I agree ppl are born and raised here like myself we apply and never get selected yet ppl who are newly planted get selected with no issue i understand theres more applicants than units but this becomes very discouraging and this causes ppl to simply give up on the process altogether
its called young transplants...very few people from ny actually get chosen. so basically a young transplant is a person (usually not a minority) that is from out of ny state, they work a "low income" job but they have mommy and daddys help on the side which is not documented. so on paper they appear low income...i have 2 friends one from vermont he got chosen THREE yes 3 separate times for the lottery. i have another friend female from ATL, she literally moved here bc she won the lottery..idk how when she was not even in the state when she applied! another friend i knew from college, from California won the lottery for 420 kent..a really popular building in brooklyn. idk how they do it but i know MANY people and have many friends that applied over the years (10 years) but have not gotten chosen..which is really sad bc people that live in the city actually need it. my bf just applied for a building in our area now..so maybe with the community board thing he might get it who knows
OMG! I just retired early and did the exact same thing in Des Moines, IA! Your advice was spot on. A cool head, a type A organizational skill, along with a sweet attitude towards your case worker will go so far for your future home. There are so many programs in every city and state to help people who are willing to look and put in the work to live almost anywhere. I've seen it in California, Alaska, Arizona and now in Iowa. My husband died a few years back and I lost our home, so I had to re-plan that retirement. My job promoted me and it meant a transfer to Des Moines. I found it to be a welcoming place and found a great suburb northwest of town that I just could not afford to live in after I wanted to retire. Thanks to HUD, I now have my 625 sq. ft. one bedroom third floor apartment in the neighborhood of 3000 sq. ft., 3 car garage houses and luxury apartment buildings for 1/4 the going rate. Though this was not the future I thought I was working toward, my husband always said I'd be fine. And by gum, I am! Congrats and good luck to you both!

Unfortunately most of the buildings are no longer “affordable” they do this to create a redline/ certain demographic. I’ve seen 1bedrooms listed for someone with an income of $97,000 per year that’s practically market rate. Sad
I know it may SEEM like that, but I see you are talking about the "Median income" units. These are additional below market rate units that help middle income people, and more importantly help subsidize the "low income" units. We still have the most low and now median income units in the city than there ever has been.
Sweet Husbands check out the stats though. This issue has been brought up at city halls and to the mayor. There is clear redlining happening and alternatives to the AMI to keep tenants of colour out whilst the developers reap the tax break. An article surfaced once it came to light former Goldman Sachs employee was head of the program. Shifting the once affordable program to nearly market rate. The tax break more than subsidizes for the low rate units given out. Let’s not forget these are usually multi million/billion dollar developers. Glad you both got in!

My question is, do you have to enter through a different entrance (poor door)? Do you have access to all the amenities that tenants paying market rate have access to? Does your apartment have cheaper/ different appliances from the market rate tenants? These are some of the horror stories I've heard from other affordable housing lottery winners.
Over the last few years there have been MANY laws addressing all of these concerns and more. All the things you listed are now extremely illegal. Landlords have to do everything as if we were a market rate tenant. I'm very happy to report that we are treated no different than any other tenant, and our landlords and building management have really been amazing to us!
@@TolbertGonzalesFamily I’ve heard of some of these laws. But some apartment building are finding loop holes like build a separate complex for affordable unit next to the luxury building. There is a property that was just built at 56 125th st that is four buildings in one. 56 is for the affordable units (has separate entrance), and 58, 60, are the luxury market rate units. These contractors are very crafty...

I submitted all of my documentation and they have everything already ... How soon did they call you in to view an apartment after all the documents were submitted... I’ve been on my knees praying to God because I need this apartment badly.... Watching this video gives me hope..
While a LOT has to do with luck, consistent applying and filling everything out is the main driving factor. We have now been called to the interview round for around 20 lotteries! That's more than just luck.
80/20 is a great opportunity because the building is more likely to be maintained in good shape. I have lived in some stabilized buildings that were not maintained.

Thanks for this. I was contacted 3 weeks ago. They asked for my income information and employment verification. I qualified. Then the initial contact cc’d me with another person saying that I will be contacted (by then) to view the apartment. Nothing yet. I am number one on the log. I’ll believe it once I sign. The building also has a 421A tax abatement. So I would have to see when the affordable apartment will increase to market rent.
Ah interesting! Yes, oftentimes, this process can happen when a building is still under construction, so if there's a delay, it's sometimes caused by the building not being ready yet.

This was so helpful! I would love to hear more about the interview process and what kind of additional documents they requested later on? I have a low log number and want to make sure I'm prepared for anything that comes down the line! I don't want this apartment to slip through my fingers! :)
The later forms are mainly notices, and waivers and things that you will need to sign and send back asap. I would not worry about preparing them at this point. Just be prepared to sign and scan, and send back. Also find your go to notary public, as some of these things needed a notary. For interview just keep your pay stubs, w2s, 1099s, etc. And I would also ask your employer for a letter saying "they work here, their title is this, their total income is this, signed - Their employer" That could take awhile, and is good to have on hand.
question, there are so many buildings I have seen in areas I don't like. I am very picky. Do you suggest I apply to everything? what if they call me for a building I don't like, would that go against me. I am taking my 84 yr old mom also and my old cat.

Wishing you the best of luck. Sometimes it does take awhile to hear after the initial interview. But the good news is they have to notify you either way. Either with rejection, or with moving on to next phase. Patience is key!
Did u apply to the building as soon as it opened for applicants or did u apply a while after? Not sure if that makes a difference in whether or not u get the apartment 🤔 I’ve been trying hard to get an affordable apt myself 🤞🏻
It doesn't matter when you apply, as long as it is in the application window. Typically buildings have a couple month window to apply. After that window closes, they randomly generate the log numbers. Applying anytime during the window is the same.
Insightful video! Just had my interview and submitted additionally docs and now waiting for the final approval. How long did it take for them to call you with their decision after the interview?
Hi Gaby, I was contacted about a month ago. After you submit your documents the next stage is the reviewing stage. They told me that this stage takes 8-10 weeks so I’m just waiting patiently for them to review my documents. They also process the lower log numbers first because they work in batches so the lower your log number the faster your process will be.
This probably different for each building or management company, but yes, we had to pay the first month's rent and a deposit when signing the lease. Best of luck!

We're not sure about "always," especially since we went through the process over five years ago. That said, several applications will be automatically disqualified if they don't meet the requirements, so they were calling in 50 qualified applicants at a time (meaning there's a chance you could be in the first 50 called in).
Hello I already seen the apartment already and choose the one I wanted. Already submitted all my documents and already paid the 20 dollars for credit check now they said their waiting for landlords aproval. How long will that take please

Not really! If it’s just a 30-day overlap max, you should just save up to be able to pay for it if possible. We don’t recommend breaking your old lease, especially if you only have to give a 30-day notice. That’s actually a best-case scenario!

Most people never hear back. It’s like playing Mega Millions and expecting to win. Has anyone actually done the calculations for the average New Yorker of being selected for an apartment through NYC Housing Connect? If not, there needs to be a study done, then published, then those that apply won’t have unrealistic hopes of actually winning an apartment. It needs to be broken down by number of Apartments available in a particular area of the City, Race, Income, Ethnicity, Resident, Non resident, age, Sex, among others demographic data points. I am sure it would show that the average application has 1 chance in at least 500K to 1 Million chances to one chance of being selected. No One one expects to be called. Just like nobody expects to win the Mega Millions Jackpot. It’s for show only, except for the lucky few that do win.
How long did it take to hear back from them to submit your documents ? I was just given log number 27 for a building a really wanted but it’s been about 3 weeks now !
Wow! That's a great log number. We would hear from the case worker every few weeks, but it took five months total from the time we submitted our documents to the time we signed the lease. Best of luck!
We think it's always worth an appeal if it's a legitimate appeal! The appeal is reviewed by a different person, and they want to make sure they have no liability of wrong-doing, so whatever answer you get after the appeal its likely legitimate and final.

It's 100% random. After the application period is closed, all applications are randomized together and given a number. Nothing can change your log number.

It was 4 months from the interview when we signed the lease. Which is pretty fast from what we hear. They are required to send an official notice of denial. If the reason for denial is not valid (rare) you have ~10 days to file an appeal.

Can you show/tell us how to use City Data? I’m on there and confused. I’m currently waiting to hear back from the management company for my housing connect building. I interviewed May 4th - log # 617. All documents were given that day and approved. I don’t want to bother my worker, she’s been sweet and supportive, but anxiety is kicking in 😩

When you log in to your account and look at what you've submitted to, it should show your number there. Or it will show that they have not yet given log numbers out.
Thank you for the information! Just a quick question, If someone wins the lottery, and moves in, can they renew their lease? Just curious if they do, will the rent amount be the same after renewal. Or after the lease is over, do you have to move out? Thanks! 😊
In our state, we can renew as many times as we want, as long as we do not break the lease. We also now no longer have an income cap, meaning we can continue to advance in our careers, and not be punished. The rent is allowed to increase during renewals but only by a very small percentage. I think the max is somewhere around 2.5% per year.

I been contacted 2 weeks ago from housing connect I even went to see the apartment last week . My application is currently under review . I have called to ask what the next process & they have told me that my unit is no longer available for me because one of the lower log numbers put an appeal for that apartment. So they placed me ina waitlist till they reach my log number . I just wanted to know if you ever heard of that ? .. I’m alittle upset because I feel like that’s so unprofessional of them but yeah I’m staying positive about it I hope they do call me back lol . Hi, Yamilex! Yes, that happened to us as well. It's not unprofessional of them; it's actually required by law that they do that if a lower log number appeals. No worries, though! You still have a shot if their appeal is denied after it's reviewed, so keep your hopes up and keep applying to other building as well! Best of luck!

Congrats! It sounds like you have a good chance. The best thing you can do is being as honest and comprehensive as possible. It's a very objective decision; you either meet the income requirements or you don't. Fingers crossed!

Good Morning Gentleman, Hope all is well! I'm back for some more assistance. Since you assisted me on my last question below, a second developer has contacted me. They contacted me last Monday, submitted documents and sent over there documents that they needed. By Friday, I was scheduled to see the unit chosen for me. I'm personally not comfortable with the amount of apartments on each floor (60) it was overwhelming for me and that has me hesitation. I asked to see another layout but was told there's not many available in the 60% AMI but on the list it says 70 units. IDK! My first question is.. Can you have 2 developers contact you within the same time? Also, I haven't heard back from the 1st developer yet because I had an ending project with my 2nd job and they were waiting for me to complete that job Friday, June 3rd. I'm hoping they reach back out to me this week.

Asking for a friend so he moved in with his girlfriend but he wasn’t put on the lease because he was waiting to get called for an apt but the address he applied with was his old address so he has bank statements “ helping pay “ his girlfriends bills will that affect the apartment process like he has all his papers but it’s from his old address he doesn’t have anything in his name from his girlfriend apt because he was waiting to get called but he has proof of like helping pay bills .. is that a problem
While I don't think it's impossible, it does complicate things a lot, and anything that complicates the process really reduces your chances. First, will they BOTH now be trying to get the affordable apartment together?That will change household size, and she will need all her paperwork too. If it is still just HIM wanting to move forward in the process he needs to create a spreadsheet that details every single bank transaction of his for the past 6 months and what it was for, and receipt proof if able. It's a ton more work, but without this he will easily be denied. And moving forward, he needs to simplify the amount of transactions he uses to "help" her. Maybe from now on, he just gives her one lump sum "rent payment" a month for example. He has a hard road ahead to sort all of this out for a chance.

Yes! In 80/20 buildings, the owners have to treat the 20 the same as they treat the 80. 😁 So far, so good!

Thanks for this. I was contacted 3 weeks ago. They asked for my income information and employment verification. I qualified. Then the initial contact cc’d me with another person saying that I will be contacted (by then) to view the apartment. Nothing yet. I am number one on the log. I’ll believe it once I sign. The building also has a 421A tax abatement. So I would have to see when the affordable apartment will increase to market rent.
Ah interesting! Yes, oftentimes, this process can happen when a building is still under construction, so if there's a delay, it's sometimes caused by the building not being ready yet.

This was so helpful! I would love to hear more about the interview process and what kind of additional documents they requested later on? I have a low log number and want to make sure I'm prepared for anything that comes down the line! I don't want this apartment to slip through my fingers! :)
The later forms are mainly notices, and waivers and things that you will need to sign and send back asap. I would not worry about preparing them at this point. Just be prepared to sign and scan, and send back. Also find your go to notary public, as some of these things needed a notary. For interview just keep your pay stubs, w2s, 1099s, etc. And I would also ask your employer for a letter saying "they work here, their title is this, their total income is this, signed - Their employer" That could take awhile, and is good to have on hand.

Did u apply to the building as soon as it opened for applicants or did u apply a while after? Not sure if that makes a difference in whether or not u get the apartment 🤔 I’ve been trying hard to get an affordable apt myself 🤞🏻
It doesn't matter when you apply, as long as it is in the application window. Typically buildings have a couple month window to apply. After that window closes, they randomly generate the log numbers. Applying anytime during the window is the same.

Hi Gaby, I was contacted about a month ago. After you submit your documents the next stage is the reviewing stage. They told me that this stage takes 8-10 weeks so I’m just waiting patiently for them to review my documents. They also process the lower log numbers first because they work in batches so the lower your log number the faster your process will be.
When it comes to signing the lease. You would have to pay 1st months rent and deposit? Or how that goes ? Need help!
This probably different for each building or management company, but yes, we had to pay the first month's rent and a deposit when signing the lease. Best of luck!

Do they always go through 50 applications at a time? I got a log number of 1xx for a development that only has 6 units 😳
We're not sure about "always," especially since we went through the process over five years ago. That said, several applications will be automatically disqualified if they don't meet the requirements, so they were calling in 50 qualified applicants at a time (meaning there's a chance you could be in the first 50 called in).

Not really! If it’s just a 30-day overlap max, you should just save up to be able to pay for it if possible. We don’t recommend breaking your old lease, especially if you only have to give a 30-day notice. That’s actually a best-case scenario!

Most people never hear back. It’s like playing Mega Millions and expecting to win. Has anyone actually done the calculations for the average New Yorker of being selected for an apartment through NYC Housing Connect? If not, there needs to be a study done, then published, then those that apply won’t have unrealistic hopes of actually winning an apartment. It needs to be broken down by number of Apartments available in a particular area of the City, Race, Income, Ethnicity, Resident, Non resident, age, Sex, among others demographic data points. I am sure it would show that the average application has 1 chance in at least 500K to 1 Million chances to one chance of being selected. No One one expects to be called. Just like nobody expects to win the Mega Millions Jackpot. It’s for show only, except for the lucky few that do win.

Wow! That's a great log number. We would hear from the case worker every few weeks, but it took five months total from the time we submitted our documents to the time we signed the lease. Best of luck!

We think it's always worth an appeal if it's a legitimate appeal! The appeal is reviewed by a different person, and they want to make sure they have no liability of wrong-doing, so whatever answer you get after the appeal its likely legitimate and final.

It's 100% random. After the application period is closed, all applications are randomized together and given a number. Nothing can change your log number.
And we have been contacted for other lotteries when our number was in like 10K-20K range. It's just been about a year to two years after we applied.

It was 4 months from the interview when we signed the lease. Which is pretty fast from what we hear. They are required to send an official notice of denial. If the reason for denial is not valid (rare) you have ~10 days to file an appeal.

In our state, we can renew as many times as we want, as long as we do not break the lease. We also now no longer have an income cap, meaning we can continue to advance in our careers, and not be punished. The rent is allowed to increase during renewals but only by a very small percentage. I think the max is somewhere around 2.5% per year.

Hi, Yamilex! Yes, that happened to us as well. It's not unprofessional of them; it's actually required by law that they do that if a lower log number appeals. No worries, though! You still have a shot if their appeal is denied after it's reviewed, so keep your hopes up and keep applying to other building as well! Best of luck!

Good Morning Gentleman, Hope all is well! I'm back for some more assistance. Since you assisted me on my last question below, a second developer has contacted me. They contacted me last Monday, submitted documents and sent over there documents that they needed. By Friday, I was scheduled to see the unit chosen for me. I'm personally not comfortable with the amount of apartments on each floor (60) it was overwhelming for me and that has me hesitation. I asked to see another layout but was told there's not many available in the 60% AMI but on the list it says 70 units. IDK!
My first question is.. Can you have 2 developers contact you within the same time? Also, I haven't heard back from the 1st developer yet because I had an ending project with my 2nd job and they were waiting for me to complete that job Friday, June 3rd. I'm hoping they reach back out to me this week.

Asking for a friend so he moved in with his girlfriend but he wasn’t put on the lease because he was waiting to get called for an apt but the address he applied with was his old address so he has bank statements “ helping pay “ his girlfriends bills will that affect the apartment process like he has all his papers but it’s from his old address he doesn’t have anything in his name from his girlfriend apt because he was waiting to get called but he has proof of like helping pay bills .. is that a problem
While I don't think it's impossible, it does complicate things a lot, and anything that complicates the process really reduces your chances. First, will they BOTH now be trying to get the affordable apartment together?That will change household size, and she will need all her paperwork too. If it is still just HIM wanting to move forward in the process he needs to create a spreadsheet that details every single bank transaction of his for the past 6 months and what it was for, and receipt proof if able. It's a ton more work, but without this he will easily be denied. And moving forward, he needs to simplify the amount of transactions he uses to "help" her. Maybe from now on, he just gives her one lump sum "rent payment" a month for example. He has a hard road ahead to sort all of this out for a chance.
