South Africa is a vast country with vastly different security concerns. I own a house on the coast 500km away from Cape Town and the area is very safe - certainly safer than Chicago. I, a European national, cannot fathom why anyone would want to live in the US.
@@HippieCapitalist The murder rate in Cape Town is 66 per 100k; in Chicago is 23... but the thing is that Chicago is not as highly segregated and unequal as South Africa is... so it's kind of obvious that you as a European you don't get affected by the bloodshed (for now).

It is amazing that he put a lap pool on the roof. The view of the sea from the mountain house is amazing. the view of the mountain in the back is also nice. I like the open design living room, dining room and, kitchen. I like the masks in the kitchen. I like the fact that the playing room, and spa have a view of the sea( compared to Villa Siena basement Spa, and Gym). I like the master bedrooms, master bathrooms, and the guest bedrooms. I like the back yards, and the pool on the top floor is amazing. I think the lower floor should have a balcony. In the bedrooms the bed should have face the view, and I do not like platform inside the master bedroom. the master bedroom needs a walking closet. Returned the tub to the bathroom please. The steel staircase is ugly, I prefer a flooating staircase or spiral staircase. The interior decoration should be updated, more beautiful natural stone should be used in the kitchen and bathroom.

I live about half an hour from this property. Cliffton properties like to parade as high-end but they are all mostly empty, stacked on top of each other and the crime is unimaginable. If you like wasting your money, buy Cliffton.

Clifton is THE megamansion/overpriced suburb of Cape Town. If I had to choose a location in the whole of Western Cape, Swellendam is top tier. Close to the city? Maybe Rondebosch or Claremont. Safer, more private, but little to no views. Misty Cliffs is also great, but it's too far out of the way.

I've always wanted to know, if you were to design one how you would make it; Of course there never will be a flawless property but if you could place an imaginary lot on anywhere in the world, how would this house be and where?
I'm also very interested in this. However, we should recognize that starting from a completely blank slate is actually very challenging. Without any references to orient around, it becomes almost impossible to drive a meaningful design. In architecture, it is not just that constraints and limitations force creative solutions, but that the shape of the property itself is the foundation of the design. Where is the view? Where is the sun? Where is the wind? I also know that Arvin isn't an architect. His expertise as a real estate consultant is very useful, but it's not necessarily the full skill set or creative vision that is needed to imagine a whole large home from scratch. Honestly, being able to do that benefits from a certain kind of artistic ego that is otherwise a major personality flaw. I still want to see Arvind's dream home. :)

Of course you’re going to be hard to impress when your job is to look for flaws so clients make the best investment possible. His advice saves people millions of dollars. Again, great video Arvin. I've been to SA only once, but my understanding is that Camps Bay was always the more premium neighbourhood. Seeing the luxury gated communities was striking, coming from France. If you're inclined to, reviewing some houses from video games would be very fun! Cyberpunk 2077 has some great ones (Kerry Eurodyne's house, the Glen apartment, ...), along with GTA 5. I'm sure this kind of video could bring a whole new population of viewers as well :) Cheers!

I can't even tell you how many of your videos I've watched in the past 3 weeks.... you are my new favorite channel, I absolutely love your personality, your expertise, your humor and honesty. Such a joy to see your critiques of these properties, info we would never get from seeing the original listing videos (for obvious reasons). When I need advice on mansion buying or remodels I know who to go to!
I can't get excited about houses outside the US. Without understanding the location I can't care about the architecture for some reason. Like the mansion Arvin reviewed in England, a place I know much about but have never been: Snoozer.
Looked at the Jacobsen Arquitetura pavilion style you recommended and definitely love that style if you have the land for it; any chance you can do a review on one of theirs? Can't seem to find a long form tour online though for you to critique
Did you spot the flaw with the cantilevered loft? 3...2...1. The balcony for the loft area had to be shallow enough to avoid overloading the structure and thus quite limiting to only a partial view of the apostles and the ocean. Yet, this is the absolute BEST money view. Who is going to actually hang out there? What is the function? I completely agree with you, Arvin - a stupid place for an office. IMO, this would be the perfect spot for a cozy bar area up off the main floor with a generous balcony for friends and family to actually hang out. Otherwise, they totally missed the vibe on a step up from the main floor VIP vibe for that first cantilevered section. IMO, the fact that Enes, simply walked straight up to the 2nd floor truly shows an opportunity missed. Perhaps the developer needed to have this loft area set back to avoid direct sight lines into the adjoining property, but that could've been handled with a thoughtful barrier, living wall or other choice. It feels like there were some amazing possibilities for this property that just weren't fully realized through to the finish line. Such details matter. Also, I just like to say cantilever as much as any guy. Cheers! ✨

It is so special coming across this video, by some strange stroke of luck, at my workplace. My younger brother is up-and-coming architect, in the capital - Pretoria/Tshwane. I showed him this particular video, and he raved about your keen eye and intuition. He can't stop watching your channel, since I shared this content.
Having been to Cape Town multiple times for me Clifton is not the place to be (prices indicate the opposite lol). I'd always go for Camps Bay or (if ocean views arent as important) Constantia/southern suburbs. Just a better vibe imo.
@@ArvinHaddadOfficial In Clifton there isn't really any great Cafes you could walk to in the morning to grab a coffee and depending on the property you're more or less directly above or below quite a busy road so there isn't that homely feeling of driving through small residential streets to get to your house (not true for the street this house is on). These Properties also don't really get nice gardens where as in Camps Bay you can find property with quite nice gardens and you get the ocean view as well. Constantia on the other hand is beautiful cause it's just so lush and green and you get the back drop of Table Mountain which is also amazing. Its also a lot quieter and properties generally have more land I'd say.
@@ArvinHaddadOfficial Just nowhere really to grab a coffee in the morning in Clifton. Also a lot of the properties are above or below quite a busy road so you don't get those nice quiet neighborhood roads to drive through on the way to your property (this house kinda has that though). Just doesn't feel homely there to me at all. Also in Camps Bay and Constantia you get great gardens which most of the properties in Clifton don't get due to the slope.
In the early 2000s there was a run on buying property on the Atlantic Seaboard which includes Sea Point and Green Point (along Ocean View Drive) and then Bakoven, Bantry Bay, Clifton and Camps Bay. People felt that it looked like California (particularly San Diego) but at a fraction of the price. The architectural group of Stephan Antoni was all the rage, their design was very modern concrete cubist (at that time) so you could identify many of their homes. Most homes here need to be pile driven and privacy can be challenging due to space constraints. I would say that Antoni built this home when many expat South Africans came back in the early 2000s but I think most have left again and flogged these properties to the rest of Africa. The current owners/ occupants don't match (or understand) the idea behind the home.
Awful. It’s like they had 5 different architects designing one villa - confused and cluttered. The main living area is fantastic. I’m surprised you didn’t comments on the horrific palette full of trends with 50 different textures. Granted, it’s on the older side but I find it tacky and tasteless.
There seem to be too many small decorative items within this space making it ‘bitsy’. Better to go for Jess larger items in a space this size than fill it with cheaper bits and pieces…
Correct me if I’m wrong. But you mentioned the houses with a better view on the top of the hill (views onto the ocean and 12 apostles). However, I don’t think that area is Clifton. I think that area is Fresnaye? 4:27
@9:49 yah but not everyone is doing work on their home pc, for me the computer being in an open setting is needed because the main purpose is a dj stereo for kitchen floor dance parties. this spot here might even have good acoustics to fill the room
8:13 I think most wealthy south africans have help, so that's why the kitchen is tucked away so the staff is kept seperate from the living space of the family.

The house adjacent to this one seems to have interesting front: 9 Nettleton Rd, Clifton, Cape Town, 8005 I am not saying it is gorgeous, but to my layman eyes it seems to be interesting

When I need advice on mansion buying or remodels I know who to go to!
I can't get excited about houses outside the US. Without understanding the location I can't care about the architecture for some reason. Like the mansion Arvin reviewed in England, a place I know much about but have never been: Snoozer.
Looked at the Jacobsen Arquitetura pavilion style you recommended and definitely love that style if you have the land for it; any chance you can do a review on one of theirs? Can't seem to find a long form tour online though for you to critique
The security fence out back look like the raptor enclosure from Jurassic Park.
Did you spot the flaw with the cantilevered loft? 3...2...1. The balcony for the loft area had to be shallow enough to avoid overloading the structure and thus quite limiting to only a partial view of the apostles and the ocean. Yet, this is the absolute BEST money view. Who is going to actually hang out there? What is the function? I completely agree with you, Arvin - a stupid place for an office. IMO, this would be the perfect spot for a cozy bar area up off the main floor with a generous balcony for friends and family to actually hang out. Otherwise, they totally missed the vibe on a step up from the main floor VIP vibe for that first cantilevered section. IMO, the fact that Enes, simply walked straight up to the 2nd floor truly shows an opportunity missed.
Perhaps the developer needed to have this loft area set back to avoid direct sight lines into the adjoining property, but that could've been handled with a thoughtful barrier, living wall or other choice. It feels like there were some amazing possibilities for this property that just weren't fully realized through to the finish line. Such details matter. Also, I just like to say cantilever as much as any guy. Cheers! ✨

I know Texas isn't one of the top places for luxury estates but there are definitely a lot of them, I know Enes has toured at least a couple.. It is so special coming across this video, by some strange stroke of luck, at my workplace. My younger brother is up-and-coming architect, in the capital - Pretoria/Tshwane. I showed him this particular video, and he raved about your keen eye and intuition. He can't stop watching your channel, since I shared this content.
Having been to Cape Town multiple times for me Clifton is not the place to be (prices indicate the opposite lol). I'd always go for Camps Bay or (if ocean views arent as important) Constantia/southern suburbs. Just a better vibe imo.

@@ArvinHaddadOfficial In Clifton there isn't really any great Cafes you could walk to in the morning to grab a coffee and depending on the property you're more or less directly above or below quite a busy road so there isn't that homely feeling of driving through small residential streets to get to your house (not true for the street this house is on).
These Properties also don't really get nice gardens where as in Camps Bay you can find property with quite nice gardens and you get the ocean view as well.
Constantia on the other hand is beautiful cause it's just so lush and green and you get the back drop of Table Mountain which is also amazing. Its also a lot quieter and properties generally have more land I'd say.
@@ArvinHaddadOfficial Just nowhere really to grab a coffee in the morning in Clifton. Also a lot of the properties are above or below quite a busy road so you don't get those nice quiet neighborhood roads to drive through on the way to your property (this house kinda has that though). Just doesn't feel homely there to me at all.
Also in Camps Bay and Constantia you get great gardens which most of the properties in Clifton don't get due to the slope.

Is it me or we haven't seen the whole house ?!? At least we haven't seen ground level, where it connects to the street in front of it.
In the early 2000s there was a run on buying property on the Atlantic Seaboard which includes Sea Point and Green Point (along Ocean View Drive) and then Bakoven, Bantry Bay, Clifton and Camps Bay. People felt that it looked like California (particularly San Diego) but at a fraction of the price. The architectural group of Stephan Antoni was all the rage, their design was very modern concrete cubist (at that time) so you could identify many of their homes. Most homes here need to be pile driven and privacy can be challenging due to space constraints. I would say that Antoni built this home when many expat South Africans came back in the early 2000s but I think most have left again and flogged these properties to the rest of Africa. The current owners/ occupants don't match (or understand) the idea behind the home.

Awful. It’s like they had 5 different architects designing one villa - confused and cluttered. The main living area is fantastic. I’m surprised you didn’t comments on the horrific palette full of trends with 50 different textures. Granted, it’s on the older side but I find it tacky and tasteless.

@9:49 yah but not everyone is doing work on their home pc, for me the computer being in an open setting is needed because the main purpose is a dj stereo for kitchen floor dance parties. this spot here might even have good acoustics to fill the room
8:13 I think most wealthy south africans have help, so that's why the kitchen is tucked away so the staff is kept seperate from the living space of the family.
