Your house is really taking shape and I compliment you on the house's style and efficiency! I really love the exterior siding you had installed! I never would have thought of using the metal panels in that configuration! I have a question. regarding the Pella windows. I understand the supplier installed them, but can you tell how they attached them to the ICF Panel? I only saw the form surround the opening, with nothing to attach them to. Thank you for sharing these videos. You have given me so many ideas for when I build my place, over on Talking Rocks Road!
Hi Pat! Fox Blocks makes a special ICF block just for door and window openings, so the windows go in just like on a traditional, wood-framed house and are affixed to the special ICF block with screws.

I’m really liking the cabinets. Very interested in the features they offer. Love how ya have that shallow drawer inside the deep drawer, that’s a perfect set up for dishes and silverware or cookware and large cooking utensils, for sure going to check into ikea cabinets when I do my cabinets.

Had a hard time understanding her voice inside due to echoes but I know there was nothing to be done about that. Been following the build all along and you've made great progress. Puzzling why you didn't put the AC condenser unit somewhere NOT on one of your decks?? I'd have put it on the end of the house or even below/downhill of the bottom deck. Finally, after 6 years of using my hot tub less and less, and getting SO TIRED of testing and treating the water twice a week I drained it! Went from using it two or three times a week the first year to less and less each year til only using it once a month (if that) the sixth year.
We thought about the side of the house, honestly we did. It was a matter of costs and the length of the line sets that all needed to run from the units to the condenser. We are planning on hiding the unit as best we can, and really the prime viewing decks are on the second floor and the roof. We use that bottom one very little except to access the back yard.

We are in Missouri. We did nearly everything ourselves and the total was around $120 per sq ft (not counting the land of course). It would cost more than $200 a square foot if trades were involved in the construction.

Thanks for sharing your build, I am curious how your mini splits and your ERV are at balancing the temperature? Hot or cold spots? I am about to pour footings in NWA for an ICF build and would like to do what you have done but HVAC guys are telling me it won't work with the distribution of air.
It is working for us. We don't notice hot/cold spots unless we close all the doors in the rooms where the split units are located. Our upstairs is just one big room so the unit will never have an issue there. Downstairs we have a unit in my son's room and a unit in the master bedroom. We haven't had any issues with it being hot or cold in the guest bathroom or in our guest room because we leave all those doors open down there. Our ERV has fresh air in the bedrooms and has exhausted air pulling from both bathrooms so we have no issues with the erv. I will say that if you plan on having bedroom doors closed at night or during the day where the split system units are, you probably would have problems with hot and cold spots in the other rooms where the units are not located.
One thing I noticed in this video is that you choose to have your windows nearly flush with the outside of your house, which means that you have a very deep window well on the interior of your house. How do you feel about this design choice? We are doing a large addition and our architect is proposing an ICF basement and a traditionally framed first floor above it. While I see benefits of doing ICF for the whole project, one of our concerns with ICF on the first floor is that it will use up more square footage and that the aesthetics will be off because of the depth of the window and door openings. Any thoughts on this?
We love the deep window sills. Doesn't bother us at all. What we are loving about ICF is the incredible efficiency. Our electric bill (we are total electric) was $52 last month.

We used the vinyl series. I think is 2500? Something like that. Caution though, the black is just paint. We thought it would be all the way through vinyl but it is not. We looked at the black fiberglass but did not like the look of it.

Total is 2600 sq ft, 1800 on each floor.

Is that a rooftop terrace? I’m planning a 30x50 ICF house and would love a flat roof that doubles as a terrace.
It is! We love it. Ours is 26x50.

No. We drew up the plans ourselves. John did the electrical and plumbing plan too.
