I agree with the comments below property taxes and utilities are mayor drawbacks here SATX, some areas like I-35 corredor between New Braunfels and San Antonio are experiencing heavy traffic which is a good excuse to swing by Bucky’s every time we are in the area. Used to Lived in Bulverde went to school in spring branch , I have no complaints about Bulverde or spring branch especially now since they have added so much to it
Dang!! You nailed this, I was waiting to see if I could add anything, but nope, you nailed it! Very impressive knowing all these sides so well! I live near Bandera and 1604, which is a great middle ground for cost and having everything near you, but you covered that by saying "going into city limits allows more opportunity for costs" which is so true! I will say it again, lets push to fix property taxes for Texas, then we can all enjoy living in this incredible place forever!! :) I will add this though, if people are worried about crime, dont be, its strange here, we have crime, but violent crime is largely targeted towards gangs and drugs, if you are respectful, not flashing your wealth, and just stay aware of your surroundings, you will be fine. My wife and I explore ALL parts of San Antonio and never have had an issue with people, even in deep rough areas, people look at us, but never had issues and lots of the time they will joke with you and help you out if you just show respect, that is all people want in our culture here, also lots of yummy treasures are hiding in the "rougher" parts like near south west near downtown. The only warning, just stay aware, dont leave valuables in your car that can be seen and just dont do drugs people, and you will do great in San Antonio. EDIT: Sorry may have missed it, but did you mention the new development where the Lone Star Brewery is? They are starting work on it to make it like another Pearl area, that might be a awesome place if you can get in now and fix up a old home.

Because of fair housing law I have to Watch what I say about crime in different parts of the city lol which is why I love when people comment about the crime because it’s not coming for me 😆 The culture in San Antonio is exactly what you said and you nailed it. People are very proud of their heritage, their land, and what they’ve accomplished here. as long as people don’t disrespect their space it will be fine lol Lone star district was starting to be developed but then it was listed for sale because the developer who developed the pearl decided not to build. Got an offer accepted and moving to Selma in late August! Can you do a video of pros and cons, projected market, etc. All I know is it shares the same zip as Schertz and good schools. An old video said small town feel, but idk if that's true anymore

I love castle hills mid century vibe, I love the town so much I bought a home there recently! Where can you get 3,000 square feet home with 4/3, acre or land and old school 9 foot deep pool for under 500k? This would have costed me 1.8 million in So Cal. CHPD are super responsive and you get to know officer personally, small town vibe. I also fell In love with Shavano Park and Hollywood park but out of my price range.
Castle Hills is awesome! Super close to everything on huge lots. Shavano and Hollywood Park are closer to Stone Oak which would explain the higher prices. Thanks for sharing!

My parents reside in the Fox Run subdivision off 1604/Nacogdoches. My siblings & I graduated from Madison H.S. We lived in Woodstone subdivision before I moved to F.M 78 in the Eden subdivision. There are a lot of suburbs in S.A...not every one of them are open to minorities however.
Hey I graduated Madison HS too. It is illegal to take race into account in real estate transactions. It is literally against the law for agents to answer questions regarding racial make-up. There are no anti-minority neighborhoods. They don't exist. I've lived South, downtown, North, Boerne, Universal city.

I own a rent home inside and outside San Antonio city limits and the tax rate difference is pretty big. The both homes are with around the same but the one in San Antonio pays about 1000 more a year. Also I’ve had to raise rent by 200 a month because taxes went up over 1000 in one year. It would be interesting to see what home appreciation and taxes do to rents in a high property tax rate like San Antonio vs a low rate city IMO rent appreciation not profit is much higher in San Antonio and faster then other cities because our almost highest in the nation tax rate.
Yes! Rental rates went up about 16% in San Antonio due to the higher prices and now higher taxes. I have a few doors around San Antonio and I had to do the same. Thanks for sharing!
I don’t know why you real estate folks telling people about where to live in and around San Antonio even bother to mention Medina Lake without telling them that the only people who can use the lake (in the lucky years when the lake has water in it) are the people who own waterfront property! Back in the early 2000’s an agreement was struck to stop all the squabbling that had gone on there for many years and no one but the waterfront property owners can use the lake. They’ve built fences or other obstructions to keep others away. I used to own a house 1,000 feet up a small road from the water and I couldn’t go to the water. There’s a Bandera Country boat ramp with a small rocky beach area but unless you’re there at the crack of dawn, people who don’t even live out there have parked along the water, set up their picnics and barbecues, draped blankets across the spaces between the cars for shade and totally taken over. And a lot of the areas around the lake such as Lakehills, are run down and unpleasant. I never saw drug activity myself, but when I brought my dog to a vet in San Antonio and he asked where I lived and I said Lakehills, he sort of snickered and said it is the “meth capital of the world.” When he said that I realized “Yeah, that’s exactly what it looks like.” And there’s so little commerce out there. You have to drive about 40 miles round trip to get to a WalMart or HEB.
That's kind of odd because I don't live anywhere close to Medina lake and I went there and swim in the lake a year ago when had no problems maybe since the pandemic things have changed... And I'm like when you go to Bernie lake I didn't even have to pay... But maybe I'm just misunderstanding you
I lived in Canyon Lake for cheaper rent. I also got zombie meth-heads for neighbors and citizens. Turns out this is where folks in San Antonio go when they have warrants. Its not uncommon for someone to shoot a deer using a shotgun at the gas station. They may mow their lawns at 11:30pm or wait until 1 or 2am. So if you see 4 guys in the back of a pickup holding a huge propane tank in place going down the road, chances are they unhooked it from behind the trailer they are renting and are heading down to the metal scrap yard. Oh and one of those sorry sobs ran over my dog. But hey, you cant expect a zombie on a 10- day bender not to be fidgeting with his many skin sores to pay attention to the road. The slumlord trailer owners are not too much better. Last, dont eat the fish you catch unless you love mercury poisoning and other chemicals that made their way into the lake thanks to all the meth labs.
Alamo Ranch is a great area to live! The upside is that you’re just outside the city limits but still within Bexar county So the taxes are less but the traffic is very busy. Thank you for the feedback!
I wouldn't recommend San Antonio in the future. It USED to be a great city but now...its tainted with crime, too close to the border and welp with homelessness mixed with migrants release with no direction..all the "good sides" are now the bad sides....I recommend outside San Antonio or outside 1604 North. I know I will get flak but I am just being honest.
