I feel like the apartment is accordingly priced to the size, materials, location, amenities, etc. For some reason I don’t feel like it’s overpriced like most nyc properties for example. This genuinely seems like a nice and comfortable home, and it’s cool how it even comes with the downstairs beach house. And every little detail was thought of. That’s what you are expecting for that price tag.

All the reflections and perfect sunny day make the building look like a render from the drone shots. Beautiful and for next 5 years the view will stay unchanged.
The private patio and pool area on the top floor, with grilling area are amazing features (along with that elevator). The building is beautiful, reminding me of the Aqua Building in Chicago, with its ripples and waves that mimic the ocean. Thank you for posting this video.

From what I read in the aftermath of that, apparently there was much stricter rules enforced starting with buildings built ~2000ish I think. So, nobody wants to move in the older ones (which the Surfside was)

Just don't sprint to the point where you can't stop yourself in time and you fly over the edge 350 ft down onto the beach where you bounce off someone's umbrella 30 ft into the air and end up landing in a kid's sandcastle. Edit: I'm speaking from experience...

Looks like most of the other floors have been sold or rented. My guess is this one will sell, but not quite for the asking price. I'd be curious as to what Hurricane ratings the windows and steel have, and the life expectancy of the foundation & beams. Neither you nor Enes detailed the elevator hallway, which is a shame. I'm also curious as to whether these are full-time live-in residents, or do they visit for the summer? Of all the floors of the Regalia, the Penthouse definitely seems the best, IMHO. Just give me about 300 years to pay it off. ;)
The only thing I think of when I see the building is how hard it would be and how long it would take to bring a bunch of groceries to the top level penthouses.
The only problem I have is with the doors. If I’m paying 24m’s for a property I need all the doors to open automatically when I approach them like the sliding doors at a grocery store.
The view is wow. The pool and bottom floor wow. No guest bathtub not so hot. The primary suite was wow until the hallway went on and on. Several of those rooms could easily be repurposed as the space absolutely awesome. Elevator very nice!
Am I the only one who saw the full length window to the terrace in the powder room right next to the toilet and wonder how you keep the people walking by from watching you do your business?
i wouldn't live there even if they gave me that for free. i used to live in the 16th floor and we had firedepartment show up couple of times, one time it was at night and there were 6 cars below my building so i can assure you that was a pure nightmare. also the building feels like it is floating when there's some wind. also i imagine how i get a panic attack and jump from the balcony. no no no, thanks
It's really suspect why the land next to this building has a highland of only 2 floors. Unstable land maybe? This is a hard pass for me, ever since what happened with the surfside condo, I'm not living in a highrise.
it's to protect the value of the highrise. if they don't limit the height, the whole neighborhood turns into new york city and the building loses value since it's no longer unique due to the other buildings in the area. (also to protect the views, i guess)
As a father I noticed the sink in the laundry room. Perfect for rinsing out the inevitable with baby's clothing. Space for a changing table too in that nook in there.

It’s nice but tbh I think it’s way too big. One day when I get a house I’d honestly prefer small/medium sized but decorated nicely and cozy. And with a garden. That’s all I want tbh, I’m not too fussed on it being a big house.

I agree. I could see myself buying something like this if I was a billionaire. It would be a nice asset to enjoy a few weeks out of the year and then rent it when you're not using it. Although, you'd probably only make enough from renting it yearly just to cover the annual property tax. This type of asset would appreciate over time if you ever had to sell it... For a vacation home though, I would most likely look for something a little cheaper, unless I had a over a billion.
If you have your own business or company within the territory of miami then definitely this place is built for you. No apartment seems so refreshing or mind chilling like this one.

It’s nice but tbh I think it’s way too big. One day when I get a house I’d honestly prefer small/medium sized but decorated nicely and cozy. And with a garden. That’s all I want tbh, I’m not too fussed on it being a big house.

My family has a 4 triplex in Fremont, CA it's appraisal is $11 million. And it was built in the 70s/80s. Two bed one bath.
It is an incredible penthouse! I wish I could buy it myself xD. Could you cover more mansions in Miami or may be Bel Air, Los Angeles. If it is possible for you to get a tour of course :). I love all the mansions and houses you tour for us, but I prefer those more ^^.

The penthouse is beautiful with breath taking views . Wasn’t a fan of all they grey and the kitchen or bathroom seems to plain for my taste . But hey whoever has 26 million can definitely make it into their style .

Places like these you just want to stand in for like a day.. maybe a couple of days.. but def not to live in. You will get used to this view, appartement en just everything about it really quickly.
I agree. I could see myself buying something like this if I was a billionaire. It would be a nice asset to enjoy a few weeks out of the year and then rent it when you're not using it. Although, you'd probably only make enough from renting it yearly just to cover the annual property tax. This type of asset would appreciate over time if you ever had to sell it... For a vacation home though, I would most likely look for something a little cheaper, unless I had a over a billion.
If you have your own business or company within the territory of miami then definitely this place is built for you. No apartment seems so refreshing or mind chilling like this one.

I can correctly say she's worth her salt as a investment advisor as her diversification skills are top notch, I say this because i see that in her results as my portfolio grows by averages of 20 to 3O% on a monthly basis, unlike i can say for my IRA which has just been trudging along. my portfolio just mirrors what she place and not just on some particular industries of my choosing.she gave me that financiaI freedom I needed
