- These prefab cabins were built for harsh environments. Last month I stopped by Tieton Washington to check out a new line of prefab cottages that caught my attention with their rugged exterior. While I was there the co founder opened the doors to the factory to give a behind the scenes look at how they're built. Insanely well built with every detail covered, but how many can swing the $240k price tag for something that's 271sf? Forget about the transport, the land, site prep and permits. All that money went to paying for the house.
Build a home 600sqft in my backyard 2 bed 1 bath in los angeles for 150k. I put the best kitchen cabinets and marble counter tops in the market. Ac and furnace. Marble floors. Heated floors. No way paying 240k for this.
No drywall, electric and plumbing not inside the wall, simple, effective exterior wall, roof, and floor system… yes, yes, and yes. This saved construction time and money. I hope this method will eventually translate into more affordable small homes for the masses.
This model is $240K, not exactly affordable for its size and ammenities regardless of its advanced construction and gadgetry.
I hope $885 sq/ft is not your definition of affordability for the masses?
Maybe we should ask Kerry to do a simple $, $$, $$$, … rating in the bio of each vid?
Yes they’ve found ways to save time and money building them while not passing the savings along to the buyer. Great for their bottom line, not so much for the buyer.
And yet double current custom home pricing even in WA.

Props to you for showing the "guts" of one of these units, the builder was smart to keep a cross section of the construction method for display.

The custom foundation leg lengths are awesome. Really simplifies foundatiion build for moderate slopes just like we have on our site.

Glad the common problems with many other tiny homes have been addressed....mold, snow loads, earthquakes vs it be a frail box in a summer setting.
A lot to love about the shell of this one but I’m not a fan of the layout. I’d want to reconfigure almost all of it except for the bathroom and utility closet. Edit: Holy crap the price. Crazy town.

One more note, it might be worth creating a feature/cost/benefit excel based checklist to help make a little sense out of pricing. The costs are all over the place and each vendor seems to do things differently to some extent...which makes perfect sense in a fast moving industry, but makes it really difficult to evaluate comparative value. My guess is vendors prefer it this way, but you can cast light where there is now darkness.
You could fairly easily construct the "Kerry prefab home evaluator" tool which would include a lot of variables completed by You after you have evaluated the vendor's offering and product using the "KPHE " tool which would be available to us subscribers so we understand how you arrived at your KPHE value score. You would reveal the score , with + and - highlights, at the end of each video.
A good example is the $240K cost of this unit. Well, the KPHE will help us make sense of this price and either support or dispel the concern about it.
We would also be able to fairly accurately evaluate models against one another. It would also give us an opportunity to help you refine the KPHE over time. You can keep the scoreboard and update it when mfgs. change the offering thus changing the KPHE score.
If we subs had access to your tool we could, if we wished, do our own tweaks to reassign value based upon our particular situation. For example, this unit has those custom foundation leg heights. That could save my project a lot of money on my sloped site but others would find them of no or minimal value. Users would just tweak the KPHE as appropriate for an apples to apples compare in their specific situation.

Need tiny homes for cold climates that can handle snow loads, and keep heat in, no mold build up. So many are for southern climates only.

If cost were no issue, this might be an attractive buy for someone wanting an instant cabin. But the price…wow. In my midwestern city, that money would get you into probably 70% of the existing homes.

Found the cost online, $240K or $885 sq/ft. High end, affordable for the masses? U.S. avg cost is $260 sq/t, CA is $470sq/ft including land.
nice looking, but the pricing does put into perspective the relative value (still expensive tho!) of Ood house, which for 220 sq ft is priced at $125k! compared to $250k for the 270sq ft module here.

I was initially enthused because these are manufactured in my home state. But the prices are out of my league.
I wonder why the unit is so narrow. You can go as wide as 13’ for transport so why not use all of that amount? Or perhaps they did and with the wall assembly being so thick the interior suffered.

Even knowing tiny homes are way to expensive I did not expect to know this one being 240k. I'm constantly being blown away by the pricing of these tiny homes. I think it's obvious at this point that this potential market has been hijacked and taken advantage of. These companies are incredibly out of touch and miss the point of people looking for one. Main reason being price.
This foundation might work well with helical peers.

I’m still seeing a base price of around $125k with consideration of the better quality materials and the enhanced strength of the structure but the base price they’re offering is obscene. Sorry but you can buy a really nice house on a piece of land for that much.

I've been a subscriber for close to two years and, I hate to say it but, for the first time I am genuinely unimpressed with a floor plan. If these are intended to be homes and not an Air B-n-B, I will say that sitting in the "living area" staring into the kitchen area is simply awful! Yes, the space is limited but how long could a person sit and look at the sink before the view turns to, "why did I buy this?" The construction shows great promise and it is definitely solid but do something with the floor plan!

Be way nice with the deck cantilever hiding the foundation.
You want the thing to float / tread lightly.
CLT is just an awesome building product.
That whole construction envelope is a really slick way to build.
They way they have delt with internal plumbing is also a huge plus.
It's way easier to make repairs or alterations than ripping of drywall.
Disgusting, $250k gets you a 3k sqft 2 story home on acreage in many states, they can keep their horribly over priced garbage. A tiny home should be under $20k

I stopped looking at these ridiculous videos. The price per square foot is ridiculous. People are not being warned that this tiny dwelling has spray foam insulation in the “attic” area (lol) emitting formaldehyde like many trailer homes. These are not safe. Just building compliant. Which is unsafe if you want to breathe.
Unimpressive, uninspired, underwhelming & overpriced.
I'll save you time 240k for that...
