    Sir quick question: I have a seller Finance deal:
    Purchase price: $95,000
    - Down payment: $15,000
    - No interest
    - Term: 10 years
    - Monthly payment: $700
    Owner have the property free & clear.
    If I purchase this property, can I pull out the equity from this seller Finance after rehab? Or I can do refinance?

      I would do a heloc and keep the no interest loan.

    This seems really interesting and a very new concept for me. My question is since there’s no credit check or bank involved what security is there that the person renting the house is not going to just stop making payments? Have you ever dealt with that doing a rent to own that the renter dips out?

      It’s possible that the person could dip, but that’s why you would require a certain amount of money down. This will be no refundable should the person dip, as outlined in the contract between the two of you. So far it’s working awesome for me!

    In seller financing , does the seller pay the bank still or do I now ‘own the mortgage and paying bank, own title, …?

      Bank isn't involved. It is a deal directly between buyer and seller. Just make sure to have the proper paperwork and the terms listed clearly so neither party is confused.

    do not get a balloon payment i have loss my house because of it an i just spent $21,000 on heating an piping an $8,000 5years ago for new roof do not get it

    Per this video, and also re: your other video about OPM/seller financing, you mention structuring a deal with seller for ex, 120 payments, and alternatively with the renter buyer, (may not be the term you used but the renter,) to make 60 payments, you mention as a con in this video not qualifying for a mortgage, it this scenario, do you need a mortgage? Any other big con or worst case scenario to factor in with seller financing?

    Is it possible for the sellar to give me cash I take over the fire-damaged house along with the monthly and the taxes and fees and when I refinance the house after the fire rebuilt I'll be able to pay them in full and keep the remainder balance of the refinance is that possible

    You really think an owner will finance a 480 credit score with 5k down, you tripping, foreclosure costa 30/40/50k if the down is not bit enough no seller will do it and for 480 score hahaha

    So it's Pros and Cons for the Buyer. This is not clarified by the title and only picked up on as the video proceeds. This is not responsible content production. You need to say exactly what you're talking about.
    It shouldn't need to be said that there's Pros and Cons for the Seller too. So whoever you're talking to, say that clearly. Prove basic communication skills before going on and on for weeks and months and years with an informative platform that misses easy points of communication. So either you're doing it on purpose to be misleading or ignorantly, which both mean you have not legitimate creditentials for the platform you're trying to stand on.
    As is the case with almost every channel
