Special thank you to Eric Thompson of Oregon Homeworks for sitting down with us to tell us about this electrifying project!
The housing crisis isn’t a problem that’s exclusive to California. Portland, Oregon also suffers from all-time high home prices and it doesn’t look like it’s slowing down anytime soon.
We’ve always praised ADUs for helping to relieve some of the pressure, but this ADU in particular shows the true potential these units have. Portland, Oregon allows ADUs to be sold separately from the main house through a process called condo-ization. The condo-ization of ADUs opens up the possibility of more much-needed middle housing being built in highly coveted walkable neighborhoods.
In an era where even starter homes are financially out of reach for a lot of first-time homebuyers, condo-ized ADUs could be part of the solution.
Walking into this unit, you’d never guess that this home is just 800 sq ft. This ADU was uniquely designed by offsetting the second floor, creating a vaulted ceiling in the living room and a covered patio area outdoors. This two-bedroom, two-bath home is also highly sustainable, projected to accrue only $50 a month in utility costs. Impressive is an understatement!
Condo-ized ADUs don’t just benefit the buyer. Many homeowners like the idea of transforming their backyard into something useful, but aren’t thrilled about taking on the responsibilities of a landlord, like answering late-night plumbing problems, or making sure tenants are paying their rent on time. By condo-izing their ADU, homeowners just have to worry about finding a buyer, which shouldn’t be difficult in the slightest.
In California, condo-izing an ADU currently is not legal, but it could be in the very near future. AB 1033, which is currently undergoing the approval process through the courts, could make this a possibility as soon as 2024. Fingers crossed! Cities like Seattle, WA, and Portland, OR that have legalized condo-ized ADUs have shown very promising results. To learn more about AB 1033, check out our blog here: maxablespace.com/adus-to-be-c...
