How do you avoid a cash buyer, wholesaler or anyone else from taking your deal? How do you protect it from being taken, especially after doing all the work?
@@nadiacherelle198 I make sure not to market the deal until I have a signed contract with the seller submitted to the title company. When there's an agent involved, I don't have to worry about them going to another buyer once we have a contract. If there's no agent involved, ask the title company to file a "memorandum of sale" which will place a hold on the property, preventing it from being sold to anyone but you until your contract expires.
awesome video! i’m kind of in the same situation, found a property that wouldn’t be the best flip, but would make a great rental property. how did you separate your flip investors vs rental investors, if you even did. ARV is about 140k and asking 90k, not much work needed. this will be my first deal as well!

hey, girl, so I have watched this video for the first time about a year ago, but i have only now gotten into wholesaling, and i ended up having to turn down a contract with a realtor, as my mentor was a bit unfamiliar with how to work with realtors in terms of contracts. can you please maybe briefly explain how i can get a property under contract with an agent using the p&s agreement--like what do i need for this, as I have a great property potential near me which i almost got under contract, but with me being new, i didnt understand the paperwork so i had to take an L on the deal.... =( as i think youre one of the only people out there who has worked with realtors, and understands this process..
Does the end buyer pay for the inspection? Because we, as wholesalers just need to get the house under contract? Is this correct? I love your channel! LOTS of useful information. I also just started subscribing to FlippingmasteryTv! He’s got good information too

Ryan, important to know, you'll need a partner to sign on any contracts you may hypothetically write. You must be 18 to sign these contracts.
