You don’t find the termites until you start taking things apart. It’s usually behind the drywall. Inspections won’t be able to uncover that unless the drywall is damaged and the wood is exposed.
How do you keep from being taken advantage of? Example HVAC (if it didn't need to be replaced, but they tell you it does). Or anything like roof, etc. How do you know the sub isnt trying to make more work for themselves?
I have asked someone I know but if you don't have someone to ask I would go to youtube and put in learning if your hvac is any good or needs replacing, something of the sort and the pros can show you if you have a good one or a bad one, another ofvthe things I Don't know I Google research and find videos on it in RUclips, hope this helps god bless🙏🏽
