I think his comments go right down the middle. Some of these house prices are ridiculous. Arvin always states the price when he is calling out weaknesses. "For thirty million, what were they thinking"? If you have watched this presenter, you have heard comments like that in the past, numerous times. He has no vested interest beyond making a little money off ads.
I've seen another recent one where he reviewed a property in Italy and it was more compliments than flaws. His 'angle' is that he points out the flaws, but he does give compliments where due.
There was an $83m Pacific Palisades home on San Onofre Dr. that he reviewed two weeks ago where he mostly praised it and said it was his favorite. And mine as well.

Those steps coming down towards the pool and the way the house sits higher did it for me. Gorgeous! And the stone color chosen to the exterior walls facing the backyard! 😊
When possible could you name the architect and designer because I'd say the good ones deserve all the praise? In this this case it's: *ARK Architects* (they got offices in Cadiz and Miami). I might change some of the furnishings and add some art work but the architecture - especially given the lot - is pretty amazing. I like it. Ceiling heights... well might also be due to legal total building height limits and hence being forced to decide between excavation and views. Wine room is underneath the kitchen so if there's dumbwaiter the position isn't too bad.
I'm sure all of this round stuff wasn't easy to built, yet the architect and designer went out of their way to make something work on the plot they were given. Absolutely the best thing they could've done here. Those guys knew what they were doing.

We rented an amazing villa in Marbella at the beginning of summer . There are so many spectacular villas there , so many daring designs . I love this house ❤️❤️❤️

It is a shame that it does not have a tennis court, but I heard that the lot on top is available. The top terrace looks amazing for meditation, yoga or working out. Finally a property I appreciate. If this is someone’s second or third getaway home how lucky are they. I like the staging (California take note) it looks like a place you could unpack and relax very cozy and inviting. I’m almost happy about the lower ceilings it stops a decorator from wasting money on horrible chandeliers. As for the kitchen not being an “open kitchen “ by having those sliding glass doors you can open it up to your family area, very clever design. Plus no one who entertains at this level wants to see the kitchen in action. The design of the guest house must be given its due, brilliant use of form and function. The way the roof slits allows for cover and the pattern it makes with the sun is memorable. It’s a piece of art. I can go on but thank you for giving us a property you like, the flaws of those that came before are now even more clear. Side note: perhaps they bought the land cheap as it’s not ideal and put their money into a great building instead? Thanks Arvin.
I really hate open kitchens. Smell in the house, after cooking it looks messy, after dining with all the dirty dishes it looks even more messy except you put everything in the dishwasher immediately while your guests are waiting. I love how they´ve done it here.
Really well done house for the property. The entrance, terraces ect very nice visually. These architects and designers in LA ect should take notes because this is done so much better in every aspect than the mansions enes shows in LA ect.
Of all the houses I’ve seen on your channel this might be my favorite one. It actually looks like something I’d want to live in and use all of the spaces. Whereas a lot of these high end homes seem big just for the sake of being big, and maybe 10% of the house is actually usable. Slam dunk.

So glad you did this video, Arvin, this is one of my favorite homes in Marbella (technically no Marbella, but close). There some stunning mansions over there you should cover. This one has a sister mansion, would be great if you could review it too.
That house has fantastic lighting. I feel like lighting is often overlooked to a degree, but when done right, the correct lighting in the right places can make a world of difference.
This is proper Architecture. Every design decision works on 3 Levels so if it doesn't work on one level for the owner it will still work on 2 others. I saw this a lot in London with the team I worked with. I agree curves are normally a 'no way' but you see here it still works.....
07:25 - if I'm thinking right, they could've excavated deeper for the lower level ceiling height, and just raise the ceiling on this level. In the other option, they could've terraformed and raised the entire main level so that it has better views, allowing lower level to have higher ceiling without additional excavation. Arvin, the gym equipment used to be in the room towards the other end of the pool but they converted that room into a cigar room with the air purification system, so the gym euipment was moved to where it is now.
I think it would have been better if you had checked this house from the Marobrothers RUclips channel video, because there is a complete tour of this house and it would have been better and more specialized to show the strengths and weaknesses of this house.
The reason for the ceiling hight is that in Sotogrande its restricted how high the build can be, dont know how its counted but the max is 6,5m. For Marbella houses, check Marobrothers, they also done this one. And hey, this one dropped its price to 12.9m€

Enes did also a couple villas in the area, biggest wtf goes to the unfinished one in los flamingos, that still isnt completed and price has dropped significantly. But just for entertaining video tours in ~spain, i really recommend Marobrothers, the chemistry reminds a bit of Enes and Mikey, and Patrick behind the camera quite often says things unintentionally that shouldnt be said, really entertaining
The height may be restricted but the living room area of Villa White has the double height ceiling - It looks GORGEOUS!! Smart of the architect to provide that massive view out to the pool, tennis court & golf course (Not much of the Sea though).

I actually love sloping yards. But I grew up on a hill so I'm used to it. Its fun to put a water slide on in summer or flying fox. And you don't have to worry about flooding if you are halfway up a hill. My city floods every so often.
I wish the presenter had shown the entire house like Enes does because this is my dream house. I've never seen a mansion I liked more than this one, I think its the courtyard entrance.

What strikes me about all these 20M+ properties is how little functional living space there is. Where is the teenage refuge or the kids play room or a private lounge or reading room? Who wants the "TV room" butting up against the living room?
Every time he says, “can you spot what’s wrong” and does the count down it reminds me of school when I raised my hand with the what I thought was the answer only to find out I was no where close. Immediately looking down at my notes like a missed calculation when in reality I’m trying to avoid the eyes of the other students looking at me like I’m dumb.
New fan. Love the channel. Would also love to see you take a look at some mid century homes from the John Lautner Architecture Videos channel and see what you think of some Neutral designs too. The channel does a good job showing floor plan and layout on the land plots.
In the centuries before A/C, ocean views were desired for ocean breezes. Are there height restrictions on the house to prevent it from blocking the vacant lot uphill? If not, they could have heightened the upper floors. I wonder how many buyers change actual finishes to non-neutrals, or do they just throw out some colorful pillows? The sellers understandably don't want to draw negative attention to colors, but white, gray, and beige do get boring.
Palm Springs was brought up. If u don't know about it check out Bob Hope's Palm Springs home. Truly incredible. And talk about Bond villain house vibes. Spectacular over the top design. Stunner.
It's funny how Arwin generally doesn't like round shapes but his two favourite LA buildings happen to both be completely round. Just goes to show how much ideal execution of a 'flawed' concept can compensate for.

Just roughly divide the square feet by 10 to get square meters (one square meter is 10.76 square feet)

it's in Sotogrande though, it's very residential and a bit dull. 45 min to Marbella. Also you would have annual wealth tax on top of the IBI.

What strikes me about all these 20M+ properties is how little functional living space there is. Where is the teenage refuge or the kids play room or a private lounge or reading room? Who wants the "TV room" butting up against the living room?

Every time he says, “can you spot what’s wrong” and does the count down it reminds me of school when I raised my hand with the what I thought was the answer only to find out I was no where close. Immediately looking down at my notes like a missed calculation when in reality I’m trying to avoid the eyes of the other students looking at me like I’m dumb.

I agree there’s a lot to like about this property but the low ceilings really spoil it for me.

Don't understand the low ceilings of each floor. To me it seems like the plot comes with a building height restriction.

Arvin, I noticed you talked about noise from the level above, but in most of Europe, the houses are from solid concrete.
In the centuries before A/C, ocean views were desired for ocean breezes.
Are there height restrictions on the house to prevent it from blocking the vacant lot uphill? If not, they could have heightened the upper floors.
I wonder how many buyers change actual finishes to non-neutrals, or do they just throw out some colorful pillows? The sellers understandably don't want to draw negative attention to colors, but white, gray, and beige do get boring.

It's funny how Arwin generally doesn't like round shapes but his two favourite LA buildings happen to both be completely round. Just goes to show how much ideal execution of a 'flawed' concept can compensate for.
"It let's the outside do the talking instead of trying to impress you on the inside." I see so many of these house tours in CA that should follow that philosophy.
