    MAJOR FRUSTRATION! - Buying a house whilst exploring Ireland.
    This week we continue pursuing our dream of buying a remote 200 year old cottage in Ireland so we can live an off grid, alternative life in the countryside. However, as with all these things, the process can be a frustrating one..
    Whilst we navigate the problems involved in buying an old cottage in the middle of nowhere, we head up to Northern Ireland for some much needed van life adventures. We really do love travelling around Ireland in our campervan, the scenery and Irish history really is something special, as hopefully we are able show you in this video. Plus the wild camping in Ireland provides us with some of the best free vanlife park ups we've ever had! Theres so much more to exploring Ireland than just the wild Atlantic way, it's a brilliant and easy country to travel and live in a van, just not so easy when it comes to buying a house!

    Ladies I rarely comment on videos but love catching with you two, your so real and open which is so refreshing these days, but my main comment is the quality of your videos, my god the opening of todays videos takes you out of the RUclips vlogging arena and firmly puts you in the film making arena, you’ve become such amazing videographers, you really are top quality film makers, some of your shots are bloody awesome. 🙌

      I've been saying this all along! Louise is such a great filmmaker, and her photography is stunning! I've even commented to them that Louise should make a photography book and sell her pictures and videos to places like National Geographic. She could really make a lot of money with them. They should really make calenders for merchandise to sell with the places they have been. Personally, I think they would sell like hot cakes. I know I would buy one. The places they tend to go to have such stunning scenery, especially when they went to Norway. That footage they shot in Norway was absolutely stunning!

    I came back from The Nurburgring today driving all the way through Germany, Netherlands, Belgium, France, England, and Wales. Who did i see on the ferry from Holyhead to Dublin, a RUclipsr that i subscribe to. I shook her hand and said hello. Emily you are as beautiful in person as you are on video and love the channel 👍

    Oh my, I've never seen the Fermanagh lakes look so good!! Hope you enjoyed our wee bit of sunshine this week in NI. I was late to this week's video but if you are still in NI and have time to waste or your solicitors meeting has been delayed, I'd love to invite you both for dinner (vegetarian options available!) in our historic village on the border of Co Down and Armagh. And yes Emily, can't beat a bit of Cathedral City cheddar! (Other brands are available!) Don't forget to stock up on Tayto cheese and onion crisps while you are in the North. Buy a good old Belfast bap from a bakery and pull the middle out and stuff it with crisps for a real local delicacy. I'm not far from Tayto castle where the crisps are made and they do tours. Keeping everything crossed for a swift completion on your cottage. Wishing you all the best! Stephanie x

    As a solicitor, in Queensland Australia so no use to you, I’m gobsmacked at the general lack of efficiency being shown. The conveyancing system in Scotland, England and Ireland seems to suck big time. So many vloggers are having so many delays. I’m very glad Australia switched to a very good system and left the British way of recording titles way behind. But there is no reason in the world for your legal advisors to not respond to you promptly. Some ethics wouldn’t go astray. We would be jumped on from a great height by our Law Society ethics team and insurers if we ever carried on like this. Best of luck!

    LOL Louise...Yes, those skinny roads freak us out. My sister was in Ireland to look at Irish horses for her client and immediately had a "fender bender" on a skinny road. I had a stupid idea...why not park Fanny in front of the solicitor's office and just knock on the door three or four times a day, hand them a hard copy of your latest email and ...yes...call them from their own office to check on receipt of your email...hang around...they'll close the deal I suspect...LOL..Suzi

    Girls when you ring the solicitors tell them you’ll HANG ON - instead of waiting for them to call back insist on NOT getting off the line until you get an answer !!!!! It works xx

    when we were buying our house here in Ireland I can remember the solicitor saying to me (as I was chasing them up) "slow down Cathy Martucci - you're in West Cork now" !! But we did get there in the end. 😀 That was 18 years ago

    I used to work in a solicitors office (UK) for a while and I totally sympathise, they don't move quickly for anyone. One day you will have the house keys in your hands 👍🤗
    The island you visited was amazing, you've so lucky to go to places like that 😊

    As you went to Devenish Island, you may be interested in going to Glendalough which is in County Wicklow. It has a Monastic site (churches/round tower) and two lakes (Upper and Lower). Also I think Dogs are welcome.

      @@campervibe just be aware that quite a few places have no phone signal. Handy to have a few things downloaded first, especially if heading to Glenmalure. There is parking at the Glenmalure lodge and you can steal their internet for free ;-)

    If the Sols don't come back to you just phone or email and say "what EXACTLY is the problem or holdup❓" They cannot refuse to answer that, now can they . . . 😏
    Tell them you are not happy with all the delays . . . And hopefully they will (or just might) get their finger out ‼️

    Louise, the skinny lane crack - thanks from the Americans. Just did a week of skinny lane driving around the RoK, up to Tralee, and back to Cork. Thanks. Took on countless tour buses, but no nix or scratches! Had a few code brown moments on the road. Rental was so moody we named it Wee Fecker. Yep. Congrats on the new house!

    I have always discovered that if you want answers, plop yourself in their office until you get any sort of answer. The receptionist tends to get very nervous when presented with a gimlet stare from unhappy clients! Email is too easy to ignore, sluff off, or pretend they sent you an answer.

    Congratulations on the biopsy "all clear". My wife has a similar scar for the same reason on her forearm. If anyone asks about the scar, give them my wife's answer "It's from a knife fight!". 😊

    Haha! I was literally just thinking to myself "I could never live there because those narrow muddy roads would be deadly on a bicycle" and then Louise said what she said about filming the roads because it freaks us (North) Americans out. Haha. Our recreational (non-motorized-vehicle) paths are wider and more paved than those little things! :-)

    Your real estate issues are mind boggling to a Canadian. 7 months???? 7 days max here to close the deal. You’d know within that 7 days if there was problems and you’d have the option to say adios. You’ve been extremely patient! Estste agents need to pass a course in ‘Customer Service’ it hardly costs anything to ring and say, sorry no news we will contact you in the next 3/4 days with and update and then reply again within 3/4 days with an update, it’s not rocket science is it, just good business and good manners!!! As far as Solicitors are concerned they should pay you for your time that they waste!! Good news about the Biopsy, can’t wait for your New Chapter xxx❤❤

    You should buy a second paddle for the kayak. You can also get a drop stitch floor (inflates solid like an SUP) for that model, makes the floor much more stable. How do you manage to dry your kayak out when in the van, when the weather is a bit miserable?

      We have microfiber towels for it and then have to get it back out when the weather is drier. Lou is hoping she can get a solid one once w have the house 😂

    You ladies have the patience of a couple of Saints. I would seriously lose my mind. In Australia from exchange of contract it is up to 6 weeks for settlement and that includes all the inspections and surveys. I am so with you. Don’t say you will do something Solicitors and then fail to follow through. These ladies have sooo much integrity because I would make sure everyone would know which useless Real Estate and Solicitors Firm caused this stupendous delay. 😝🙏🏼❤️

    My house took almost 6 months to complete. I was pulling my hair out and I'm Irish and knew it could take forever.
    Honestly, the wait is worth it lads and you'll be alright.

    Irish for “skinny road” is a botharin...”bothar” is road and “in”means small/little ....pronounced boreen ....so young/little Emily would be Eimilin....

    I bought a house in Ireland for cash in 2014 and it took 18 months for all the paperwork to go through (it was a unique building with no title or deeds, so not the same as your situation).
    I then sold that house in 2022 and it took only 5 months for the sale to go through but the buyer had to change solicitor twice because nothing was happening.
    You need to keep doing what you are doing and call every single week at least.
    You are facing the “standard” problem in rural Ireland with buying a house.

    Oh you are in our neck of the woods, we live at the bottom of lough Erne, near the border. We moved from surrey to here two years ago! Good luck. We have a drive with EHU and water if ever required! You never know!

    If your in Enniskillen you should check out the Gortin Glens in Omagh, It's not that far from you. You would love them, I moved to the area 9 yrs ago and have never looked back, it is in the sperrin mountains and the scenery is .... Well, Just breathtaking, It is my slice of heaven and the Gortin village people (lol) are the nicest you will ever meet, and wildlife is unmatched to any other forests, wild stags walking about It's just gorgeous. Sorry, As you can tell i'm just smitten, you will be to if you come and have a nosey. lots of love girls from a former Mancunian.

    Must visit ‎⁨St Angelo Airport⁩, ⁨Enniskillen⁩, ⁨Northern Ireland⁩, ⁨United Kingdom⁩ for the best fish & chips and the friendliest staff! Was there on the 7th. ❤ Need a place to stay in Cavan, stay at Crover House & ask for Mary. Incredible lake view and staff. Really enjoy your videos Louise, the footage is incredible. Unfortunately our dream of moving to Ireland is over due to the roads. Yeah, the roads are too much for Americans. Surprised your motion sickness doesn't kick in especially in Donegal.

    Phone carriers never disclose their actual service policies. On a landline, you will sometimes get a busy signal if the other party is on the phone. On a cell phone, you will never get a busy signal. You will be shunted to voicemail, or get a message about the party being out of area, even if the only problem is that the local cell phone tower is out of capacity. And when a tower is near capacity, parties calling OUT of that area are given priority over parties calling IN.
    So while your solicitor's office may be lying slackers, if you are in an area with spotty cell service, it is possible that policies like these may also be the reason that someone is calling you--but the calls can't get through.
    I'd have never been able to find these things out, except for some long phone calls with some high-level carrier employees.

    Yes, Brexit messed up a lot of stuff that used to work perfectly.
    Irish Tesco club cards used to work in both mainland UK and Northern Ireland, but not any more. I agree, Enniskillen is good. We used to use the pool in the Forum, until we got one of our own.
    We try to go boating at leas once a year, though we haven’t been for almost 2 years now. We do a big shop in Enniskillen during our trip, to restock the cupboards on board. That’s often where we turn for home too, though we have been as far as Beleek.

    I really do feel for you both, i bought a house (in Belfast) unoccupied so no chain and it still took 6months! When it does happen it will happen so quickly your heads will spin! Best of luck!! 😁🍀🍀

    I loved the opening scenes, really lovely. When we bought our house in England in 2017 , it was empty and there was only us buying it for cash. It took us 6 months! I’m a solicitor in child protection for the local authority where we are expected to start and finish a child’s case in 6 months!! I got very frustrated with the solicitor representing the seller. Slow! Unbelievable. I had to resend her emails and documents which drove me cooking nuts. I couldn’t work out if she had too much work on or was incompetent…..and that is coming from someone in the same profession ( just not practicing in the same area of law) . I hope you hear soon. ❤

From the time the case is issued in court we have limited time periods to obtain evidence which includes parenting assessments, drug and alcohol tests, psychological assessments (which take time due to shortage of experts in the field) any other health reports, and police evidence. That’s why I found the conveyancing procedure so shockingly slow. How can 6 months be justified! When I think of what we need to cram into the same time period it seems unreasonable. It’s bonkers! The solicitor was a bit of a snooty mare as well and me with my “estuary” accent wasn’t music to her ears. Yup she told me! So the way I handled it was through the estate agent and rang her up to chase them and find out what was happening. She didn’t want to lose a sale! She got very jittery when she thought we would back out. Then they stopped talking to her and we then started looking at other properties which really kicked their attitude into the net. I don’t know what the law society regs are in Ireland but in England they are supposed to respond to you within 3 days even if it’s to say..no progress has been made. I will say that I think …and it’s only my opinion that straight forward sales go to the bottom of the pile as there’s no pressure coming from people in a long chain transaction pestering your solicitor. They may have 4 or 5 other solicitors pestering them to keep a chain going but with you there’s only 1. So the cases with a long chain get the attention. ( I hope I’ve said that ok) You might need to engage the pester buttons.
      Solicitors don’t like giving timescales which is something we experienced with the solicitor dealing with my father in laws estate. I accept, as it happens to me, things happen and the timescale dives. However, a time for clarity arrives, so to get some “clarity” I said to the solicitor, you’ve sent me a client care letter that says you are qualified with x numbers of years experience…so as a solicitor with x years of experience in this field you will have a good idea how long this type of case takes…so tell me! If it wasn’t for x bit of paper you’ve been waiting for, how long do these type of transactions generally take? They should know. I know how long cases take and the reasons for delays. I’ve got to stop or I will just keep going on 🫢😀. But that’s some of the various problems I’ve come across and how I’ve dealt with them. Ps ( look I’m adding already) it was a smart move getting confirmation of who manages the water on your property. One stalling tactic dispensed with!!!! No more now or you’ll strike me off .

    Regarding your troubles with the solicitors, it's worth keeping in mind you are paying them to do this work. You most certainly do not need to be apologetic about chasing them. It's the old adage about 'the squeaky wheel'!
    I empathise with you both so much. I went through the process of selling a house during Covid in 2020. On top of all the problems caused by the lurgy I didn't need the added delays that resulted!!

    Emily is right to hound the solicitors, you are paying for their service and the fact they are so slow and don't keep in touch letting you know what is going on is shocking, to me it seems they are stalling to make more money! l hope things get sorted soon and you finally get your dream home, sending luck your way, plus from an astrology point mercury retrograde causes hold ups and communication issues, this will ease from may 13th so you might hear some good news from then x

    Oh, God.
    If this one falls through, I have a solicitor who calls when she says she will and, even if she’s got no news to report, she’ll call to tell me that.
    She gives a realistic timeframe for each stage in the process. It took her two months to transfer our derelict cottage into our name and she apologised for the delay. That’s a marked contrast to the family friend who was supposedly doing us a favour, buying the house we’re living in. There was no chain in either instance.
    But let’s hope it gets sorted soon, making this all worthwhile.

    Tip with the solicitors:
    Send an email titled: official complaint
    In the email request the complaints procedure and what ombudsman they are attached to.
    We bought an empty property with cash and it took 7 Month due to a crap solicitor. In the end they refunded all of their fees and paid £500 compensation for bad service.

    I feel your frustration re solicitors, been there myself and it’s not fun! Having gone through the same post/email/phone excuses I firmly believe there is an element of stalling for additional billing especially when other countries seem to achieve the same outcome in a fraction of the time.

    The only upside to the delays is that whilst the money is in your account it is earning interest :-). Probably enough to make a small dent in the solicitors bill!
