Places that are well worth considering, in Montenegro :
1. Petrovac and Herceg Novi (nice coastal towns that are not as pricy as Budva, Tivat and Kotor)
2. The area between Niksic and Danilovgrad (Zeta River Valley) : Picturesque, mild weather and close to towns.
3. Around Virpazar / Lake Skadar
4. Cetinje
5. Kolasin and environs (for mountain lovers)

100% right,coming from Montenegrin.
Cetinje is 30km from Budva,which is about 20 minutes drive,20km from Skadar lake,also about 20 minutes(part of the road is old and narrow),also Podgorica,the capital city is 30km away.. Why bother buying anything in Budva for 5x the price and being in the over crowded place,with so much noise,no clean air and still having to drive to beach throught horrible traffic...

Montenegro has only salinity in Adriatic that is ideal for curing of bronhitis and other respiratory problems, very air is like medicine.
not really , my kid was born in Montenegro Herceg Novi and got bronhitis when she was 2 months old , still have it she is 35 now :(

The first thing I thought of is building a campground in one of those areas, then you don't need power, internet, just the most basic facilities like toilets. Someone could start with the basic camping sites where you park your car and set up a tent, and eventually upgrade the area to support RVs/trailers with hookups for power/water/sewage.
Ideally it would be close to the bay so that campers can easily spend the day down there.
fist thing you need is WATER.....and fertile earth;
I was able to pay $ 0.05/sqm somewhere else - there was no Tito around to build any road, though :)
My opinion: this video works more for me as an "mind opening exercise" than an investment suggestion, since location is very important. It would be preferable to pay more for better location. Anyway, considering that one can leave that place by car and reach Athens, Wien or Veneza on the same day, and considering the low prices (if building is really permitted), that is an opportunity for those who want to plant flags on a tight budget.
I am at Kotor bay at the moment, would be great meeting Anka in order to see some options close to the bay, cheers
Having any housing built in your homeland is a challenge I would imagine doing this in a foreign country would give someone a couple mini strokes...lol
Would be interesting to know what the conditions are for foreign investment and, most importantly, what the capital gains taxes are on land and real estate in general.

I was wondering about that, it wouldn't be cheap to put in a reducing station (or whatever it's called). It's like a community that has a gas pipeline running through, you can't just tap into it. But, on the other hand, many European countries offer incentives for alternate power and eco friendly.
@@Chahlie padmount substation - no it wouldn't be cheap (more than the land cost) and getting approval to do it would likely be impossible.

Here in the hellhole called Germany you would have to pay 300 000 euro only for the land and the size doesn't even come close to that. I swear getting a remote job seems the way to go.

Has things changed much in Montenegro since?
There are so much emerging regions that are nice investment, or nice for living.
I bought my land in 2002 for 14k, now it is worth closer to 60k (central area, 600m2).
We are trying to be as open country as possible to foreigners.
You don't speak the truth.in every place in Montenegro you need to have permission to build the home.i have in the same area 560.000m2 with 5 old stone homes with electricity,water,road to the home for the prize 165.000e(something about30 cent 1/m2).for 16cent you don't have anything.just to bring electricity and water you will pay a fortune.
What is the cost of construction in Montenegro?
You can make a lot of money in the land business. It is a long term play for the people who truly know how to build wealth.

I'm torn between owning something in places like this, and more of an old, Eastern Europe Capital city, or second city.. so there is more to walk to and do.. I would probably own two places.. one in a warm climate somewhere all year round, and one in a place like Montenegro

some of these plots seem somewhat worthless with all the rocks/boulders popping out every other meter.
Not worthless as it is reflected in the low price. Pay someone to break up the ones that are in your area of your houses foundation.
Awesome man Montenegro is beautiful, it looks nicer, more modern and with better infrastructure than the land around Belgrade you did tours of. What's the weather like year round in these areas? Are there connections to water on these lands? How much would a basic little cottage cost to build or cost to buy a prehab cabin?

with that kind of ultra cheap land I can already build a gated community like a village/subdivision or even developed that into a mix property residential, commercial and private resort. but the problem is the transport of constructional materials and equipment. its a closed deal for me!

I am looking for a small cheap house in the countryside, with a piece of land and a stream of water running through the property or bordering it. It should also be close to the ocean/sea (within 100km distance).
What about water, is there municipal water in those rural areas or do you have to drill a well and if so how deep is the water level?
Could also be interesting to get some rough numbers for building a house and how long it takes to get the permission.

Yes I agree. Cheap land is great but if building costs for homes, water and electricity are very high it alters the equation.
Crime on 35 acres? Snakes, bears, wolves and wildcats.

The 75 acres parcel looks so rocky. It would be near impossible to plow it. Is there very arable, more or less rock free pasture land ?
