I live in San Diego county. I’m not in the city, but a nearby town thats an extremely desirable place to live. People want to be here. I have a nice little mobile home, that’s walkable to bars, restaurants, the Saturday Farmers Market and parks. I’m around the corner from this adorable train park that run little tour trains on the weekend. Every weekend when I hear the toot toot! It just makes me smile. Life is good, but I have help. a wonderful brother who lives here that helps out.
I’ve been filling out applications on housing connect since 2012. I’ve been pre-selected for many of apartments and currently been living in a lottery apartment for four years. The requirements for these apartments is tedious and you can be disqualified for the smallest of things. Just be sure that you meet all the requirements and your paperwork is up to par. I’m currently in the interview stages for another lottery apartment that I applied to in 2015. Please note that these buildings get a tax break for affordable income so even if they receive 5000 applicants and out of the 5000 none can meet the requirements those apartments go up for the retail asking value price and they still receive the tax break.
The term Affordable Housing actually under the umbrella H.U.D. (U.S. Department of Housing and Urban Development) which is national. So you can research through out the country for affortability.
love this video! I moved to NYC in 2021 and immediately starting applying to lottery apartments. I was finally contacted back in october 2023 for a studio apartment and submitted all my documents for was rejected after the whole process of viewing the apartment and then submitting additional documentation after the viewing 🙃 definitely a bummer but i think it was for the better as the studio was on the smaller side and honestly it would have been hard for me to go to a smaller studio (i'm already in a nice sized studio). I was then contacted at the end of january and a couple weeks ago for 2 other apartments in the queens area. crossing my fingers and hoping someone accepts me! 😂
best of luck and yes their making these studio apartments smaller and smaller, the trick is to always go for the one bed-rooms. The one bed-room on avg is 25-30 percent bigger then studios and you only pay about 10 percent more in rent on avg comapred to studios.
I've gone through a similar process with over 5 apartments as well! But while it can be a long journey, it's all worth it, especially when you get the one you really want. Good luck beautiful! Wishing you the best.

As I mentioned in my initial comment, I’m currently participating in the NYC Affordable Lottery. I’m currently on a waiting list for an apartment at a building I applied to in June 2023, I was contacted at the end of August 2023 to submit paperwork. However, I was unable to submit all of the paperwork before the deadline date. I received a “ you have been rejected due to lack of required documents by the deadline due date” email, however, in the same email it stated that I had 14 days to appeal and submit the required documents. I did so, and now the application is still marked as “Under Review”. I pray that they will contact me soon. (Lord knows I’m praying on it and keeping the faith 🙏🏾) In the meantime, I’ve continued to apply to other apartment listings on the website. Once again, thank you for sharing. You’ve given us fellow applicants hope! 🙌🏿

I recently received an email to send all of my documents to a property management company for an apartment in the bronx. I'm hoping that my application gets approved.
Applied thought housing connect Nov 2023 got a lottery # 1/2024 - they reached out to me in 8/2024 - New Rochelle (Westchester County) NY studio was listed at 1800 and change. + 225 designated parking (optional) they required 500 deposit and 1,000 security in what universe does a person applying for affordable housing have 1500 laying around. Rent had also increased to 2,000 since applying.

Do you feel that the insulation in your apartment is sufficient to block out most noise? Ive heard that tenants sometimes suffer - whether theyre paying market rate or HUD, because the walls and floors are thin. Also, what about the amenities? Do you enjoy the ones offered to you in your building? I read that not all of them are available to low income tenants sometimes, or that they can be additional costs.
The insulation has been pretty good actually! My apt is at the far end of the hallway, so that may be the reason why. I have not had any noise issues yet, hoping it stays that way 😂🤞🏾. And regarding the amenities, I do like the ones offered in my building. You are right about the extra charge, but in my building they offer amenity access to lottery tenant at a fraction of the cost. For some other lottery apartments I’ve seen they said the same thing or would charge half of the cost. So I guess it depends!

1. If you are not on the lease, they can still call you. One of the ways of proving your income includes not only proving your last 12 months of rental payments, but also a credit check. So I believe that’s perfectly fine. 2. If you live out of state, like I mentioned at the start of the video, New York residents are prioritized over out-of-state residents. While you can still apply and have a chance to be selected, your chances would be rather low if your address is outside of NYC. 3. The time it takes to get a response can take months or years honestly. If you want to inquire, I would suggest reaching out to the lottery housing management of the apartment directly via email or phone. Their contact information is usually on the listing itself!
Just an FYI, as long as you meet the income requirements at the time of the initial application, by law, your salary can increase as you met the requirements at the time. I have lived in NYC for 30 years and in rent stabilized apartments. The recertification process is for their tax info and to update their records. So...if you move in and the requirements of the apartment state you need to make between 15k-25k per annum, and you prove it with documentation, you are fine. Upon the yearly recertification, they will ask for employment info, tax info, and other documents, but if your salary has increased, you are fine. Once you are in, you are in. Sometimes they will inspect your apartment to make sure you actually live there, as people tend to sublet their apartments. But know, by law, if your salary increases, and trust me, mine has, you are in no danger of losing your apartment or rent stability status. The rent stabilization board meets every year to agree on increases for rent stabilized apartments. If you are lucky enough to get one, get it and keep it, especially if it's on the lower end of the rent scale. Again, I have lived in NYC for 30 years and only lived in rent stabilized apartments, 4 total. As mentioned be open to where the apartment may be, of course check out the area during the day and night if you can,...also understand rent stabilization rents are different per area code and or neighborhoods, some rent stabilized apartments are in high net worth areas of the city and the monthly rent can be above 3k per month and one would need to meet their required salary standard and that would most likely be a 6 figure salary. Up and coming neighborhoods usually have lower rents, but your salary would need to be lower as well. In summary, once you are in the apartment, by law, your salary does not matter after you have met the initial requirements, you can make whatever and it will not change the status of the apartments rent stability protections, which adds extra layers of protections for the tenant. I tell everyone, keep at it especially if you are a creative, artist, self employed, as the rent stabilized apartments can change your life and make for easy living in an expensive city. I am truly fortunate.

I SAY THE SAME THING! Over the years, certain areas have been gentrified greatly, but to my knowledge, some people are turned off mainly by the crime and distance from the city. 🤷🏾♀️
Nothing just beggars cant be choosers I understand though because BK/Queens isint first on my list however there's no way your really homeless and turning down free or reduced rent in NYC
Savings accounts is just something they check. I would assume is to understand how much you have in assets. That’s really it. A savings can’t necessarily be seen as income when it’s money you are choosing to set aside.
Most of the properties I got invited to submit docs for, let me choose between two options. They can either run a credit check or review the last 12 months of your rental payments!

This part varies! It was around 3 months for me and even longer for other people I know. I would 100% recommend to reach out if you haven’t heard anything back from them yet! Especially if they contacted you by phone. ❤️
You have two ways to show you are a trustworthy candidate for the apartment. 1. You give permissions for a credit check or 2. You show the last 12 months of rental payments. If you do the ladder and it looks good and consistent, you should be fine. If not, they may need additional information on your income.
just to let yall now it is like the hunger games its been two years and applied for about 70 different apartments. And out of all that time only one low log number. If its a big nice apartment say in manhtann foget it your gonna have to fight off 2.2-2.5 million people on avg.
Certainly, there are loads of people on those applications, but it never hurts to try! Especially if you can afford to not be too picky. That can help greatly!

Hii! Pending just means you applied and your application has not been viewed yet! You’ll receive an email if you have been selected! Also, it took about 2-3 years for them to get back to me!
I think this lottery is so cool. I'm really curious, you said you really want to build a house, I'm guessing that wouldn't be in New York? I live in New Zealand so just get really curious that people would leave somewhere like New York. I chose to move to a small town in New Zealand from the big city (which is still tiny compared to New York haha), so that I could build a house, and I am so happy I did.
The worse because they're accounting for money you don't come home with. However, the gross can help someone who needs to meet the income bracket so it's bad for some and good for others.
Okay I need help please so I still live with my parents they pay $1,297 a month but i don't pay rent and yes I do work so what should I do how can I put my household income if I'm not paying rent at the moment what should I put I need help 😢
Ive been asked to submit documents for a new building I am also a community board resident which I heard is a priority. When I first applied my income was around 64k. I have 2 children one 12 years old and the other 20 who is a full time college student with a part time job. I claim them both as dependents and on my taxes but when i submitted my paperwork i gave them my 20 year olds pay stubs and her w2 and a form showing she doesn’t file taxes. I believe now make about 82k a year combined income. When I checked I am still considered low income for a family size of 3 but when I looked at the AMI chart for the apartment I don’t see where I fall now that I have added my daughters income. It goes from 54k to 64k and then jumps to 100k. I’m so confused will this get me rejected and do they only count income of those who file taxes? I don’t want to get my hopes up and get rejected. Anybody know?
Heyyy! They do account for all people that are a part of the household including their income. Especially anyone who files taxes and has some kind of income. Did they call you? I would recommend to speak to someone from the management and ask!
Do you know that a married couple can submit an application from each family member or will this be disqualification? That means, can my wife and I apply separately for the same housing?
Throughout this, the only part I disagree with is, I think preference on borough is understandable. I am NOT, living in the Bronx. Everywhere else is in play. Oh when she says they ask for everything, they ask for EVERYTHING. This has been the most difficult process I've ever had to go thru. Worse than applying for citizenship. Great video!
Thank you! My priority for this video is to increase people’s chances of winning. While preference is totally understandable and even considerably important in some cases, I recommend people to also be realistic with their preferences, as it is a lottery and chances to win are very low already. 😅
Then are you really in need you cut out a whole borough... then complain about the process being hard. I would say that I have the same sentiment about BK & Queens because the Bronx/Westchester. This why NYC are going to b skipped over and migrants or other applicants are going get preference. I would take anything that's not a shelter that's safe & comfortable the Bronx is coming up and soon people wont be able to afford to live there even with affordable programs

If the USA wants to thrive in the 21st century, federal, state, and local governments must tax the wealthiest people and corporations and regulate the private sector so that all of its people can live safe and dignified lives that can be found in all rich democracies.
I believe vouchers are accepted, you’ll just have to speak to the management and ask! They’ll usually want that info when you are submitting documents.
No, you do not have to put it on your application. It’s only if they see cash app or Zelle transactions in your bank statements, they are going to ask you about it.
Yes there are alot of studio and one bedroom but these thirsty landlords always rent out to single mothers dat be ruining the riny as srudios and one bedrooms..i went to a viewing for a studio other day and a lady has three kids like seriously

They do, but in general. Doesn’t matter if your income increases or decreases. They’ll ask for this every year!

Isn't the MTA technically a city based agency? If so working for the city can get you points upon consideration.

Savings accounts is just something they check. I would assume is to understand how much you have in assets. That’s really it. A savings can’t necessarily be seen as income when it’s money you are choosing to set aside.

This part varies! It was around 3 months for me and even longer for other people I know. I would 100% recommend to reach out if you haven’t heard anything back from them yet! Especially if they contacted you by phone. ❤️

Question let’s say you send the documents and they approve you for a place but then you have bad credit would that matter ?
You have two ways to show you are a trustworthy candidate for the apartment. 1. You give permissions for a credit check or 2. You show the last 12 months of rental payments. If you do the ladder and it looks good and consistent, you should be fine. If not, they may need additional information on your income.

just to let yall now it is like the hunger games its been two years and applied for about 70 different apartments. And out of all that time only one low log number. If its a big nice apartment say in manhtann foget it your gonna have to fight off 2.2-2.5 million people on avg.
Certainly, there are loads of people on those applications, but it never hurts to try! Especially if you can afford to not be too picky. That can help greatly!

Hii! Pending just means you applied and your application has not been viewed yet! You’ll receive an email if you have been selected! Also, it took about 2-3 years for them to get back to me!
Is the rent the same every yr or does it go up like stabilized rent that goes up by 2-4%?

I live in New Zealand so just get really curious that people would leave somewhere like New York. I chose to move to a small town in New Zealand from the big city (which is still tiny compared to New York haha), so that I could build a house, and I am so happy I did.
they should focus on Net income for all, using Gross doesnt make sense to me
I’m not sure about this either. I do believe they account for the taxes that employers take out of our checks though.
The worse because they're accounting for money you don't come home with. However, the gross can help someone who needs to meet the income bracket so it's bad for some and good for others.

Ive been asked to submit documents for a new building I am also a community board resident which I heard is a priority. When I first applied my income was around 64k. I have 2 children one 12 years old and the other 20 who is a full time college student with a part time job. I claim them both as dependents and on my taxes but when i submitted my paperwork i gave them my 20 year olds pay stubs and her w2 and a form showing she doesn’t file taxes. I believe now make about 82k a year combined income. When I checked I am still considered low income for a family size of 3 but when I looked at the AMI chart for the apartment I don’t see where I fall now that I have added my daughters income. It goes from 54k to 64k and then jumps to 100k. I’m so confused will this get me rejected and do they only count income of those who file taxes? I don’t want to get my hopes up and get rejected. Anybody know?
Heyyy! They do account for all people that are a part of the household including their income. Especially anyone who files taxes and has some kind of income. Did they call you? I would recommend to speak to someone from the management and ask!
Do you know that a married couple can submit an application from each family member or will this be disqualification? That means, can my wife and I apply separately for the same housing?
Throughout this, the only part I disagree with is, I think preference on borough is understandable. I am NOT, living in the Bronx. Everywhere else is in play. Oh when she says they ask for everything, they ask for EVERYTHING. This has been the most difficult process I've ever had to go thru. Worse than applying for citizenship. Great video!
Thank you! My priority for this video is to increase people’s chances of winning. While preference is totally understandable and even considerably important in some cases, I recommend people to also be realistic with their preferences, as it is a lottery and chances to win are very low already. 😅

Then are you really in need you cut out a whole borough... then complain about the process being hard. I would say that I have the same sentiment about BK & Queens because the Bronx/Westchester. This why NYC are going to b skipped over and migrants or other applicants are going get preference. I would take anything that's not a shelter that's safe & comfortable the Bronx is coming up and soon people wont be able to afford to live there even with affordable programs

I believe vouchers are accepted, you’ll just have to speak to the management and ask! They’ll usually want that info when you are submitting documents.

No, you do not have to put it on your application. It’s only if they see cash app or Zelle transactions in your bank statements, they are going to ask you about it.
