    Invest that 5 lakhs in bank deposit for 10 yrs for 6-7 % maturity will around 9.5 lakhs..and if at that time still that rate of interest is the same again invest that 9.5 for 10 yrs.. So after 20 yrs the maturity amount will be around 19 lakhs..for 25 yrs around 24-25 lakhs..
    Ukanthu yoschrukinga.. But i think can't get that much profit from tax benefit and it should be a risky investment to get returns of 10% that too for 25 yrs cos bank interest are only 6-7% and are steadily going down..
    Better something than nothing..
    And better yet not to avail loans..

    What is missing on your calculation is Part 1 20 % tax exemption is good agreed , Part 2 investing 5 lakh more to save EMI and invest the saved EMI in some schemes of to create a wealth using the compounding growth, one more possible way is invest the 5 Lakh as the one time investment in the compounding growth scheme......probably the second one makes more money

    2) who knows the real worth and growth of a property value (it might overvalue when we buy or undervalue when we sell), so instead of buying home with loan. why not we invest all the EMI amount in best return investment.

    If you buy 50 lakhs in full cash no need to pay any interest
    If you buy in emi need to pay double of loan amount
    After 25 years definitely building and land value cross above 2 crore so no need to worry
    Pls invest in individual lands don’t buy flats
    In 1976 we brought land for ten thousand now the value 3 crore
    We take home loan for 20 lakhs and paid more than 25 years including interest 40 lakhs
    So we paid total amount 40 lakhs and 10000
    Now building value three crore
    Now if we sell we will get 2.5 crore gain
    So don’t think investing in land and gold definitely you will get profit
    3 years before brought gold for 3 lakhs
    Now sold for 5 lakhs

    Tax benefit is for tax payers only😢 In india, only 4% of the population is paying tax so this tax benefit formula won't work for 96% of the people. And 10% return for 25 years is practically impossible for normal people who don't know about investment. Even a good investor will face losses therefore getting a 10% return for 25 years is a day dream.

      If you don't have other income then you don't want to pay tax but you can file ITR-1. It's a good habit. You can explore online/RUclips regarding filing ITR-1 and you can do self assessment and you can file ITR-1.

    You will pay 2 lakhs interest for 15 years only. Rest 10 years, it will be less. If in .2% slab, saving in tax would be around 7 lakhs only.

( ஏன் என்றால் அவர்கள் கொடுத்த தவனை வருடங்களுக்கு முன்பாகவே என் கடனை முடித்துவிட்டேன் அதுவும் இந்த ஒரு வருடத்தில் வெளிநாட்டில் வேலை செய்து கடனை அடைத்து விட்டேன் எனக்கு பத்திரம் உடனே கொடுத்துவிடுவார்களா ?)
