I like the “Soap n Suds” reference, but I modified my Brick Bank and made the laundry into a LEGO store. I thought it more appropriate considering prices of LEGO sets. 😂 I love all of the unique build details in this set, but that’s Chris McVeigh for you (I’m pretty sure that he’s responsible for the Bonsai Tree also). This may not be the most interesting Modular build but the details really help make up for it. Oh, and I still have my old rotary phone that I grew up with. I collect old tech.
I actually love it! So far, my Lego city (which you and a German collector both inspired) consists of the Corner Garage next to the Downtown Diner, then the Police Station and Book shop. I’m saving up to buy both the Brick Bank and Detective’s Office on the secondary market ;-) mine is really just a Lego street but this build makes it look so Americana 1950s - that’s what I love
Just finish building it myself. Really nice set to build. My Son (Alexander) had saw your video last week and although we speak Dutch in the Netherlands, he could tell me everything you have told in this review. (He is only 8 years old). So beside getting the Lego virus, he is also learning English from your videos. Keep up your videos.

I think the police station looks great. When I first heard about it I wasn't really into it as Lego city has a ton of police station sets out there. But then I saw a few leaked photos and I love the old style building way more than the plain blue and white stations. I will be getting this one but not right away. I still need the corner garage and book store first. I just picked up my first ever modular yesterday Assembly Square
Looks a very nice set with some cool features. I think that the designer has come up with a unique design putting the main build in the middle. Makes it stand out from other modulars. It’s a bit of a shame there’s no retro police car with it. I agree with you Alex that the doughnut shop could do with a bit more space. Overall I think the score is fair.

I like the new modular, but I'm in no rush to buy it. I only have Assembly Square and the Downtown Diner. Assemble Square is built, but the diner is still in the unopened box. I don't have any room at the moment to put it anywhere. Really like your city and videos. Happy New Year to you and your family.
I think you should try and nudge the Police Station between two other Modulars because of how the building is with the two small and thiner buildings on either side, that would just make it look the best In my opinion.
Alex gives the new set 29/50... all modular designers (especially the 2022 set) feel pressured to do better. lol. It’s a wonderful set. Maybe you can find a way to place it beside Assembly Square. The chicken roof ornament in assembly would fit the egg roof ornament of the donut shop. It might have been placed on purpose as an easter egg/reference to an older set.

They could've made it a corner building with maybe a parking or courtyard area with maybe a bike or car to accompany it and maybe not had the businesses either side

Great Video Alex. I wish the Modular wouldn't have side buildings and a larger police station instead because the gap due to the side buildings doesn't look appealing to me when you placed it next to the green grocer.
I’m a little worried this is going to be the last modular. The only reason I think that is because it didn’t come with an pins to connect it to other buildings which I thought was sorta odd. Could be just a mistake on Legos part, who knows.
Given that this is a 40s station, I think the younger officer is Chase McCain's grandfather. Also, if the story is that the news guy is down on his luck financially, that could explain the lacklustre apartment.
Hmmmmm... I got a Modbrix newsstand which does look quite similar, also dark green... it is just about twice as large, much better equipped and has a more interesting roof construction with hinges facilitating a slightly sloped roof. Maybe some Lego designer saw that... Innovation certainly does not just go into one direction nowadays, Lego is already copying ideas from the competition quite a lot. By the way: Doug Score ;-)
The model looks very nice, but the ground plan really is cramped. There's barely room to stage the mini figures. And two bathrooms? Does the one lonely bowl in the prison cell actually count as a "bathroom"? The highlights of this set are the rotary phones, the typewriter and the idea for the staircase. Very useful for MOCs. The rest is ... nice, but I absolutely despise those black building instructions.
Ha Ha ! Alex we had a rotary phone at home in the late 1970's & to stop me phoning friends my Mum & Dad put a lock on it .... However little did they know that if you pick up the receiver and press fast down on the 2 prongs that hold the handset you can dial out using 1 press for 1 2 presses for 2 ---> 8-8 9-9 10-0 ..... They never figured out how i used to rack up a phone bill so in the end they took it off 🤣🤣
i dont like the dips in the walls. they are not good as minifigs can climb over to the net business or apartments, rooms. for some cases it makes sense but if i got it i would fill it in like how i had to for Brick Bank and the laundromat

I think the police station modular is the best but my favourite will always be the 1987 version. I like the Alex score but you should create a criteria for your categories so you can develop an algorithm for the total score. It’s better than arbitrary rating imo
the set does not feel like a lego modular but more like a rebrickable MOC. not good that there is no stairs for the apartment and if i got it i would need to add modern computers. Also needs more police branding
I want to get this but the fact that the apartment above the donut shop is only accessible through the fire escape bothers me so much that it makes me flip-flop. It's just such a weird design decision.
This must be the most uneventful modular in quite some time. The prison cot lifts up, oh wow, a suggestion of a tunnel! But wait, there's also a regular bed that lifts up! How do they come up with these things?! All the interiors are just SO lacklustre and the main selling point is a staircase that is a castle wall on its side. Very underwhelming.
Yeah sorry Alex, love the scoring, but that rating seems a bit off. The value for this set seems to be very good, with one of the lowest ppp out of all of the modulars. Playability a 5... they give you more than 3 play features. I guess 29/50 just sounds low, 4 marks off a "middle of the road". Really looking forward to you scoring the others! :)
I think in terms of playability Police station wins Also it has 3 houses, 2 residential ones with regular flats. So Minifigure families could live there

I really like this set now that you have reviewed it! You might have been a little tough on it when it comes to scoring though.
I think the scores will make more sense when the I get to the others.

A bit strange thing is that on Lego.com's online shop the set is still listed in the Creator Expert section.
At least here, in the UK, it is like so.

The only think I hate are the black page instructions. It is hard to see dark browns or blues on those pages.

I think it's ok. I am not a fan of the two side constructions but I like the core building. To me, it like Brick Bank, demand to be modified.
