I moved to the area in April. It's more like 30-45 mins to Boerne and 20-30 mins to Canyon Lake. Many of the roads to both locations often are backed up with traffic as roads off 281 are under construction. Also, traffic will backup during normal work rush hours ( morning & evening ) since there are several oddly placed lights after the 281 Stone Oak highway completion.

You keep saying small community. What's the population and how many homes are for sale? You said real estate cost is a con. Are you referring to land or fully built property?
Bulverde's population is 8,100. It is a small suburb outside of San Antonio. We mention real estate cost is a con because the average sales price in San Antonio is $350k, however in Bulverde the average sales price is $500k for a home. Land cost is going to be anywhere between $150k to $500k, depending on acreage, utility accessibility, and topography. Dominion, Terra Mont, Canyons at Scenic Loop, Fair Oaks, Cordillera Ranch and Esperanza are all popular higher end neighborhoods. It really comes down to what you specifically are looking for. Space? Sq. Footage? A view? Location? Age of home? I would be happy to narrow down what you are looking for and getting you some key neighborhoods to check out when you come into town.
