If you contact someone and they happen to question what company you represent but you’re an individual wholesaler / investor, what’s the best way to address that type of question to maintain professionalism/credibility, especially as a beginner ?
Contacting the realtor can work against you, some realtors can miscommunication your offer with the seller and kill the deal. I guess it’s all depends who’s reacting more reasonable, I prefer to reach directly to the seller to prevent miscommunications

I loved this video, but one thing that i notice it’s that propstream gives you a sale date and most of them are old 2013+ and the newer ones are already sold but still shows “available” so i don’t think it’s too accurate information ;//
You could verify the sale date in your county's appraisal district, if you get the parcel #/account # from your propstream list, you can easily find it on your county appraisal district site. It may be more up-to-date. Alternatively, sometimes they have "sale records", and you can see all the newer transactions.
It’s unfortunate that on NC wholesaling you really cant do anything but off market since the law passes too many non refundable fees to the seller directly
