For the last kill to work, 2 nearby guards are distracted by the 2nd wallbanging bullet and the guard in her room with the 2 shots after the second kill, that's why she runs left and towards the chandelier.
As for the first two wallbanging kills, I use patterns of the scope as point of reference for the first one, and the window for the other one, finding the shots was just a matter of trying and getting closer to see where the shots hit (camera with zoom is very useful for this)
