    I've moved to this town since MCO and living here for 2-3 years now. One thing you need to know is that this is really an underrated hidden jewel. Comfortable, peaceful and yet close to almost all the major cities in KV

    I guess highrise unit prices dont really appreciate much, i think is due to wear and tear of the structure and increasing maintaneance fees overtime. and also new apartment builts further reduce old apartment prices

    One thing that is for sure is Frankie is a very rich: rm700k (3500+ instl/mth) rm1.8mil (9000+ instl/mth). no wonder blissful family & pretty wife he gotten 😁

    just checked propertyguru, I see there are 680K for the same sqft. So after 10 years, the price is not going up?

      1. Oversupplied properties (For those who are denying means you are not getting along with the Banks, the Banks the land authorities know everything 😂)
      2. Market speculation by the Dev and some "geniuses" who convinced the people to buy it. (Also caused by House flipping and lelong)
      ..And there are several factors as well plus the MCO thing.

    700k for a condo 10 years ago very very mahal lo. That area is not atas pun/ also the condo is normal range & high dense.

      you cant just look at the absolute price. it was sold at 500psf and its FREEHOLD.
      True that capital appreciation hasnt been much, or maybe stagnant, but what you can get today (eg. Central Park Damansara) already selling at 600++psf, much smaller units and its leasehold. Not to mention sandwiched by offices and low cost flats (the Flora series), right next to the ever busy LDP.
      and please dont use the word "atas'. Any condo below 1mil you just dont get ATAS feel. Dont kid yourself.

      not really consider it is a 1400 sqft condo. You wont get a 1400sqft condo for this price anymore especially in Sri Damansara area. now even a flat looking apartment asking for 600psf.

    For 600k+ the standard of living here is definitely much higher than those run down PJ landed houses at RM1million. That is why people are willing to pay higher rent compared to landed houses. I would say it is even nicer to stay than Frankie's RM1.8million renovated mansion. Only thing is you would not get the appreciation of the landed house, but is not as important as good living standards to me. You can always make money from other investments.

    so, after almost 10 years, the property value actually depreciates from 700k to low 600k? is this normal for high rise properties? i think this will be a good topic of discussion and analysis for future videos. Does high rises appreciate or depreciate with time?

      there are several factors as to why condominiums/high rises depreciate over time, but I can say that these high rises have a much higher probability of depreciating over a landed property. High rises suffer from a phenomena whereas they are only expensive when they are the latest and most modern designed, but when competition arises and their age shows the price will drop also. its normal for a high rise to lose 5% to 10% of their original value, at that stage the value of the property really depends on how well developed that area is and the overall attractiveness of staying in that particular area + that particular unit. But I would say an easy way to combat is with good management and with good developer. If your high rise have a wealth of facilities and management never let anything look old, always repaint always clean the walls, always clean the pools and maintain the playground/tennis court/ etc, then the price will not only maintain but go up really fast. But take it from me, dont so headache, just invest in a landed house. be your own master.

      Alot of properties are highlighted as appreciating but only when the day comes that you want to sell it, then you'll find out that it's never the case 8 out of 10 🥲

    Because - as my previous comment on his house: In my honest opinion, the outcome of the renovation doesn't seem to justify the cost of RM700K. The final result appears to be a fairly standard house without any distinctive interior design elements. Opting for an all-white color scheme might not have been the best idea; this experience serves as a valuable lesson for future real-life cases. It's a reminder to be cautious and thoughtful about upcoming renovations, if any. Additionally, the 'fine arts' are not displayed properly with a design that complements the house.

    RM2750 rental per month for high density condo at the location, i think this is under L&G developer... for me is very expensive. We are renting a double storey house in SS2, PJ with 5 rooms, 3 bathrooms is RM1700 per month. Well, some people prefer condo, some prefer landed...

      Different standard of living. Landed at RM1700 in PJ is usually old and not renovated. New Condo is way more comfortable.

      Don't expect logic from Mr Money TV. They used to create great content, now it's more like a circle jerk / echo chamber of them talking about their properties and how it's so worth it (lol perfect example is this condo). Also, I'd hardly call Frankie's landed home a 'mansion', just an overpriced landed home in PJ. Overall, it's actually terrible advice, both properties are not great investments and not great for rentals either

      @@MonsieurGuy I have been investing in properties for 18 years, it was one of my best ever investment during the good time. Anything after 2014 is downhill. From the Fengshui perspective, earth related (土) Industry boom like property is over. Stocks are a better investment (not Malaysian stocks of course) since the last few years and will continue for some time.

    It is proven not all properties will appreciate after even almost a decade especially in klang valley. In fact which property does appreciate in recent years ? I only can probably think of DPC.

    Is the ROI for this house worth it? Assume 33k/700k gives us about 4.7%, This not factor in maintenance cost. Also, after 10 yrs no capital appreciation?

    There's a few big Telco tower on the hilltop unfortunately.
    EMF is extremely high there
    The nearby Seresta(old name) is not doing well as well.
    There are many renovated unit but left empty.
