    Real estate investors losing money is music to my ears. They are a major reason why the real estate market is the way that it is now.

      You can also blame the Fed but most of it goes to those investors that have made life difficult for the 61% of people that are living paycheck to paycheck and can’t afford to buy a home because of these investors that gobble up the properties and jacking up the rent and buying price for a home. That’s BS.

      The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment.

    To be honest RM700k renovation cost is overkill for a simple house.. Anyway alot of contractor got hit hard during the MCO.. Out of luck, wish u all the best and may u make more money bro.. =)

    Coming from the home renovation industry, I'd say it's the sad truth that it's still very common for contractors to take your money and run away with it, or they left with alot of workmanship defects that they won't bother to come back and touch it up for you, even though payment is not fully collected. And very often you will burst your budget for this kind of big renovation because they earn the extra bucks via variation order.
    Can't deny that RM700k is alot but at least it's properly done and he got what he wanted. Congrats man!

    One of my cringi-est memory during my college days was when I visited a girl's new house (then crush). I started touching and knocking on all the furniture, asking her dad how much it cost and where he got it from, just like what Peter did. Thank you for showing me, i'm not the only one.
    Needless to say, I was never invited over again after that.

      yeah RM 700K just for renovation leh. Maybe I expect too much from spending RM 700k, I really still cant understand how it spending total over RM700k just renovate a house look like an ordinary house.
      PS: Unfortunately unfortunate, his case is contractor in court case. suppose spending 300-400k total but end up he need to spend more like to hire other contractors and workers to step in in order to complete the job.

    Very true. Those top rated ID companies on platforms like atap is just crap. I kind of went through the same ordeal. Bought the house in early 2020. Engaged a reputable ID for the job. It became a nightmare and I had to terminate the ID and engage another contractor to finish the job. It took me 1 and a half years.
    In Malaysia, I feel that consumers are least protected in the renovation process.

      yes there can be bad ID/design & build companies; but sometimes its also the client who has issues. Best for the initial meetings to talk things through, clarify whats the requirements and needs and make sure its the right match for both client & ID.

      @@vinny572 If I were to start over:
      1. To request for a work plan from ID from the beginning and have a fair termination clause in the contract if the ID fail to deliver. Compensation on late delivery should also be added into the contract.
      2. Monitor every progress even though there’s a project manager handling your job, especially carpentry work, height of your cabinet etc. Ask them details about material, finishing and hinges they use. Those things matter. My ID told me laminate is same cost as sprayed paint 🫣
      3. If your renovation involves lotsa wet work, be onsite when they are doing major things like cement roof extension, building of brick walls etc. Don’t let them cut corners. Hire a professional defect checker. They will find all the problems and save you much more money. Trust me! Do this before making final payment to ID.
      4. The most important thing is when the ID failed to deliver. Give them just one chance. If you see they dragging your work, just terminate them and request for refund on unfinished work. Yes, it’s very troublesome for you and you may be in dilemma that you have locked in a good price and may not find the same good deal. Don’t be like me. The ID can cancel you any time or engage a lousy worker to finish your job. You are at the losing end!
      5. If they failed to pay up, just get a lawyer. You can go tribunal if the contract is within 50k. Else, just hire a lawyer to get proper legal advice. Some ID won’t budge until they receive a letter of demand.

      I found my ID through atap and we're very satisfied with the results! Important to constantly communicate and understand each other's expectations. So I guess everyone had different experiences.

    In my honest opinion, the outcome of the renovation doesn't seem to justify the cost of RM700K. The final result appears to be a fairly standard house without any distinctive interior design elements. Opting for an all-white color scheme might not have been the best idea; this experience serves as a valuable lesson for future real-life cases. It's a reminder to be cautious and thoughtful about upcoming renovations, if any. Additionally, the 'fine arts' are not displayed properly with a design that complements the house.

      Let’s not forget it’s an old building, that area was built more than 30 years ago. All the electrical wirings, plumbing, roofing, tiling, has to be changed - that’s already a huge cost. Looking at the layout I’m assuming Frankie hacked and repositioned a lot of walls.
      Then his auto gate, glass panels, solar panels installation, carpentry, smart home system, anti theft etc. If all are of quality goods like walls with embedded steel, Aluminium cabinets etc, 500k is a no miss.
      The remaining goes to his furniture, electrical and electronic appliances.. 700k sounds about right.

      I agreed with @bgees. Rm700k for standard design. Not worth it. At least 2.5 storey with a center courtyard that has a movable roof.

    Prices for renovations have really gone bonkers post Covid. Sometimes it triggers suspicion whether the inflated prices have actually been exaggerated for profiteering purposes!😅

      Exactly. 20-30% increase still acceptable due to min wage increase and inflation. If constuction cost really doubled there will not be any new launches for condo below rm500k.

    I think its not fair to comment on the 700k. Frankie didnt show u closeup of the materials he used . A faucet can cost as low as rm10 at DIY against an Italian at rm300 a pc.

    I still don't really know which area you most spent for your renovation after watching the video. Be honest, for that price; I expect to see a lot of built in cabinets and some designs. My thoughts; even for own stay; it should also have investment in mind in case you need to sell it for whatever reason. RM1.7million cost to begin for intermediate house though in BU is relatively a high price. But home is home. Happy staying

      the high cost is due to structural works. Like having an extension and changing the entire layout. As well as the new finishing. That alone could add up quite quickly. Speaking from architect’s pov.

    For a few months now I have been searching tirelessly for information on how to start investing. I even payed $400 for a course that I now regret. It appears that there is no structured guided for beginners on how to get started in this realm.       Keep it simple in the beginning. Buy something, like an index fund, and hold. Educate yourself in the meantime and elevate your risk tolerance over time

      In order to make profits from trading you need loads of experience and a well defined strategy, which most traders don't have. If you trade without the proper preparation, you're most likely to lose your money. Identify the buy/sell ratios and identify the market leaders and most importantly. Diversify! this will help you spread risk

      Even with the right technique and assets some investors would still make more than others, as an investor, you should’ve known that by now, nothing beats experience and that’s final, personally I had to reach out to a market analyst for guidance which is how I was able to grow my account close to a million, withdraw my profit right before the correction and now I’m buying again.

    1.1m for such a big freehold space in BU. That amount of money can only get you a 750 sq ft 99-year lease 3 room flat in a comparable area like Boon Keng in Singapore. That's it, I'm moving to Malaysia :D

    Hmmmm. Basically bought a piece a land for 1.07 millions. Tear down 90% and spent 700 k for rebuilding and furnishing the house.Frankie practically bangkurp his saving at the end . Sorry bad move.😢 Unless you are a millionaire and have the extra to splur .Now i doubt he is a good financial advisor by doing so. Anyway HOME SWEET HOME . Priceless

Yes its important to find an architect before starting any reno/rebuild projects, but it is more important to get the RIGHT one, theyre many good architectural firms now that have their own website or Instagram page to showcase their portfolio and some will even give you a simpe and ACCURATE quotation before starting any work. From my experiences, 700k can do alot better loh... Anyways congrats! 🎉

      I agree with this. 700k for what is shown in this video does not seem right at all; and hopefully the reasoning is just due to the ffk contractor only. Because for that renovation budget would be quite a luxury and you could defintely get something more well designed out; and perhaps the architect chosen was not a good choice and is the type that just deal with authoritiy and contract side over a properly designed house.

    The architect's advice is only for major renovation. What if I purchase a new house that only requires renovation? That would be the contractor but there are no architect there to supervise the contractor, so how can I know whether my contractor got cut corner here and there or not?

    This is just MY OPINION, but no way would I ever spend RM700k on renovation for my house just to look like this. I think this is a clear consequence of trying too hard to save money and not appointing a proper ID and architect firm for your project. If you signed a contract with an ID and architect from the beginning, the RM700K would have absolutely transformed this terrace house.

      Unfortunately it’s the typical cinaman mentality that is probably drilled into us since young, especially involving a huge one off, lump sum upfront. These days I have learned not to be so uptight about my money, but that’s not to say I gonna spend unnecessarily

    How much to tear down the house? Wouldn't it be cheaper to buy a land & build instead. And u still need to follow what the municipal requirements, what's the point of tearing it down.
    How many square feet is the house? 700k is enough to build a 3 story 5000 sq feet house.

    Maybe the location really has sentimental value for them otherwise buyer can reach new greenery housing area like eco ardence, rimbayu with that total price. So, we just respect their own personal preference. Its still a nice house 😊😊
