook is actually in front of everybody, the greed will show itself.

I guy I know was married to a woman who's family had lots of land in a growing area, worth over 20M. He got sick, needed many surgeries, went on full disability. So he thought we got it made, future is nothing but easy street. Nope ,wife came home handed him divorce papers, he thought I'll get millions of my share, Nope all they owned was the land the house sat on, her family owned the rest only to be transferred upon her mom passing away. He got 200K and booted out. Dave knows his stuff.
When tracks of land are split up like that, it’s important to have a right of way to your land. My dad inherited 65 acres of a farm when his father died, but the other 4 siblings sold their land & my dad had no right of way to get to his property.
I bought the farm our family lived on for decades. No one in the family lived there when I bought it, but they all have an opinion of what I should do with it. Please listen to Dave.
All of the individual lots also need access to a public roadway. You don't want a land locked parcel that requires permission from another landowner to access even if it is your mom, dad, brother, or sister right now.

my friend refuses to build a house on his dad's land until his dad signs over property to him. it's Land they do not use for farming, and for whatever reason his father refuses to give him ownership of even that tiny parcel. He was living in an RV and now he lives in a construction trailer. =/ At least the insulation is better!

Yeah what happens if their child has a major health issue and they want/need to move to a bigger city where a large children’s hospital is located, with all sorts of specialists. Now they’ve moved, they have medical bills, and they feel they “can’t” sell the property because the family would be mad? Nope nope. Literally anything could happen, you want to keep your autonomy.
My wife and I are looking at houses and for sure try to do everything CLEAN. Even if you get along and everyone is happy, it is VERY hard to sell property with multiple residences on the property because mortgage companies won’t do a loan with multiple houses. Besides that, it is just confusing. Subdivide the land legally with the local government and make sure the local authorities have it correctly recorded and registered in your name with ONE residence on it. EVEN IF you die there, it will make EVERYTHING cleaner. Your kids will be able to deal with it easier, taxes will be simpler, loans, mortgages, and money will be straight forward. ALWAYS do things simpler if you can no matter your situation.
Many parents want to save their kids taxes so when they are really old they put their home in their grown childs name and almost immeaditly. The said child chucks them out of the home and property and moves in lock stock and barrel, i worked in nursing homes 30yrs ive seen it over and over old couples devestated living in a nursing home becuz the kid they trusted boots them out when the title is switch into their name

They need to do another quit claim to get his name off the current deed with the entire property. Then the parents need to gift the caller's lot to him, and this must be recorded with the county. If the title to the lot isn't in the caller's name he'll have a difficult time selling it if he needs to. Without a clear title a buyer can't get title insurance, and buyers will run away.

One thing he can do is get the land deeded to he and his wife . In that deed put a right of first refusal if he goes to sell that his mother and father have first rights to buy the property.
My SIL in-laws "gift" her a house, the thing is that it needed to be demolished and built an entire new house from scractch, my SIL and my brother thanked them profusely and made clear that they will start the project once the tittle of the land was on their names, both of them, the in-laws reluctantly did it, thats it, that is the only way to avoid disaster

This type of "family" arrangement always sounds to me like parent or grandparents trying to manipulate or keep control over the family. If you want to give something to somebody, just give it to them. Continually saying you are going to, or only doing it part way and attaching strings, is just manipulation.
Our kids worked in our business, and their hard work resulted in our family being able to purchase part of my parent's property. We want each child capable of doing so (one has Down Syndrome, and one married a man incapable of considering such a thing), to pick a spot, and at least build a cabin that they can live in during an emergency, or stay in when they visit. We plan to put the land in a trust of some sort.

If he's not clear whether the parents or anyone else still owns the land, he needs to go to his county court house and ask for the land records. The land records tell you who owns the property, in whole or in part.

If it an undivided share of the land, this will not work. This happened on generational land I inherited. It is an old typeof deed. Your parents can sell their share to anyone and you will have no say in whom.
You can. QCD allows you to give up any and all rights to land, without even a guarantee of having any stakes on it. I could submit a QCD on your property to someone else because all it says is I give up whatever I own on that land...which just happens to be nothing. It's a clean/simple way to clear up title when title has become murky and confusing; sometimes two people own a property and one QCDs to the other, and other times you can QCD over to someone else who wasn't ever on the property. You can also partially QCD land over, but as far as I'm aware only as a percentage of the interest of the land (although it could vary by State law) and the caller is confused about what he owns. Ideally if they all lived on one big tract of land they hopefully did not QCD part of the interest over to him to just to "get him on the title", but theoretically they could have done something like given him 25%. If they went this route the problem becomes that he is still tied to the land if his parents wanted to sell so it becomes very difficult to deal with. For instance let's pretend 50% of the land is wooded area that is difficult/impossible to develop, but they gave him 25% just because they were given him a quarter of the parcel they owned? Where he and his parents live is where the value is, that 50% could not be sold for 50% of the total propertyvalue. Based on what was said about it it's been all platted out hopefully the parents did a QCD on one of their lots over to him and he owns that lot through that QCD, but the parents own the remaining land, however many lots that may be. Edit: I've updated my understanding based on some conversation with co-workers. We are not lawyers, but we work with these kinds of documents and state law can vary anyways so take with a grain of salt.

Why would he be entitled to his MIL's land equity? Sounds like booting him might have been a smart idea.

Like good fences make good neighbors, proper legal documentation between family members makes for manageable (not necessarily good) relationships.
Don't put your home on land with someone on the title other than you and your spouse. There are too many things that can go wrong.

A lot of things can happen in this situation and most of them can screw up at a minimum your relationship with your parents.
What happens if the caller dies in a car crash and his wife does not own the land and doesn't want to stay with her in laws.

My wife and I are looking at houses and for sure try to do everything CLEAN. Even if you get along and everyone is happy, it is VERY hard to sell property with multiple residences on the property because mortgage companies won’t do a loan with multiple houses. Besides that, it is just confusing. Subdivide the land legally with the local government and make sure the local authorities have it correctly recorded and registered in your name with ONE residence on it.
EVEN IF you die there, it will make EVERYTHING cleaner. Your kids will be able to deal with it easier, taxes will be simpler, loans, mortgages, and money will be straight forward. ALWAYS do things simpler if you can no matter your situation.

My advise to anyone holding cryptocurrency right now is to invest it and earn upto 70 times of the initial capitals. Holding cryptocurrency will make it reduce because once the price goes down it will definitely go down as well but when you invest it, you won’t have to worry about anything
