Always buy ready to move in property whatsoever anyone else suggest because you can see what you getting. DLF is a huge brand in Gurgaon market, having said so in past there were brands of similar brand value as of DLF however they did not deliver what they committed.

5-10 years toh long-term investment ho gya.... inflation ki wajah se hi rate 60-70% bhad jayegi 10 yrs me... as the value of money will depreciate. Toh ye sawal hi galat h. Total appreciatioj depends ki kab liya and kaise liya? Cash or loan? metro connectivity.. etc. Baaki supply pe bhi depend karta h.. abhi supply is so low... isliye 1 saal me 50% rate bhad gaye h... supply - demand. Abhi bechne ka time h... lena ka nahi. Commercial real estate is failing as we speak... it will collapse like anything..real soon....jab log sadak pe khade hoke bechne lage... tab samajh jao....ki galat time h buy krna ka

Bhai DLF is already selling flats worth 8Cr. How many Indians can afford it? This is a big bubble in making where people are buying by paying 15-20% and thinking they can sell during possession. But who will they sell? Banks won't give this much loan.. Govt also seems to be doing nothing for this bubble
To everyone, don't speculate. Real estate is selling dreams. If everything goes good, that dream may turn into reality otherwise many things fail. It's better to buy in a ready to move property.

Apparently you seem to be very much pro DLF. Fact of the matter is that DLF products are highly overpriced hence have a very long gestation period before an investor even breaks even.. Narratives can always be manipulated to suit one's vested interest. Property rates per se are cyclical and intrinsically very unpredictable.
I disagree with your opinion because i was very close to buying dlf ultima when it was just launched i was getting a deal around 1.35 cr but I decided to cancel it and decided to continue to stay on rent in delhi but now i highly regret that decision as the price of the same 3 bhk+ servant is 2.75cr now
After that in 2021 seeing the appreciation of ultima and primus i thought of buying dlf garden city floor in sector 92 i purchased 250 sqy 4 bhk+servant+store at 1.42 and at that time in the same sector the price of BESTECH SANSKRITI was almost more than dlf garden city floors so idk how u r saying that dlf launches at high prices.
Garden city plots were available at 40000/sq yard, someone gave us wrong advice and we missed the opportunity..Jahan main 1.6cr mein 400 gaj ka plot le sakta tha, i bought 180 sq yard floor last yr in Garden City..Issi se andaza laga lo.. Camellias touched 10,00,000/sq yard rate..Aur kya appreciatiok chahiye..DLF ki gentry alag hai..Central Park kitne premium pe sell krta hai..Flower valley i missed at 90000/sq yard now it is 1,50,000/sq yard in two years

The quality they r providing is not apar n other private builders r making crazy good work and charging less dlf is only charging for their brand but quality n work is not comparable

Also the project dlf is getting in extension side water issues electricity issues even in top apartments sewage issue do research u will get to know and quality of that 🤢
