    Exactly! Square footage is the way to go! Add-ons really end up sounding like the way to go if you are already getting the windows done. People think its weird until, they get the deep cleaning and the follow up cleaning pitch. It ends up sounding like a no brainer.

    Do you have a recommendation for a good starter WFP kit? I’m a pressure washer, but have a 5,000 SF house that really wants me to do the windows. So many options on WCR

      Pole length: 30ft will get you through the basics if there’s no basements where you live, otherwise get a 40ft pole. If you plan on doing more commercial, get 50ft
      Also get 200 ft of hose with connectors (I have 2x 100ft sections with quick connects)

      Pole usually comes with a hybrid brush, but I do highly recommend the Xero board hair brush

    First, I'd like to say thanks for taking your time to share what you've learned in these videos. This one especially has helped me, as confidence in pricing is what I struggle with most.
    In reference to new construction, what changes do you make in the pricing model to accommodate that?

      Thank you for the feedback, I definitely appreciate it!
      New construction is a beast of its own. I’ll first say I typically avoid it, but I have done enough “post construction clean-ups” to know it’s not fun. Most guys I run into charge almost twice their normal rates. I’m in the DFW metroplex, and from what I’ve heard the going rate is $0.25/squarefoot, so a 3,000 sq ft home would be $750 for a baseline.
      It’s crucial to get a scratch waver for these jobs since there’s so much debris on the glass, like concrete splatter, stucco, paint, silicone, etc.
      I’d finish with this statement: don’t be disappointed any time you lose a bid for post construction cleans 😂

    Instead of asking if they want exterior & interior or exterior only, why don’t you assume they want both and sell them on why it’s so much better.. but i love your advice and you explain things easily.

      Good thoughts…
      I always include three prices, no matter what they ask for, from highest to lowest. My “full service package” covers everything inside and outside, including tracks and sills. Then I’ll offer a slightly discounted price for the second option if I’m not going to have to open windows or remove and clean screens (about 1/5 of my customers would tell they don’t have screens, so I began including this price as a “maintenance” or “economy package. The third price I offer is for outside windows, including screens, at $10/window or $0.07 per square foot. If I’m texting or emailing them individually I will often not include the middle option.
      Many times I will go to a job where no one is home, or they have a maid service that cleans the interior windows, or I cleaned their interior windows 3-6 months prior and they don’t want it yet, so I always let them choose what’s best for their situation.

    Depends on what area of TX you live in. McKinney is significantly different than San Antonio per say. You’d be bucket bob prices at $5 per pane.

      @@bluladder I live in El Paso and it runs on average $8 per pane for exterior only. If you include interior it’s another $8 or if you’re lucky they drop interior to $7. It’s all in the quality of work and to your point confidence in the sales presentation. Heck a lot of them here charge extra for screens and tracks even at those prices.

      @@me-tx2ws so 1 single hung window, 2 panes with screens and tracks would be $35? 20 windows, which would take about 2-2.5 hours would charge about $700?

      @@bluladder my home has 33 panes. They want $325 exterior only (not including screens). Interior would be an additional $100 (not including tracks.) if you add screens and tracks to the job it’s probably another $125. Hope that makes sense. Everybody has their way of quoting, and it can all be broken down. People spin it so many different ways but ultimately what exactly are you doing for me and how much. I personally don’t like having someone come out and say oh screens are an extra $2 per, tracks are an extra $5 per. No im a normal customer and my assumption is that all that gets done when my windows are “cleaned”, so just quote me with it and let me know you include it while everyone else will nickel and dime you for it when on site.

      @@me-tx2ws sounds like they’re trying to push customers into doing inside windows, so raise the price on exteriors and make the insides seem cheap.
      I agree with what you’re saying, that’s my way. Give an all inclusive price to include everything up front, and then give a discount for skipping any elements (like screens and tracks).

    what are up to your standards the best material to get started? Is it okay to clean second and third floor with poles instead of ladders for safety purposes?

      @@pacho.9964 it could be very difficult to get second or third floor windows cleaned properly with a pole, especially if they’re not already well maintained. It’s good for commercial but not residential. I’d recommend if you want to try using poles to at least find a used ladder for backup.

      😅 Sorry, which price? I charge about $0.13/sqft for inside and outside, then $0.07/sqft for outside only. That comes out to around $16-18 per window for in and out (for typical single hung window with 2 panes), or $8-10 for outside only

    Is that .13 per sq ft. traditional style? For just the outside?

      I’m 20 cents per square feet inside and outside but I’m in expensive California lol 😅
      So true people don’t know how to count the window panes so I just went to square footage unless it’s Comercial then I go by the window panes

      I may need to bump my prices again soon. Inflation makes prices harder to nail down, seems like adjustments should be made every month these days! Thankfully cost of living is way better here in Texas than it is in California.

      2000 square-foot home would be $0.13 per foot for both inside and outside.
      Outside only would be $0.07 per square foot, which is $140, which I rounded up to my truck minimum of $169

    It's funny when we have experience and confidence. How many times do the customers say yes to the price with zero haggling? I am a handyman, and I am not cheap. When I am done, they will get what we agreed on. Even when prices change for unforeseen issues.

      Yes 100%
      I think after a while you start picking up on the hidden cues. The hagglers aren’t your customers, and usually always cause problems, and aren’t worth the headache. Meanwhile, when you can confidently present your services and your prices, they are more able to trust that you know what you’re doing, and let you be the expert, and even trust you more if you charge a premium price.
      Confidence + experience is the best combination!

      @@bluladder, I remember that initially; it sure was not that. It was I really needed the work. Now I stay plush with the workload. It's my way or the highway. For example, someone in the neighborhood while I was on the job. Texted me. Do I do plumbing? Reply yes? Then they shoot off some information they found online saying two hours to change a toilet out. And wanted the new one installed & caulked in, and the old one hauled away. I texted back hours to low. Thank you for the opportunity, but please find someone else. Have a great day. Nothing has come back since.

    Let's say the house is two story and i calculate sqft with google earth and it give me 1300sqft. Do i do 1300x0.13 or 2600x0.13 since it has two stories?

      @@jeremiepigeon that’s a little more risky. If the house 2 stories, there’s no guarantee the 2nd story is as large as the first story. I always pull the specific sqft from listing sites like Zillow or Realtor.com. If specific house size is not able to be found easily, you could give a range of price, maximum would be 2600x0.13 and minimum would be more then 130”x0.13, otherwise go by window count.
      You can have customer take photos of each side of the house, or view and count through google earth if the sides and back of house are visible
      In my area, it’s possible to find every house on zillow, while most neighborhoods are newer builds and often can’t be viewed on google earth. While I was in Staten Island NY it was the opposite, so I went by window count, and assumed any homeowner was undercounting by 3-5 windows (they usually don’t count doors or bathroom windows, and miss 1-2 others that they don’t use often)
