DAMN that's a fantastic rendition! How does he do that? I remember several times at Sutter Creek in 2005 and 2006, I was fooled by Frederick Hodges. I would be walking into the ice cream parlor, thinking someone was playing a roll on the player piano, and it was Frederick Hodges playing live! Tom Brier also fooled me in the same way!
Ann has been a singer in the San Francisco Bay area for quite some time now. There are a few videos of her on RUclips. This tempo is the tempo I've always sung this song (not that I'm a pro or anything!), though certainly there are slower versions (check out Billy Murray's dreadfully slow version). If you want to see Frederick playing an actual fast number, search "Rufenreddy" for one example. For slow and technical check out his version of "My Blue Heaven". Stunning.

Frederick isn't singing it at all. He does play for singer Ann Gibson (they have an album out), and indeed they take this song at a slower, song-like tempo. But when there's no singer, the tune lends itself to a more ragtime tempo (and this is a slightly slow ragtime tempo).
The lyrics are not difficult to sing at this tempo. But of course, he isn't playing for singers. Like as a piano roll has a "dance" tempo that is faster than the "song" tempo...

I like him more for his sophisticated 1930s music (Cole Porter, et. al). He is fantastic.

How do you do this with 10 fingers? I am just astonished. Bravo.
Some of the tuning pegs no longer work on this old piano (built in 1919), so some notes are always out of tune.
His version of the introduction is very Rusty Bucket Bay-ish
