As a woman, I'd Love to see a stackable unit and then some pantry shelves in there. That will make this house so much more!!! There's Never enough space for storage. Love it!! Keep up the great work!

Agree - it's a very small house with a fair amount of real estate given to this laundry/utility room - and a window to boot! So it needs to not only serve more purposes, but it also needs to look good from outside. Pantry storage would be awesome, and maybe a built in fold-down sorting and folding spot if the machines are stacked.
With only one closet in the home, I agree! I would love to see shelving for storage! Gotta hide those cleaning supplies. And you need somewhere to store the vacuum, broom and mop. Maybe a peg board with hooks on the more shallow wall to the left, it there is space?

You remind me of when I was a kid. I'm 24 now and my father used to let me skip school every so often to come pour concrete,frame/plumb/wire up houses. It's often a great experience for the mind to be engaged in building something.

I love seeing these updates. If it were my house I would put the washer & dryer on the back wall and the water heater to either side of the door so that it isn't such a tunnel feeling. It leaves wall space for booms etc. as well. Either way I'm excited to see the end result!
That's really moving forward. Sounds like you have a good plan to maximize the use of the space available. Something I have to mention is that framing nailer. Holy moley, what a great time saving tool. That was worth every penny spent on it.

I'm learning a lot from your videos. Another redesign would be to switch the laundry room and bathroom. That way the window is in the bathroom. You could go from the bedroom into a area with side by side washer & dryer on right, larger closet on left then a door into the brighter bathroom. There would be enough room for a pantry off the kitchen containing the electric service and put the HWH in the closet or pantry or...? This puts your laundry right by your (much) larger closet and did i mention the window in the bathroom?!? Some framing changes thoughave, sigh.
I'd just like to make a suggestion, if it's possible... I'm just watching your explanation of where you're going to put the vanity, and I don't know exactly how much space there is with the closet, but I'd much rather have a toilet hidden to the side and walk in to see the bathroom vanity and mirror. Who wants to look directly at the toilet, anyway? It's also a little more private... even if it's only a 1 bedroom house...
Although......sometimes it's good to have that toilet be a straight line from the door! I'm back and forth on where I'm putting things still but I'm leaning in yor direction.

Tanya D that's what I was thinking if it was my opinion I like to have the toilet in the corner where the closet pops into the bathroom 1 good reason is if I was in the bathtub I wouldn't want to look over and see a big old toilet sitting 2 foot away when I'm trying to get clean. I have been looking for a small home like this for myself. These videos are giving me some really good ideas with what can be done with older homes. I cannot wait to see what it looks like when you finish. PLEASE, consider more storage options for the laundry room. Shelving, peg boards for hanging supplies. These are all things that people want to hide. Using valuable real estate from the only closet to store this stiff is not really ideal. I really like the stack-able units you mentioned and hope you choose this option. GREAT SERIES!!!
Great, that's why I make them. I'm always wanting answers or information on topics and can't find it. I basically make the videos that I would have wanted to see years ago when I was doing these things for the first time. The utility room will have plenty of room for storage, outside of that....the house just doesn't have any other room. The kitchen, of course, will have storage and the bedroom a closet, but in the end, 575 sq feet is 575 sq feet. Thanks

I agree with the stackable unit idea! It would leave tons of space for shelving units, or whatever else the tenant needs to store.
Please stackable, so you can have a shelf unit for storage.
I'm a retired Architect/ Interior Designer. The suggestions of a stackable w/d unit and addition of a pantry is spot on. It may be too late, but a pocket door would have worked nicely for that laundry room as well.
My only problem with this video is that I am not able to give it more than 1 thumbs up. I SO enjoy watching your videos!

Thanks for all the great vids. Curious why you didn't use the space with the window, near the back door for the bath and put the laundry/utility room where you're putting bath? Natural light and ventilation in a tiny bath is a very good thing.

If I remember right, the AC (at side of house, towards the rear) is directly outside from the end of the utility room. Exhausting the dryer on the back side of the house will keep lint out of the condenser.
Goodness when you put in the utility room door header it fit like a glove!

Probably too late, but option to go stackable washer/dryer OR side by side might fit against the far (right side of house) wall? Giving utility room space for a pantry just inside the door to left?
Like how you think ahead regarding the tub/shower and the plumbing for toilet sink all in the same wall! If the sink and toilet were side by side against the new wall (between utility and bathroom), wouldn't that give you a bigger walk in style (one side for hangers) lengthwise for the occupants?

Maybe I missed something. Wet walls in my area are by code to be 6" thick to accommodate 4" vent and sewer pipes. You could scab 2" ripped studs to get your 6" without having to tear down the wall you already framed. That said, you're doing a top notch job on this little moneymaker. Thanks for taking us along on your journey!
Not sure about your location, but in my location (and many others) you don't have to have a 4-inch vent. I want to say you only have to do 2-inch vent for the whole bathroom. (up to 4 fixtures)This lets me work with a 2X4 wall easily. I can tie into the tub and sink with 1 1/2 ( I think) into the 2-inch stack that will also have the toilet. My father in law is a plumber and he's going to have a look at it all this weekend and make sure I'm on the right track.
The house is coming along nice. I guess I'll throw in my 2 cents in on a couple of things. I'd consider getting rid of the window in the utility room to free up wall space above the washer and dryer that could be used for storage cabinets and maybe a pantry cabinet or a built in ironing table/folding table (More potential video content if you build them yourself) on the far wall. I agree with you I like the full size side by side washers and dyers. Also the bathroom seems plenty big it actually could be smaller in my opinion. Shower and tub where you have it, toilet next to it then a 1 sink vanity and then the wall. Maybe add a large mirror along that whole wall to make the space look larger and allow less crowding for mirror space. The extra space could be used for more storage and closet space or even a space for the water heater that frees up space in the Utility room for more cabinets/storage or counter space. To let in natural light into both the utility room and bathroom you might take a look at something like solatube or many other similar easy to install sun light tubes, sun tunnel or sky light tube options. These can also reduce utility bills.

Up in Canada, I believe code requires horizontal blocking behind the toilet and both horizontal and vertical blocking around the tub area. This is to accommodate future installation of grab bars. The grab bars themselves aren't required by code just the blocking. Since you have a bungalow, your rental would appeal to older people, some of whom would have need of grab bars.
Probably something I'll do.

The stackable idea is better. Not only would it save space and make the renters more comfortable but the noise of it running will be less compared to running right on the other side of the wall.

I would swap your toilet and vanity placement. First thing you see when walking in the room would be the vanity instead of the toilet. A little more pleasing to the eye. For future thought maybe. Love following this project! It's nice to see a hardworking man doing the work himself and not whining and complaining the whole way.
We did a bathroom remodel in our last house and the door and frame had to be removed to get the new tub into the room. Not a fan of skinny doors. I like that your thinking to the future for repairs and replacing. I wish whomever built our house had given that some consideration.
My first thought was, everyone who uses the bathroom is going to have to go thru the bedroom. Not having a window in the bathroom is also another concern for me. I wouldn't have put in the wall between the two spaces. Washer and dryer could be on one side, bath fixtures on another and maybe some extra storage, ie. closet for towels, or pantry. You do excellent work.
This house is only 575sq feet, your options are limited. I made the best decision for the circumstances I'm dealing with.
In considering the flip vs rental question, I think the rental idea gives you a pathway to determine how much you can make long-term.
If the money is right, you rent it a while and gauge the market. With a fresh refurb in the books, you can basically stack up all the income toward your next dirt-cheap purchase.
That's the beauty of renting, you are just holding it until the time is right....but making massive "dividends" in the mean time for the prices I'm paying. With that said, sometimes it's better to just sell and not worry about maximizing your potential at the expense of time. It's a lot to think about. But like you said, each rental you get makes buying more easier. When things are going well with rental properties it just feels like free money.
I would put the washer and dryer on the far wall, add 2x2 furring strips to get one of those in wall dryer vents and just vent out the back, install the washer supply and drain in the wall to the right with the washer on the right as well. But if you do put in a stacked washer and dryer make sure u have 120 and 240 volt plugs behind the stacked washer and dryer. A whole house natural gas/propane wall mount unit might be an option for space saving instead of a water heater, depending on if you have really bad hard water. I don't recall if you had gas option for appliances. Good thinking on the shower/tub I have about the same spacing to add one in my bathroom as well with a few inches on both sides to move mine from its current location. Lots of options to do, I don't envy you on all those decisions to make. As always look forward to your videos and thoughts on what your plans are for the house. How about a pocket door for the utility room? It could save a lot of space....or at least feel like it.
Could have also combined the utility room and bathroom...put the water heater and washer/dryer behind closet doors. Can have storage shelves for towels, folding, supplies.
Tip from older carpenter stick framing walls set top use your level for nailing bottoms, you will have plum studs everytime. Mark your crowns for people who dont know
Please to the stackable unit with the water tank next to it and a table or wire shelves and a hanging rack so it's almost like also having a coat closet in the as well
you would gain alot of space if you just didn't bother with a tub, and put in a 36x36 1piece shower.

I’m a little late with a comment but... I think a drop down laundry table would be awesome and save space. I agree with another comment about storage and the drop down could be above the storage. I personally don’t like stackable units but that’s just me. What if you get a really short renter? 😁
Since this space is so small you should consider some of those pocket slider doors. They are nice and such a space saver ( not sure about the cost versus regular doors though)
Luckily the doors don't really get in the way so I'm going with regular doors. Thanks for the idea though.

There's always more ways to do something, decisions are hard and take a long time....eventually you just have to go with something. I have found that by the end of the project, with the exception of a huge mistake, no one detail really makes a difference. It's a massive improvement and someone will be happy to live there. You could always save alot of space by using Electric Tankless Water heaters. they have come down so much in price. that most times its easier to put one of those in instead of a big bulky water tank in

Only mistake I've noticed so far is, if the house is to be wheelchair accessible, you can't put a bath in it. It'll have to be a wheelchair accessible shower. But I'm loving this series, it's very interesting!
Should have cut the laundry room off after the window and made that the closest space. A stackable washer and dryer doesn’t take up too much space.

You mentioned during demo possibly keeping the place possibly disabled friendly, if so your doorways need to be 36" for walker and wheelchair access. Just sayin'...great work so far.

Danny Byrd I built my house that way just because it's nice having more space.
He mentioned it at the beginning of the series as a consideration, as well as wheelchair ramp in the front. He may have been thinking out loud, and before in more involved reno.
Are you planning on prettying up the outside? A deck, pergola, garden etc?
No, I like it as is......just kidding, yes, the outside will be completely different.

I know you've done all this already, but as having an acrylic tub/shower combo with drywall above, I can tell you that it's a major pain in the rearend because the drywall cracks and breaks off. We've only had our house almost 5 years, but we're going to reno the bathroom with tile, due to the degradation of the drywall.
Probably used the wrong drywall, bathrooms use a type of drywall meant for wet areas. I don't know of any bathrooms done "correctly" that have your problem. Good luck with your renovation.

American houses are truly simple contructions. If I compare this style of walls and floors with the ones I am used to in Switzerland, it is really simple and cheap. No wonder houses in America are so cheap to buy...

Just to understand because I am a 67th-year-old female and a lot of things I don't understand but it is a small house with a huge utility room I'm thinking the bathroom could've been bigger by combining both and just putting stackable washer dryer in the bathroom?

I don't think stackable appliances are necessarily a great idea but Utility and Bath should be definitely be combined. -With appliances behind a folding door.
Indeed the separate utility room is such a waste of space and the window. The appliances could have just stood in a corner of the bathroom. You could have a bigger bathroom, bigger bedroom and the entrance to the bathroom not from the bedroom (so that guests do not have to go through the bedroom to get to the toiled if they need to).
I enjoyed the empty nail gun double take. It always is such a disappointment when nothing comes out :)

Throughout the last couple vids on this playlist I have wondered, Since not of what your doing has really been structural, could you have used your own milled lumber for this part of the project?

I'm just using that while I'm working, there's 3 of them in the house that I just have. The house has a heat pump that is not hooked up right now as a result of the work I'm doing. See the first video, I show it outside. The window units will come out. Ducts will be throughout the house for heating and cooling.
Wait... washer + Dryer against the window wall or against the bathroom wall? All these people in the comments like stackables, but individual units may be better in a rental since you can more easily pull one out to replace or repair. If you have front-load units, then the top of the w+d can serve as a table and/or have shelves above.
I've seen a house with a 3-4ft crawlspace, and they had an area where they dug a sloped pit so that they could fit a water heater in the crawlspace. That doesn't work if you have a wet area, but if it is well drained then it could work, and then you've got the water heater out of the house. Of course you could just build a shed on the side over the hvac unit and put the water heater there if you really wanted it outside. Hmm, come to think of it I think it was over on Ronald Walters channel where I saw he had a water heater hanging on the outside wall of his garage in a little cantilevered shelf/shed. (yup, just went and looked that up.)
It's all up in the air right now, but I agree on the ease of regular units....and cost, but if I sell it, I don't care. Small houses require some sacrifice.
Hi. Really like watching your progress! Too bad you had to loose that window. I was wondering if it would have been real expensive to rip up all the floors and pour self-leveling slab? You would have had to fill in the pipes beforehand.
It's no big deal, the overall improvement of the house outways any losses.

how did you lose you shoe? lol. Just a question why not run your headers all the way up to the top plate then you would not need cripples. Suggestion if you run your bottom plate for the doors all the way across when you frame the opening then you know left and right wall will be inline then when you cut out the bottom plate for the door you will not be fighting an out of plumb wall when you install your doors. So far so good sir, keep up the good work.
Just rough framed for the door, I could have gone up and then framed down but I didn't know it would be exactly 1.5......as for the bottom plate, I just lay a 2x4 to one side and that aligns them when I nail them down. Thanks

Sometimes it's not bad to have the toilet in a straight line from the door, run in, sit then pivot right into the shower.
