    We are older, we like places with no basement, and no upstairs, just all one level. We have bad backs, & Arthritis. Have all one level homes?

    Feb 2024 sale price of this home was $158,300.00.................Now with inflation this home is listed at $270,000.00. This is an increase of $112,000.00 in less than a year.
    NO ONE in their right mind, would buy this or any other inflationary home.

    I live in Honolulu and my lot is large at 20,000 square feet. I’d love 4 acres for that price. On the other side of the island, by where they filmed Jurassic Park (#1) a 3.33 acre lot with a house and shop/barn is $3.6million.

And either stay here while it's being rented out or live in 1/2 of it while the other 1/2 is being rented out as a Vacation home. You tell me after talking it over with your wife I don't want you 2 arguing. I want everyone at peace. 😊

      @BradSimmons $25,000 down and Payments locked 🔒 in place at no more then $364.39 per month with interest set at a reasonable locked in price. Because we'd need to pay insurance. And also we'd have to be able to live in 1 part of it. And we would rent the rest of the home out as a Air B & B to help pay it off faster & right away you'd have to sale off the land around it to pay it completely off. I'm assuming to a farmer. And we just done that here. So think about it and let me know ASAP. We don't want another Trailer.

    We just bought our 3rd house using the VA. (3 yrs ago) .I don't know what's up with the VA and the lady you spoke of, my rate is at 3.5% .The reason I use the VA is, 1st, because I earned it. But mostly because I don't have to make any down payment and it's 100% financed (convenience). I wish I'd run across your channel 3 years ago, Our operation might have been in Kentucky instead of South Carolina!

    This place is clean and they did a good job with it.
    But this part of KY is over priced.
    So many locations in the U.S. have small dying towns. You can get great places for very cheap.
    I would only buy if I needed to work in that location for a very, VERY well paying job.

I have just taken a screenshot of it for you -- the dot is where the trailer is (pretty close) - and it shows you how far the property does. PVA shows 3.7 acres, HuntWise shows 3.9 acres.     How is the weather and how safe is that area?

      @New-bw4kz - good questions... let me answer both of these for you. Safe = best way ever is to call the local Police Dept or in this case, the Washington County, KY Sheriff's office -- and ask for a police blotter for the eastern part of the County.
      Weather = Here is a lengthy (sorry) reply I give to folks who ask about storms, weather, etc. Hope you benefit from it:
      Couple things - 1st - we are nowhere near tornado alley - you can look that up. We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing...       Secondly, July and August are our hottest months - in the 80s. But everything is air conditioned, so it is 60s in the morning and night - and 80s in the peak of the day.
      3rd - we came from NJ 30 yrs ago - here we enjoy two things that I like: it stays lighter, later - 9:30, its still light out - because we are so close to the next time zone - we like that.
      4th - we also enjoy about 3 extra weeks of spring - and 3 extra weeks of fall. Which equates to 6 weeks less winter for me - I'm happy.
      5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full.
      And wow, did I ever find something for you! the most comprehensive weather site I've ever been to - this weather info is for our Bluegrass Team office: weatherspark.com/y/15759/Average-Weather-in-Danville-Kentucky-United-States-Year-Round
      Lastly - a good, honest answer about snow…. Now some years, we get nothing. 2 times in the last 30 yrs I’ve been here, we’ve gotten 12” - but the average honest answer is: we get 2”-3”, 2-3 times per year and its gone in 2-3 days.

    How bad are Tornadoes in that area? Is it zoned to build another house on that 4 acres (two house compound) ? It’s nice just need for first floor bedroom. Is the rest of the4 acres behind the house in the woods?

    Its nice, but way too much for what it is. Maybe where I live it would go for $180k for the house, and housing is crazy expensive where I live. Land isn't worth that much in KY.

    I hit the thumbs up Brad but again 4 acres is not big land. My friend has a small pond that is only 100 acres on his small land of 900 acres. But the fishing is awesome.

    Another beautiful home, along with a fantastic garage with lots of equipment!!! I feel that as I'm getting older, the more I like tools. I have purchased more tools than my husband has, lol!! And yes, I love sharing them with him. Ohvhow I wish I had the cash money to buy this place upfront and have no mortgage!!! It is adorable. I'm sure this place will be gone within a month.

      @@skybiz4520 - taxes will be about $2,000± per year. it pays for schools, roads, fire and police, and a bunch of other stuff. Highly inefficient the way Govt works? YES! Helpful to us? Yes.

      @davidmoser9384 - well its not Hunter's decision, but he can list 'everything' to convey and he knows the seller well. She is a close family friend... his duty is to put his seller's hat on and get her the most money he can, so she can gift it to her grandkids. Then he has to put on his buyer's hat and get you all you can -- AND the most important hat is to make the deal come together, so everyone is happy with what they get and shakes hands. Its a fun job - with lots of price. Because he is making people's dreams happen.

      @davidmoser9384 - I just asked Hunter if he would put a written offer today - to include everything - what we call turn-key. You just walk into everything that is there. He said he would be glad to put a deal together. call or text Hunter 859-712-7420 - he knows the property, can get you in and Approved and all that.

    I don't like that it's 250-300k. Home in rural upstate NY that small is 150-200. Older ones 100-150. Other than that it's pretty darn nice.

      @tomesposito5826 - we used to live in Starkville, Johnstown and Gloversville. It is gorgeous, but wow, the weather is unreal. You will like the taxes and weather here MUCH better. Promise.

Tools are still in my shop. 😀 I can't wait 3 months for some dude to maybe show up - and charge me a fortune, I make and fix my own stuff (when I can). 😀. Stay safe and love one another!!!!
