This has so much potential Brad but it’s not for the faint of heart. I’d bring in the Amish team and with a mixture of logs 🪵 and stone come up with an amazing property even looking at the possibility of joining the two buildings. The only difference between stone and logs is a few million years 😗 It’s got unlimited potential for an infusion of design and dreams. It’s definitely going to take a fistful of money and you possibly have a multi million dollar home. I would look into the possibilities for a hydro electric plant should spring water be available or geothermal heating/electricity. You can also build a few cabins either to sell or air b&b to help offset the costs and produce an income. Thank you once again ⭐️👏👏👏👏
That is one nice property! Ready for imagination and "elbow grease". My kind of place. For me, restore the barn to house my animals in the main area and the wood/machine shop on the side. In the house, strip away all of the lame old materials, restore the stone, finish it off with wood elements, and perhaps some smooth finish materials here and there, and open up the plan a bit. Cheers, Brad, for some fantastic presentations! @ Brad Simmons
What a vision! Lopp the top of that house off then cover it with huge beams while turning the whole bottom into a ginormous industrial style kitchen, then have the Amish build the top into a dream home. Nice place with infinite possibilities Brad!!👍👍👍
With bags of money and enough phantasy you can make it a paradise. In the country side of Andalusia or South of France most of the old farm houses (called Finca or Cortijo) are built with stone and wood. Walls are so massive and mostly the wooden columns and ceiling beams gives each house a unique face. Timeless elegance with corners and edges. I love houses with a a face. 🙂

I remember well the 2-story stone house and this property from your older upload (the long barn with two stone walls was unforgettable). But you indicated a 2% interest in making this property affordable. Look at this from THE HILL Monday morning: Buying a home in January 2021 required roughly 19 percent of the median household income to afford the average home, Andy Walden, vice president of enterprise research at the data analytics company Black Knight told The Hill. “Today, with 30-year rates nearing 7 percent, it requires 39 percent -more than twice the share -of that same median household’s income to make the mortgage payment on that same average home purchase,” Walden said in an email. “That’s simply made it unaffordable for many potential buyers, significantly shrinking the pool of potential buyers in the market.” To upgrade just the stone house by gutting and making it truly livable, aren't we talking another $100,000?

It is beautiful stone work. If it had an all year creek on the property and more trees it would be perfect. A young man with a good bit of money for materials could make this place into something very special. Honestly if it were me I would rip the roof off the barn too and use thick exposed beams to support a housing structure above it that hangs over the outter stone structure. it would be a huge space. if you made it with an open floor plan it could be an amazing studio. I would go with the same design on the house for the outside but would do a multi room design instead of an open floor plan to keep in the theme of the bottom portion of the original house.

Sense the house isn't designed Practically for our needs, but it might be a moral crime to completely tear it down,we would have to decide between fixing it into a nice guest house, or expand as it was being fixed. Probably look better if fixed into a guest house and a nice spacious, single story cabin with a big front and back porch be put where you said the frame house used to be. As for the barn, maybe one side could be used as a garage and the other side have a smoker and outdoor cook/entertainment area. Or maybe get a carport or attached garage for the house and fix the whole thing up for food processing and entertainment. With 23 acres a person could raise part of their own food if they had the time. Of course all of that depends upon having more money than we have. But I don't reckon it hurts to dream. what if we told you, we have loan officers who can do 0% - $0 down loans? and... we have more properties --- if you’re seriously looking for a property - you will want to talk to a Local Real Estate Expert - and she's a warm, caring human. Let’s get you on a call with Jennifer 859-472-4045 - she is our Client Liaison - she is knowledgeable on what is available today. Jennifer will ask you a few questions - how much - how big - how soon? --- and the most important question... what does your ideal property look like?
That’s the best way to get us to send properties that match what YOU want. And we will email them to you! text or call Jennifer at 859-472-4045 - you will love Jennifer - she knows her stuff. :-)
