    This was a very annoying call to listen to.
    He was acting like they were dirt poor because they only had like $25k in the bank. He said he was 4 states away from his wife but they are together now. He acted like paying off debt was such a crazy thing but then getting a huge loan on a tractor he doesnt need is fine. Then the Kentucky house came out of left field.
    Something is really off on this guy.
    Sounds like his wife is probably the one that's good with money. She made the plan to pay things down. He probably had a lot of toys. She's been spending the last yr trying to talk him into selling the KY house. She's probably completely against spending money on a fancy unnecessary tractor.

    I can't believe people actually call in with these type of questions. Hey Dave I'm laid off and just took $100,000 a year pay cut do you think it's okay if I finance a $60,000 tractor ....... OMG dude are you serious !!!! This is sad, people spend multiple decades slaving away just to make payments on stuff they can't afford. I just can't believe people are this ignorant with finances !!!!

He probably doesn’t want to sell it and put the woman or his possible side/bonus family on the street. I guess the wife needs to catch a flight from Georgia to Kentucky to check things out and learn more about the ‘attachment’. 🤔

      She's a P.A starting her career probably has no time to think thru these decisions and at least the family is together and he's home with the kid. They can live on her salary so all she needs to worry about is him blowing their money on toys because he "thinks" he's going to be a farmer.

    My dad has 150 acres and his tractor was only $30k new as of 2022. Before that he had an old beater. Guy can easily find a good tractor used for a lot less and work on it himself if it’s older.

    If you have acreage, you need a tractor. However, if you live in Macon GA, you don't need a cab tractor, which sounds like the tractor this guy is pricing. You can still find older tractors that will get the job done in the $5000 - $15000 range. Bonus, these older tractors are made with real metal and don't have all the DEF and other diesel emissions crap that will cost thousands of dollars WHEN, not if, it needs repair.

      I've watched a lot of homesteaders/farmers who are in love with their old tractors that have names like "Bessie" or "Sally", almost like it's a badge of honor to have possession of grandpa's tractor. It helps though, to have some mechanical skills to maintain it so that's a good way to get started.

      I bet she had to deal with him getting expensive toys. That was probably a lot of debt. She's been trying to talk him into selling the KY house for a year now. She's probably beyond frustrated they didn't sell it a yr or 2 ago.
      This guy is annoying.
      Just think if you lived with him and had to hear all about his conflicting ideas and plans. It'd put you in the nut house.

A guy the goes out of state temporarily to take a high end construction job to pay down that much debt is not lazy. I don’t think he called with a well thought out plan which I agree with Dave about the KY home. What set me off was the sentiment that because it is the man considering being at home vs the wife he will be doing nothing…that is a biased stereotype that society seems to leap to regarding gender roles. We obviously don’t know all the details but assuming his staying at home to home school is something they are in agreement about if they can make it work economically. Are you saying, if it made sense for your spouse stayed home and the weight of being the earner fell on your shoulders, you would not accept that responsibility? Welcome to equality as men have done that for generations.

    Any 0% loan simply means you are being overcharged for the item as the retail place is being charged extra money as they are paying for the 0% with what they call a discount. So they will add the fee into the product.

      And some of these "0% for XX months" have a balloon payment of ALL the past interest if you don't have it paid off in XX months.

    this is a great story about why if you dont actually suffer through paying off the debt you can end up worse off than someone who does have to really fight. This person hasnt developed almost any of the actual skills that he needs to to approach this type of situation

      This is a mindset thing. This guy will likely never really be on the Ramsey mindset. The reality is, most people never change without there being something major happening that causes that change. He is buying that tractor and will be back in debt in less than 5 years. People don’t change

    He actually could make money on 42 acres. Wouldn’t need a tractor.
    Rotational grazing for cattle and Goats/sheep to keep the weeds in check. Raise chickens for food and sell eggs. If he really pinched pennies, he could make maybe $20-30k

      I know a guy who has 10 or 15 acres that he lets a farmer grow hay on. Idk about farming prices but he says he can get over 10k a year from the hay. Sounds excessive to me, but there are ways to use the land that can make money, regardless.

      Not for cattle, or for someone who doesn't necessarily know what he's doing in farming. You'd have to have quite a few head to make up the costs. Unless he knows how to rotate animals thru areas and get regenerative grazing working, he'll be spending a ton on feed and hay.
      He could find an appropriate private school for the kids. Him losing that much income is nuts. If he's being a farmer (which isn't necessarily big bucks either) that is a constant job, so he won't be able to put in the hours keeping the kids current with their lessons. The house in KY isn't spinning any income. He can either sell it or rent it out using a property manager, depending on how the numbers look.

My experience has been they will not negotiate a final out the door price without knowing all the details such as trade in and financing. If you were to bait and switch them by throwing out that it's a cash deal at the last possible moment, they are going to come back and say they can't give you whatever discounts they offered unless you finance with them. They will probably ask the question directly anyways. I tried negotiating with a dealer and I wouldn't accept their price discount, so they said how about 0% financing instead. But it was clear both could not both be achieved. I ended up walking because the only reason I walked in the door was an online ad for a price that didn't really exist. I was mad and wasted probably 90 mins of their time.

    I am nowhere familiar with farming myself...but I do work in a rural store, a big box retailer chain that sells farming equipment and other stuff as well...I get farmers coming outside of town at 7 am after being in the fields, driving an hour and buying feeds for cattle and such . Homeschooling is impossible for this guy. Just sell both houses, and move to a better school district.

      Homeschooling requires 875 hours of education per year. That's less than 2.5 hours per day if he homeschools year round. A farmer's workday can vary significantly depending on the time of year. And although he will have to get up early, it doesn't mean that he's working a 12 hour day everyday, especially considering farmers' children tend to help work the farm when they are old enough to do chores. His wife will probably be home at least a couple days every week week as well. They can knock out a lot of the schooling hours on her days off.

I’m not talking about how to “act conservative” or how to “act liberal”. I’m just saying there are some things in life you should learn on the playground; Homeschooling severely limits that.

    They need to have a serious family conference about what their real values are. One year, dad doesn't live in the same state as his kids, so they can get out of debt. The next year, he plans to be with them 24/7, while his wife is the sole wage earner. One year he's in Bible college, the next he's working construction. They need to answer a few questions 1) why is it best for dad to stay home instead of mom? 2) what good does the Kentucky house do for the *family*? 3) if there's such a strong sentimental feeling about Bible college, is construction truly the best path now?

    0% for 60 is probably a Kubota. Those hold value really well. Buy a tractor but look at the smaller B series TLB. I had one and it was a solid machine. You can rent a bigger machine for one-off projects. You own houses and property. Dont doubt yourself. Every big investment is scary but have any of your past big decisions been a disaster. It doesnt sound like it.

    One word for this gentleman: Chaotic.
    Life shouldn't be a pivot. Sometimes you have to pivot when your PLAN doesn't unfold as expected but this man is all over the place. Should have asked him what his ideal scenario is and weeded through all the variables from their. I would wager he most likely wouldn't be able to answer that given his scattered-ness. I might also suggest they chill for a month or two, exhale, let all the adrenaline from the debt payoff run its course and then come up with the next step.

    He thinks the house is an investment, and thinks he's getting ahead because he has it. I agree with Dave though...why not sell it and pay off the other house and get the tractor. Then you'd be able to stay at home teach the kids. Your wife makes $120K and that would seem like enough to live off of with 42 acres and a paid off house.
    This is why they have baby steps. So you can focus on one thing at a time and not get sidetracked.

    I'm not sure how things work in the US, but in the UK landowners like this may decide to use some of the land for commercial purposes like holiday lets, or a campsite... and make a monthly income that way.
    As the MAN of the house, I think he should only stop working to homeschool his children after much prayer. He really should try to be making an income. He should be trying to BUILD his career at this stage in his life and find other options to boost his income. He can pray about it and ask God to lead him.

      @@RepentImmediately I thought there were many people in the US who did not go to college at all... surely, there are possibilities. As someone who has worked in construction he has got an excellent primary/core skillset to work with.
      I live in Europe. There are many immigrants here from Eastern Europe who have construction expertise. They are largely self-employed across the construction industry, many will be making upwards of £120k a year... (at least).
      He can consider possibly multiple income streams. Maybe he can't get one extremely well paid job, but he can maybe try and make a few smaller things work well.
      I just think as a man if he was to make this choice now because it was the most convenient, he may ultimately regret it. Hence, my suggestion that he prays and seeks direction.
      I think when a woman becomes a primary breadwinner, it disturbs the familial and relational dynamic. However, it's not always the case. My experience has been that it isn't the best idea in upwards of 95% of scenarios. His situation however, could be one of those exceptions.
      Either way I pray for a blessed outcome for himself and his family. They have so many awesome things going for them! 🙏

    What was the cash flow of the house? What was the home in proximity to? These are valuable questions. Cause if he was going to school and the home was near the college, that home is worth a lot more than just the equity he has today.

    Is he renting the house in Kentucky. I can see if he does not want to sell it if he is getting extra income from the house. But if he isn't rent, it out and get extra income. When I retired, I was planning to sell my condo and I was told by my father why! it is extra income. That was 3 years ago and now they are selling for $450,000. Three years ago, it was worth $300,000 and bought it in 1992 for $110,000. I will not sell it until it is paid off. I have a teacher renting it out, but he was laid off after 30 years with the school district. I lowered the rent $300.00 less only because he has been there 10 years and always paid the full amount which was $1800.00 on time. I personally think Teachers are the best at what they do for our FUTURE. Amen!

    Join the Army National Guard in your state, get the $20K enlistment bonus, no biggie going away to Basic/AIT because you are accustom to being away for a period. Become a Chaplain's Assistant, and sell the house in KY.

    You most certainly do need a tractor for cattle. But what he's wanting to spend 50 or 60 on he can spend 7 to 10 of he swallows his pride, decided front wheel assist isn't necessary and start looking for older but serviceable equipment. I know. Just went through this last month with my small cattle farm. I also love Dave's program but it is very hard to run and agricultural business without carrying debt.

    I’m a big fan of homeschooling. We’ve homeschooled our kids from the beginning. It’s not easy but worth living on one income. Although I highly recommend it be the mother for multiple reasons. I thought Dave was too hard on this poor guy. These are not easy decisions. And the kids should definitely come before money.

    This dude dodged more questions than Trump at a deposition. He doesn’t want to kick out his love child and baby momma out of the Kentucky house. I love how he slowly released really relevant facts on slow drip mode. He 100% avoided mentioning his other families house because he didn’t want it to become part of the conversation as an option on the table.
