A suggestion for how to handle the flooring: from the line you drew for where the hardwood stops, in every other place (the kitchen, the former back porch, and such) instead of using tile, use vinyl plank flooring (VPL) that's colored to look like tile. That is very hard-wearing and is good to use in rentals. Two suggestions for video ideas for this series: give the scope of work (a cost breakdown of the rehab budget, the materials, and the contractors), and how to come up with it. And how to get a private money lender who will pay for the entire purchase price of the project and hopefully for the rehab too. Very few channels show that. I honestly love the kitchen and im so glad you didn't fall into the all white kitchen fad lol. The blue is nice and fun, but I would have chosen a darker hue just because I think it appeals to more buyers

I even tried Tulsa where you are and I can’t understand how you find homes and these deals there is just no way unless you have connections with people and it’s off market.
