      I've watched all of your videos and I still have questions. I don't have and don't want facebook but even if I did have it the questions I'd like to ask you aren't such that I'd feel comfortable asking them in a public forum. I will say I really like and admire Randy Jones at Incredible Tiny Homes but I also like the designs and prices of the homes from Recreational Resort Cottages out of Texas. They've told me they can ship to Alabama but then I have to get it set up. If I'm understanding you correctly, you/your guys do the set up? That's one of my many questions. Thats one I didn't mind posting publicly. Another is, I've heard you mention we could get small decks built and saw Mary is doing that. Would we also be allowed to fence in a very small portion of our yard? I know and very much appreciate there's going to be a dog park and I'm sure you'll have no problem with us walking our leashed dogs but I have 2 cocker spaniels who want out as soon as I get up. I'm old and can't get up, get ready and get moving fast enough in the mornings so I need to be able to open the door to let them out in the early am hours. I will walk them in the afternoons and evenings. In keeping with the white tiny houses look you seem to be establishing, I would have no problem with installing a white picket fence or whatever style you might decide if you decide to allow that accommodation for pet owners. I certainly want everything to look nice.

    Great video, so glad you are opening up to other certified builders. That’s one of the things I liked visiting Acony Bell Tiny community is that the tiny houses are not cookie cutter because of the variety of builders of tiny homes there. It’s quite beautiful! As I’m sure yours will be. 😊

    Thanks for this video. I think many people have no idea of how much of an investment it is to buy land, clean it up, bring in utilities, etc. It can't be done overnight. Mother nature still is boss when you are working on land. Good job Hans!

      Isn't that the truth! And the weather this year has been crazy! I think the weather people have about given up trying to predict the weather as it changes the day of lol. All part of developing property though - you're in the elements! But it is very rewarding to see it come to fruition!

    Glad you opened it up to other builders. Smart business decision. The Tiny House Listings LAD and Model Tiny are a much better quality home over the ITH homes IMHO. I wish I knew about them before I bought my Incred-I-Box.

    Very smart move....about the builds on tinies,
    But not so sure on still sticking to the ITH module of the key money stuff.
    Even sticking with just the 300.00 a month 500.00 non refundable deposit (covers background screening, deposit on electric, above ground pool, grounds, mailboxes,) there would be no amenities except the lake, thats basically what most offer if they even have that.
    I dont know...just a thought..
    Most offer the basics, lights, roads, utility hookups & a pad. Thats it.
    That would truly be affordable living.
    ITH seems to be moving in a different direction all together than in the beginning😢

      Sounds like you're describing a mobile home/RV park, not a tiny house community. .Most all other developed tiny house communities have a laundry facility and a community center/gathering space with free wifi. If Hans gets those things in place, I think that will be enough for most folks. Maybe a dog park or community garden at some point too.

    Hans! This video was so so great!please don’t give away my lake lot in the sunshine!! I wish I had known you were going to sell the RJO I would have bought it or another Tiny Home from a different builder.
    I am at the mercy of ITH for my RJO and who knows when or if it will ever be built now that they have cut staff.
    I gave my life savings for that home as well as to you for the property there. I am ready to come to Alabama!
    I am feeling a bit disheartened at the moment .

      A complete stranger here, but just want you to know that I empathize and feel for you, and others do too. Possibly losing your life savings and dreams can be devastating, and feeling disheartened is appropriate. I'm probably the most realistic, least Pollyannish person that I know, and don't make light of difficult situations or offer platitudes. so can only say to hang in there, don't despair, and you'll get to Alabama if that's meant to be. As they say, when one door closes, another one opens. All the best.

    I don't know if it is possible..... but to give the 2 close homes more space between them can u move just the BACK end of the middle home towards the home with the bay window. Just an idea...

      The lots are positioned the way they are between the trees. It was tricky getting them into place but we wanted to keep as many of the trees as possible. They have a backyard space behind their homes as well that the phase 2 lots won't have (they have a lake view). Phase 1 lots were also only 2/3 the price of phase 2 lots but are still great lots with beautiful trees all around, views of the field and foothills to the north and they are higher up so get a few to the east of the lake in the distance as well, through the trees. It's just a beautiful property :) The state motto: Alabama the beautiful!

    I’m with another commenter..
    I wouldn’t use ITH homes, there are issues there but I still have found an explanation about “key money” to a property that one will not own. If one is paying lot rent… that should include amenities like others do.

    The 2 houses so close to one another, will they stay that way? YES, he'd already answered that on another video.
    You can put up a non painted, natural stained privacy fence. But at this location the homes WILL BE that close together.
    Someone asked the rent & amenities? Listen to this COMPLETE video, he states all that.
    Like he said listen to the video a few times if you need to instead of asking in comments, if your question was not answered then ask.
    Also Hans shows information on the screen in writing besides stating it.

    Another thing in the future an above ground swimming pool would be nice, dont like swimming with fishes & snakes, weedy things in water. Grew up on the water it was great in the beginning until something takes a bite.
    I'm supposing signs will be posted Swim at your own risk. Hopefully you wont have alot of misbehaving teens sneaking into water at night..
    What about little kids accidentally fall in the lake?
    (will it be fenced away from the lake, code access only)

    I thought that it looks as if the cottage is too close to the lake and I think that the porch should be facing the water to enjoy the water from the deck. That is what I would like at least.

      lol this is one of those things that I get both ways. Just a personal preference. The cottage has the front door on the front so might be better to add another deck for the back, also depends if you have a big picture or bay window on the back.

      The key money goes toward utility infrastructure first and basics like the gates, security lights and cameras, internet antennas, mailboxes, laundromat, etc. As more lots are secured the more amenities we can get to adding!

      The alternative with all these amenities and costs involved would make lot rents closer to $1,000/mo which no one wants to pay, especially long term. And we want to incentivize and reward residents for staying longer term. If you spread $15,000 over time, it becomes an increasingly better deal each month!

      Yes but keep in mind won't be much sun on the lots due to the Forest and trees around. We will be putting in raised garden beds at the front of the property for residents use as well. You can have a small section to let your dogs out but we can't have any outside dogs, when outside they need to be supervised (so they're not barking, etc). Privacy fence between homes also allowed (but must be a natural stained fence, not painted or vinyl, etc). Thanks for your comment. Be sure to watch the whole video!

      My Woody from ITH was ordered 8 months ago and is currently being built now. People need homes now. Will be an ADU at my daughter and her wife’s home. I am living in one of their beautiful garage bays while I wait and wait for my home. Using USB water pumps and a great camping toilet with horse bedding pellets that work great. Got ideas from van life people. Heat this winter was a ceramic heater. Sold home many months ago.
      So good for folks that they can bring any acceptable tiny home now since some people don’t even have a comfortable, insulated and painted garage bay to live in while they wait.

      Not really. There is one in the Tennessee river that has somehow survived that is spotted every once a while near Decatur; it normally gets way too cold up here for Aligators, naturally they want to be further south

    Look you seem nice and I appreciate the vision but those lots are seriously close together for such expensive “key money”. $15,000/12= $1250 + $300= $1550 per month for the first year because I have no guarantee that you will renew the lease or not sell the park. That’s a lot of money especially when the amenities don’t exist yet. I’ve checked a few places in my state and yes the rent is more but the amenities ate there and the lots are larger.
    Indigo River makes a nice tiny but most of those are going to need a longer lot.

      When one can check out HABITAT FOR HUMMANITY - "The Restore", get BRAND NEW materials from home builders left over surplus for CHEAP, & have someone install it. Saving you thousands upon thousands.
      Thus having the SAME updated upgrades for a fraction of the cost.

      Well, depending on the time of day and lot on the lake you will have some sun; lots on the north end will have some sun coming in off the lake to the south, east shore lots will have afternoon sun, etc. And southern lots will get probably the most sun with the field there in the front. Hope that helps!

      Just my opinion, based on 16 years living in North Georgia in a similar climate, you might appreciate all the shade you can get during the hot summer, and there will be more than enough natural ambient light to brighten the house.The deciduous trees will lose their leaves during the winter, so there will be plenty of light then. Choose your windows and site selection/alignment to take advantage of the advantages of each season. Again, just my opinion, and you might think that I'm full of it. 😀

    So, its $15,000 + $300/mo. That's a lot of money. If you walk out after 1 yr, it costs you $15,000 + $3600 ... for one year .... Just for lot rent. Very confusing & very expensive. No thanks!

      Some retirees could afford that set up…I prefer to buy the lot not put lots of money into what will not be mine, rent can go up or owner sells.

      That's only the $200/month lots which are smaller. The phase 2 lots are bigger and farther apart, and rent at $300/month. Hans explains that in this video. I wish I could live there, it looks beautiful and is more affordable than other places in the country.

    It appears the decision to switch from being an “ITH” built tiny home “exclusive community”, to any high quality tiny home builder, is the result of this sluggish economy. Incredible Tiny Homes was recently forced to trim their workforce by 2/3 due to slow sales. In my view, it would have been wonderful to have only 100% [ITH] tiny homes, just as Randy Jones said this GoTinyBeFree community would become over on Incredible Tiny Homes RUclips channel.

      Yes that was over 6 months ago, and we anticipated ITH selling out the community but they haven't and we still have lots available so it was time to open it up to other builders and other tiny home owners

      Can't see how it would be wonderful to have 100% ITH tiny homes. Seems like most people enjoy the variety of styles and designs that you see at non-ITH communities. In my opinion, all ITH houses would make it look like old-time company housing or post-WW 11 public housing. That's what the Grove at ITH reminds me of. To each their own...
