I was working for 4 yr at a job then COVID hit and I had to get a new job I been at for 5 months w only 5 months of a gap wo a job would that prevent me from getting a fha loan?

Always sign a legally binding lease agreement, have a lawyer look it over first. Make sure you're protected. Tenants can be the worst. also running credit checks and background checks is advisable. You tube has videos on this.
Pro-tip, I personally like renting to single women ages 25+ yes it's a niche and will take longer to fill a vacancy but trust me they're the best tenant. Especially if you're house hacking. I'd rather have to come over at 10 at night to unclog the garbage disposal or light the pilot light on the water heater than deal with a group of loud college students, or listen to couples fight at 3:00a.m. These tenants require you to be a little more attentive, however, they're cleaner, quieter, and generally low risk.

Most of the DPAs in the areas Im looking at don't lend you assistance for a duplex/triplex/quadruplex😢 what would be your advice for finding aid for a down payment?

Hi Christine, that's a great question! If you don't have the funds for a home that needs renovation work done, there are two options: 1) Try to find a property that you can by "rent ready" meaning there's no work that needs to be done or 2) Apply for an FHA 203k loan which will lend you the money for the purchase of the home as well as the renovation. A good loan officer will be able to walk you through every step. Happy investing!
Loving this oh yeah down payment assistance and 4 months in mortgage payments available also got to work on my credit and pay off my car before I even think about this 17 k such a bad investment 😭
Sorry it's me again.. lol.. one very big step that everyone should do when looking for a tenant or tenants is RUN A BACKGROUND CHECK this cost can be req to be paid by the tenant interested, run both a CRIMINAL and CREDIT check.. You want to make sure you're not renting to someone who has multiple arrest and you want to make sure you are not renting to someone who has an eviction(s).. You can also req that a possible tenant have a credit score of x or above; example, 580 or above with no evictions or recent defaults (recent to you may be dif from someone else) in the past 6 months or past year...
My mom did this during the 1980's when she could no longer afford the taxes in our home. She bought a quaduplex in Los Angeles and lived for free for many years because the tenants paid the taxes and mortgage!
Definitely needed to see this video. I am watching your videos from the beginning as I am starting my journey now. Congratulations on starting your at 24... I wish I knew what I know now back then. However this was very informative. My goal is 3 rental properties by the end of the year and 2 flips. Hoping to be a full investor by this time next year.
The only downside of Downpayment assistance is the way the programs are structure in many State’s is that it’s a good move for the short-term but it’s not quite as scalable for investors who are playing the long game who would prefer a low fix rate. Example in my home state of IL the programs don’t offer great interest rates. Yeah they’ll give me a $6000 loan for closing cost/downpayment assistants but amortized over an extended period it makes for sense to go conventional if you have the capital for a downpayment. Everyone’s situation is different and different states have better programs than others.

The Down payment assistance program in my area requires you to maintain the property as your primary residence for 5 years. If I know I don't want to stay there for 5 years, should I just go ahead and pay it out of pocket?

One big downside with a 3.5% down payment (or any down payment less than 20%) is the requirement to have mortgage insurance.
