  • Back with a video I'm really excited about! The NYC housing lottery is something I've been singing the praises of forever, and I can't believe more people don't know about it. It's truly the only way that I've been able to live by myself in New York City these past five years. In this video, I detail my history with the affordable housing lottery - I've won TWICE! - and walk you through the process of applying for an apartment. I even include a mini apartment tour of my $875 a month apartment in here. And the tour of my new middle income apartment is coming soon!

    I been applying since 2014 sometimes I feel they judge people by their last name always send me letter why I can’t be approved which is unfair. The new site is also hard to understand.

      I'm so sorry. Their new site really is difficult to understand - I can't seem to get it to work sometimes. Keep in mind you can always appeal the letters if your numbers match up and you do qualify! It should say in the letter the steps to appeal - I think they're all required to do that.

      There's no set time! My most recent one took about two months, and they came back to me once or twice for more paperwork. With the virus, I'm sure it's delayed a bit. Good luck! 🤞🏼

    I literally just applied a week ago I hope I get something I been trough so much that I dont want to live with people I just started working again in september after being out of work because of covid so I wont have a W2 until january, but I hope if I do get picked by then i'll be ok. Dont want to live with roommates and a bunch of people and cant afford the avarage 1500 for a 1B lived here my whole life and now finally getting myself together working in what I like, but its gonna take me a year to get a raise so I got to hope I get into housing applied to quite a number of properties so crossing my fingers.

    Super helpful! How was your experience receiving two lottery apartments? Did you break your lease to move into the middle income lottery apartment?

      Thank you! I did break my lease. I'm very lucky that they let me out early because they had people on a wait list for the building. I know other people weren't so lucky last year!

    Is it mandatory to give out all the bank information while registration (i.e. deposits/current savings etc)?

      Hi Ahmad! Yes, it is - the building's have to prove that you qualify (esp if they get audited) so that they can get their tax breaks.

    Considering the wages of most jobs and the fact that everyone doesn’t go to college the rent shouldn’t be this high it’s like so unrealistic to expect these amounts from single people who have other bills and have to feed and clothe themselves . The average person makes $1200 to $2k after tax a month the average rent is $2k or more and the cheapest is a thousand plus so if you are by yourself you might not have enough and if you do you might barely get by with food and other bills because your rent is taking most of your money

      That's gonna depend on how many apartments they have at each size, and the income levels of your family.

    HI THERE! 🙋‍♀️ I HAVE BEEN APPLYING SINCE 2018, AND STILL APPLYING TO THE NEW WEBSITE, I applied already to around 35 buildings, but nothing yet, and I don’t give up, but now I feel sad, I lost my job with the crisis in NYC, I’m afraid if I got contact they reject me. Do you think they will do that? How they contact us, by email or a phone call? 😢 Great video by the way, hugs from Brooklyn. ❤️

      I'm so sorry about you losing your job! I haven't worked in almost a year so I totally understand. The only thing I can say is that you will cross that bridge when you get to it - when you are eventually contacted by a building, explain to the administrator your situation. I really don't know what they will do because we've never been through a crazy time like this before! And they have always contacted me through email. I hope that helps and I truly wish you luck!       Of course! So my log number for the low-income apartment was in the 5,000s (but keep in mind I lived in the same community board!) and the number for my current building was almost 300. Hope that helps!

    Hi there Danielle, how are you? Hope you're well! Looking over your video's again. Was wondering do you have any tips for getting the low log number you got for your 2nd unit? All my log numbers are ridiculously high. I've just gotten a log number of 845 my lowest in the entire 7 yrs I been applying 😢

      Hi, Maxine! Truthfully, I can't tell you how I got it so low. I truly think it was just luck because the log numbers are randomized.

      It really depends on whether the project is completed or not. It took about two months, I think, for the first one, and longer for the second because COVID happened during it.

TBH I have too many questions to ask on here, its just been super difficult finding housing in NYC as low-income Latina with the voucher. If you get a chance you should watch a video about over 80 real taste companies and luxury housing discriminating on people with vouchers.. making it nearly impossible to find a nice safe place. if you could make video about this it would amazing! thanks again you ROCK :)

    I don’t see the log number in the new website version. I just see the application number which is 102500. What does it mean? where we can see the log number?

      Hi! I did some digging and it looks like the new Housing Connect site doesn't currently show log numbers. According to a poster on City Data (which has a whole subforum for the NYC Housing Lottery) that contacted the administrators of Housing Connect, application numbers are NOT the same as log numbers, but it's not currently known when log numbers will be shown on the site.

    Hi Danielle! This was a great video with tons of information. I wanted to ask, if they ask you to provide your Venmo history, how far back of your venmo history do you need to provide? (i.e. from the time you first created the account?)
    I've been looking out & have my eye on this affordable housing unit in my neighborhood for years now, ever since they announced it about 3 years ago. It's currently still under construction (delayed due to our situation) but should be done this Summer. I plan on applying but the place I'm renting now, has been cash only with no lease, would that become an issue when/if I'm asked to submit certain documents??

      Hi! Thanks for the kind words. I just looked back and it was 3 full months of Venmo history. In terms of your rent: for both apartments I applied for, they required my current lease or if I was renting from a friend (roommate but not on the lease) a notarized letter from them essentially saying they were the landlord. I'm worried that may be a problem for you!

      @@littlemisspookyness Of course! All you can really do is just confirm the items they ask for and hope they will reach out again. From my experience, 1400 is a good log number. Mine was in the 5000s for my previous housing lotto apartment and I still got it! Good luck!

      Hi! I don't speak Spanish but I think you're asking how long it took for them to contact me! Honestly, it varies with the completion of the development and the paperwork on their side. It definitely took the better part of a year, though.

    Hi thanks for the great vid. I am trying to enter the housing lottery now and I am wondering if the minimum income reflects my gross income or net? I am self employed do I am able to write off a lot of work expenses on my annual tax return. Thank you !

      Hi, Mark! Thanks for the compliments on the video! So I went through my email and found this sentence from an old housing lottery I applied to referring to self employment:
      "An estimated projection of your NET self-employment income (gross income minus expenses) for the next 12 months. CPA letter or tax preparer statement on letterhead, or notarized self-statement. Copies of expenses, receipts, and other backup documentation may be required."

      unfortunately, this is something i don't know for sure. to apply, no you don't have to live in the city, but i have never heard of anyone outside the city getting selected.

    what if they increase monthly payment ..and you can't pay for it ?? would they kick you out ?? they said it is depend on ...rent guideline board determines Each year....(I feel it is uncertain reason, it meant not sure weather they will increase each year or not )

      With the types of apartments on the housing lottery, they can only increase the rent a certain percentage each year (I think 1-2% but could be wrong). It's not market rate. Like any apartment, if you can't pay that increase, then you would have to move.

      It definitely is but the leases have riders saying that they can only increase the rent a certain percentage each year, persuant to NYC law.

      @@oluwadamilolaoriade5426 $1850 for a studio is very expensive. For $1850, you can get a 2 bedroom and that’s WITHOUT affordable housing. So, WITH affordable housing, for $1850 you should be able to get a 3 bedroom. I’ve lived in new york my whole life so i know the rent. Don’t let them rip u off

      It's a lottery system and I lucked out with community board preference the first time and a low log number the second. I explain it in the video.

    I've been denied twice due to my income and no matter how much I pleaded with them that It they could do the math and see it was only due to the overtime I did I was denied. Literally $6, and $700 got me denied.

      I'm so sorry. I wish there was some leniency! It's purely a legal thing - they get in a lot of trouble if the person doesn't exactly qualify.

    Nice video! I got an email from one of the housing unit to send documents - but I am a little hesitant since the building is near Yankee stadium in the South of Bronx -- Grand Concourse area. I do not know how safe it is to live there-- really waiting to get an email for one of the housings in Manhattan or LIC area

      It's really hard to get ones in manhattan or LIC! I only lucked out with my low income apartment because I lived in the Community Board area, but they seem to be doing away with that feature. I wish you all the luck!

      This is unfortunately something I don't know the answer to! I know that you can apply, but I believe either a great deal or ALL applicants are residents of NYC or work in the city. Still something I'd love to get confirmation on.

      You can apply, but I believe they heavily favor NYC residents.

      I don't use the terms "projects" in the video because to be honest, I'm not sure what completely that entails. I do, however, say that I'm not speaking about Section 8 vouchers or NYCHA developments, and many in NYC would call NYCHA housing developments "the projects". The housing lottery is different than those. My current building (middle income lottery) has many market rate units available and would therefore not be defined as "projects" in any way.

    Too bad my log numbers are always high. I have yet to get one below 20,000 and ive been applying for almost two years already 😥

      I'm so sorry! All I can say is keep going! I've been applying for these for so many years (and some of my log numbers are over 50k) but I was fortunate enough to luck out twice! It can happen!

      I just won the housing lottery and my number was in the 30,000s :) so at least from my personal experience I can say that the log number being low does not matter

      My log number for the low-income apartment was in the 5,000s (but keep in mind I lived in the same community board!) and the number for my current building was almost 300.

    How can you make a video about your expensive vacations and multiple credit cards one second and in the next video talk about how to work the affordable housing system in NYC which was set up in this way because white developers were constantly making it impossible for minorities in this city to secure housing?       Christian Luu I have know danielle for 12 years I know what she does. I am born and raised here in NYC my mom could not get us into affordable
      housing when we needed it the most. And we met the requirements please spare me.
      I said what I said. There are people who have no where else to go that need that housing. Peace and blessings to you

      I don't believe there are expressed credit requirements. They really thoroughly check your documents, but there's no range, at least published, that they've given!
