We've been designing backyard cottages in California since 2008 before they were called Accessory Dwelling Units.
Our ADU floor plans always feature Universal Design concepts that make these homes flexible spaces that accommodate and support the residents at all ages and stages of life.
The Aileen plan features an L-shape that points away from the main house and creates a private patio sheltered from the primary residence. It's a really beautiful home as you can see from the video tour.
This is an ADU that showcases our customizable floor plan sets. This is "Aileen", a 2-room Accessory Dwelling Unit built off our "Clifton" floor plan. She adds more square footage and more bi-fold doors to create a beautiful indoor-outdoor space. Our client picked out beautiful Heath tiles in both the bathroom and kitchen backsplash. The patio is a stunner when you open up those big bi-folding doors that give you a direct line of sight from the big bedroom to the living room/full kitchen!
Anybody can explore our ADU floor plans. These are plans that we've designed and they've been built so they're proven and beloved by real homeowners. And we can use them as a starting point for your ADU design too.

This unit is gorgeous, every inch of space was used wisely, and the use of white with hints of blue was perfect
This is the most gorgeous ADU I've ever seen. The proportions are so great, the tile in the bathroom is divine, and the pocket doors to maximize indoor/outdoor is perfect. I can't wait to show this video to an architect one day. If ONLY that backyard were bigger and had more established foliage. A permanent gas fire pit would complete this. In awe.

This is nice for an upper middle class person who can afford an architect. Us peasants buy a cheap floor plan online amd hire cousin Tito to do the rest.

Beautiful and almost perfect, need a TV space for husband. All the room we need.
TV in the big room or TV in the bedroom is a very important design consideration! Or both?

Love this design with it being fully staged! But where can you place a big screen TV in the big room?
You're right that the way the couch is laid out, it doesn't leave a lot of room for a TV in the big room. I'd probably tweak the built ins if we were going to put a TV in there.
There is a small home office guest room that would also make for a nice movie room.

nice job! i don't see a separation fence between main house. can you describe the landscaping that was done to create some separation?
I've been to Aileen so I can try to answer that!
As I recall, the ADU wall facing the primary home pretty much only has a couple very high windows on it so the ADU cannot look into the main house's yard (unless you stood on the bed and really tried to!)
The path between front and back has a very ritzy metal garden wall that lets light through but blocks most visibility while you're walking to the back ADU entrance.
The ADU has its own yard because it's oriented away from the main house. The main house has the entire yard between it and the ADU wall.

If you want to use our designs, we'll put a full permit set together, including engineering and Title 24, and submit your permit application for you. This service tends to cost between $9,000 and $14,000 depending on whether you want to customize the designs or use them as they are. Hope that helps!

Aren’t adu suppose to look similar to the single home ? How do we get to build a modern adu like that if our home is old ?
The answer depends on the city where your property is located. Some cities require you to match the style of the primary house, and others have other design requirements. Some cities are very easy-going. Good luck with your project and please let us know if you'd like professional design help.
Also even if the city does have design requirements, they can for go them if the ADU isnt visible from the street

ADU cost depends on a variety of factors like your site, SF, materials, and type of ADU (custom, modular, pre-approved, or garage conversion). The range can be anywhere from $150,000-$600,000.
