    Love the video, I am building for my first just outside of Perth in Bulllsbrock.... 4 bedroom was looking to rent 2 of the rooms to increase income in combination with any equity growth throw into an established investment starting interest only to build up and later transition to P&I... I'd love to learn more on utilizing data (what specifically and what tools do you use to find the information).
    I love the rent vest method but for first home I kind of have to be here. (I know some people dodge the system). Making a smooth transition to a second property is really important to me and on the hunt for a good Accountant also to assist.

    You can monetise your skills by renovating your principal property and selling, paying no capital gains and doing it again, I also invested in other properties and built granny flats behind giving 7% yields

      How much does it cost to build a granny flat ?
      Will it be better to use granny flat fund to buy another property instead?

      @@Em-hb7zd my granny flats are quality builds, with 70m2 of living space (WA Limit) plus a 30m2 store room and verandah costing $120 including landscaping soak wells, paving and limestone retaining walls
      They rent for $500 p/w so it’s a guaranteed 20% return on your investment indexed to inflation
      I did most of the work myself saving $80k
      Using prefabricated steel frames and trusses there was no need for bricklayers, plasterers and roof carpenter’s, just screwing in tek screws all 18,000 of them😳

      Granny flats are about 200-250k to build.

    Don't pay off mortgages. Keep buying more and more assets instead.
    So it's all about how much debt you can get your hands on!

    I agree with you pk, however one needs a buffer in your bank if you are holding multiple properties. You can’t spend the last 60k on another property. Your thoughts?

    Could you please guide us on how to calculate current equity and how to get that equity to work for us.
    Also, i brought a house as my family is growing and this is my first house, what would be your advise, yes, im house poor now.

    PK, if the 18 year cycle plays out, is it still worth getting into property and continuing to buy even when housing prices on average are crashing? Are there still pockets that we could find that perform well in a bear market?

      Money depreciated day by day so better to get into the market sooner than later
      I think price will drop but won’t drop massively
      Property price always go up in the long term

    Better option. Use your currently NON DEDUCTIBLE $60,000 to pay down your mortgage AND THEN go an borrow it back + some to purchase and investment property. Now your $60,000 is TAX DEDUCTIBLE.
    Another option. Use your $60,000 to purchase a 5% share in an NDIS Property, still in a growth location, returning 12%, plus your capital growth.
    So many ways to skin the cat. But for goodness sakes, stop negative gearing before you build a foundation of cash flow or you will very quickly hit a serviceability brick wall. Worse, you can't afford to keep it and you have to sell it before you can realise its potential.
    Agree on the strategy of using investment properties to do the heavy lifting and selling it down the track to pay down your mortgage.

    How can you borrow again if you have 60K with you ? Having 60K does not means you have a borrowing capacity ?

    Your thinking is linear. You extrapolate from recent data that is ridiculously unsustainable and the result of ridiculous monetary policy.
    It will end badly. My advice pay off the mortgage and own something, or speculate and risk losing it all.
    The last 23 years post sept 11 are the result of crazy new world order monetary policy to try keep up with the compounding return on capital.
    It works until the hockey stick goes parabolic, which I think is happening now, Necessitating the reset.
    We are living in exponential times and that requires exponential thinking, not linear. That’s just my opinion.
