The final property is a great choice it has got modern dimensions, so most things like windows etc are straight off the shelf and there's no worry from planners when it comes to kerbside aesthetics. I have no idea on what price you would be paying in the end, but to me it's the no-brainer. Also family on the doorstep is always a winner. 👊👍❤

On the kurb appeal as an architect imo I’d say keep it in style with the property If you want to change the tiles yeah go for it but do a period style like you showed and pls don’t get rid of brick wall perhaps heighten it with metal detail fencing get some reclaimed brick and build larger wall or heighten

That white render always turns a mouldy shade of green, or even black on busier roads, after a few years. take a look at any modern block of flats built in the last 5 or 10 years for examples.
A recent structural survey likely means someone made an offer, then pulled out after spending money on it.
The 'do not use' tape on the toilet and sinks = signs of a repossession sale by the previous lenders.

I was just thinking about the rendering that you are considering.... But have you seen repointed brickwork? It can look really fresh on the right brickwork.... the rendered property has a big bit on the front. It is nice when there are a few that look the same though. I wonder which one you are having?

Take the advice on the bulging wall issue with a pinch of salt. It’s likely historical movement and not a recent big issue, which is why the estate agent deemed it mortgageable. Any builder you ask will likely tell you it needs full rebuild as it’s more ££ for them

I think you are overthinking that gable wall. I bet a specialist can repair that by realligning the bricks and using specialist wall ties to put the strength back in the wall. You will get a good finish, but personally I would get a nice monocouche render throughout to make it all look uniform.
I would be more concerned about the cost of windows and the roof, not to mention the chimneys, personally I would just take them all away, they are more trouble than their worth.
I know what you mean! after a bit more digging we kind of came to the same conclusion! Agree about the chimneys too!
You aren’t comparing what people paid last year to this year I hope. Prices are lower not higher now.
It's still worth researching if you are buying a fixer-upper on purpose, just so you can get an idea how much profit is possible once renovations are done.
That last one with the massive garden, could end up as 2 houses one day. Or ? A pool or something?

If you render it using cement render it could mean that the house ends up getting really damp inside because it can't breathe and then the render falls off and looks shit in 20 years. Also the white one looks chavvy not quaint like the red brick one. Don't put a modern spin on this house it deserves better.

Painting those beautiful bricks would be a shame and once you paint, you have a lot of maintenance to keep it clean, especially by a road. You will be amazing how much dirty you will get in a couple of years…
