👉 My investment journey, focusing on data-driven decision-making and challenging traditional property investment beliefs
👉 The importance of looking beyond traditional investment advice, exploring diverse locations for property investment
👉 The pitfalls of blindly following buyer's agents due to either a lack of information or an overload of conflicting information
👉 My personal experience of successfully buying properties without a buyer's agent by leveraging relationships with property managers for inspections, insights, and off-market deals
👉 The impact of immigration on the property market, focusing on recent statistics and implications
👉 The uncertainty about the solutions to the housing supply issue and the impact of interest rates on the property market
👉 Insights into the labour market, discussing the nuances of employment trends and the potential impact of immigration

No one screws their citizens like the aussie govt does, and no one sits back and just takes it like the aussies do. So this will only get worse. Perfect for investors especially if you can live outside of Aus. All the politicians doing whatever the WEF tells them to with people on the ground in Aus more worried about being called a buzzword instead of advocating for any real change.
Short of it, big things ahead for investors, dystopian future for the average person.
Thanks for the info PK !

There's a common saying that "Australia has a lot of land but it's all desert and the useful land is tiny". But it's not true. The "useful" livable and farmable land alone is already larger than Japan, France, Germany and Britain added together. It's an engineered shortage. Throw the Australian government in a desert and they will create a shortage of sand.

Separation has caused greater demands on housing stock as every couple separated requires 2 x homes instead of 1

Because Australia has such a skills shortage, wouldn't it be more cost effective for education to be free or heavily subsidized for Australian citizens and/or residents? Immigration is a factor leading to increased pressure in the housing market. If education was cheaper or free, I would err on the side that some people would choose career changes to meet the service demands within our country. Would love to hear your thoughts.

I think education should be accessible and available for everyone. Education is what makes a civilised, healthy and wealthy society

I became a dad recently, and government school scare me so much. Some kids got injected without parents consent, and some kids come home saying they were born in the wrong body.
I think before making it free and easily available, the education system has to be dismantled and rebuilt.
I want my kid to be home schooled when he will go, unless I find an alternative.

The skilled jobs are going begging because Australians are choosing the indoor comfortable options that don't require heavy lifting and back breaking. That's why those positions need to be imported or the houses we requirewill never be built.

The current tools used by the reserve bank to reign inflation in are toothless considering over half the population enjoys more money in their pockets with every rate rise.
There's a divide between the reality of boomers/x-generation and gen y/z.
Between those who have security of tenure and those who go from rental to tent losing their possessions and furniture in the process.
Between those who can afford a daily smashed avocado 🥑 breakfast and capaccino and those struggling with the cost of their weekly groceries.
Lifting interest rates doesn't effect you if you own your own home - it just gives your investment portfolio more earnings.
Lifting interest rates effects young families and others trying to budget to pay for their needs and mortgage.
The pandemic took supply of building materials and tradespeople away.
Like a slow moving sloth, the building industry is playing catchup with ballooning demand and house prices tipped to keep rising 20% until the demand curve is eclipsed with an excess supply late 2028 back to historical 5% vacancy rates

With inflation the loans devalue everyday, this in fact makes the loans the asset. Those who have access to finance become wealthy, those who save and value the dollar become poor.
