I've ALWAYS seen the importance of owning the land your tiny home is on. To me, that is better because it allows the security of knowing someone can't just evict you or raise rent prices past what you can afford.
I am happy you are talking about the home a young family can buy. 60 yrs ago my husband and I bought our first home. It was built by W.G.Best homes. Three bedroom one bath. The home was selling for around 12000 dollars. It was called the paint and rack plan. You handed them a 50 dollars and you painted the inside on the home and the rack was you plant grass seed in the yard. Thank you for bringing the idea forward. This is what is needed.

This will be a development, a regular neighborhood. Once the homes are on property, we move out and it stays a neighborhood. We will not be here managing it and it will not have an HOA

Yesssssss!!! I knew at some point Randy would get back to his roots. This property is breath takingly beautiful!! The views are absolutely incredible! I screamed as y'all were driving through that lavender patch. Houses for sale here in NYC are $500,000 to over a million and you barely get a quarter of an acre unless you go upstate to rural land that's undeveloped. My current apartment size is estimated around 750 to 800 sq ft total and I have 2 bedrooms so a small home is perfect and for the price you can't beat it.
This sounds awesome and wish you well - I could see a 800sqft 2-2 front porch farmhouse style - think about putting front porches and that way people can start talking to each other.

What got me into the tiny homes was the storage. You can live in a small area, if you are organized. Also I think you might need some kind of HMO, as bad as I hate them, to keep things orderly.
Maybe a POA (property owners association) with strict limits on what they can oversee. I currently live in one that is very limited and it's great. They keep the common areas up and keep obvious junk out of people's yards. But nothing other than that. The fees are less than $10 a month.

Gorgeous spot. I'd love to see those trees stay. Also, there are places in western NC that have secions...one for families and another section for seniors. Those are growing in popularity. My one question would be timeline. No one will want to pay full money to have to wait years, I suspect. We would love something like this but that would be our holdout..
That is the only way we have ever operated and yes everyone does pay and wait. It is not for everyone but those who get in on the bottom floor of these communities are the lucky ones. I speak from experience since I got into the Prairie. Those who hesitated and waited regretted it as prices climbed up.
We have toured and love your homes, and really would like to do this. Our issue would truly be affording two loan payments-for our current home and our future home. It kind of defeats affordable, at least for us. So we will have to see what the details are in the coming days, etc. We just don't have that kind of extra money. I'm praying for a solution!!

The first home we bought, back in the sixties, was a 900 sf 2 BR bungalow with a small garden. We just loved it - it was quite spacious for the two of us.
All I can think about is how much my horses would love all of that lush grass. I wish you had a tiny community where there were animals allowed? Maybe like a whole area where there were gardens and animals and everything for the community. And a caretaker to take care of it. Maybe set up like a little farmer's market. They could come and buy stuff without having to go to the Store. Thank you. Come and hang out with the animals or work in the garden if they wanted. But it would definitely need a caretaker in that area to care for the animals who live in a little tiny house right with theme. Me, I'll do it LO. L.
I hear ya on this one…. when Randy was developing the Forrest he had mentioned maybe having a little barn and a horse and pasture , I text him and sent him a picture of my horse and was all in lol… but nothing ever came from it…I’d love to be the caretaker it’s what I do best😁….maybe he could a lot 9 acres for “Tony’s on wheels that he built and give us a place for us and our ponies and others…..I like to dream but reality would be better😉

This is what I've been talking about. A tiny house on a foundation and enough property for gardening or for people to have a fenced-in area for a dog or kids. I would love to see the same idea of the same quarter acre of land for seniors. I'd like to see the houses smaller for seniors. But I don't really know anything about the size is your planning yet, so I'll wait and see. The thing about seniors is we're not tied to a job and are free to move wherever we want.

Do you have a plot map of the individual properties? Can go into a sales office and see the Infrastructure/subdivision layout, so people can pick a lot in the subdivision, to put a deposit down? Take a vote, alleyways are not desirable. I am checking the area around the property, there are no alleyways..
I like both ideas….id take wheels over foundation IF I could own the lot….which is a challenge to find if you also want “community” ….so I may go foundation built to get a home under 1K sq feet on my own property. I could still afford a tiny on wheels on a rented lot as a vacation home at these affordable prices!

I hear ya on this one…. when Randy was developing the Forrest he had mentioned maybe having a little barn and a horse and pasture , I text him and sent him a picture of my horse and was all in lol… but nothing ever came from it…I’d love to be the caretaker it’s what I do best😁….maybe he could a lot 9 acres for “Tony’s on wheels that he built and give us a place for us and our ponies and others…..I like to dream but reality would be better😉

That sounds like a wonderful idea! A community with a designated area for animals and gardens would be such a peaceful and fulfilling place to live. Having a caretaker to take care of the animals and gardens would ensure they are well looked after and maintained. And having a farmer's market within the community would be a great way for everyone to access fresh produce without having to travel far. It would be a lovely way to connect with nature and enjoy the company of animals. Thank you for sharing your vision!

This is what I've been talking about. A tiny house on a foundation and enough property for gardening or for people to have a fenced-in area for a dog or kids. I would love to see the same idea of the same quarter acre of land for seniors. I'd like to see the houses smaller for seniors. But I don't really know anything about the size is your planning yet, so I'll wait and see. The thing about seniors is we're not tied to a job and are free to move wherever we want.

Do you have a plot map of the individual properties? Can go into a sales office and see the Infrastructure/subdivision layout, so people can pick a lot in the subdivision, to put a deposit down? Take a vote, alleyways are not desirable. I am checking the area around the property, there are no alleyways..
Randy explained on the video he is contingent on a contract. He would not have plot maps, infrastructure, etc if he has not closed the deal

I like both ideas….id take wheels over foundation IF I could own the lot….which is a challenge to find if you also want “community” ….so I may go foundation built to get a home under 1K sq feet on my own property. I could still afford a tiny on wheels on a rented lot as a vacation home at these affordable prices!
