How To Easily Tape Seal a Window Frame

- This quick short strictly shows what I believe to be the best basic tape detail for a window opening. It is simple, effective and doesn't require any costly tape options or liquid sealants. Can you do even more and make it bullet proof...yes, but for most people and most situations, this will do excellent and is still more than most prep I see in window openings.
I am using a LP weatherlogic seal and flashing tape to continue my WRB into the window opening and seal off my edges.

I’m a commercial duct wrapper and I can vouch that I am a professional present wrapper
I utilized this technique to install my windows. No sign of leaking except from knife wound to my leg. 10/10

Still have a leaking point. Your corners of cut meet and leave a point of leak. You need a third corner piece that needs to be stretched and lapped over corner. I install for commercial windows and this leaks all the time
Agree. There is still a chance the leak occurs in the corners because nothing is covering the outside corner but a tiny piece of tape overlapped from both ways.
There was about 1-2mm of overlap. Should he have stretched more?
@@Matthias53787 He did more than most would so kudos to him for that but corners are vital to keeping things dry. Stretch it out as much as possible. Good windows are useless if the install is junk.

Zip tape makes a flex tape that will do that corner in one piece, no cutting at corner that will leak

Yea looks great but the material between each piece in the very corner is maybe an 1/8” most likely a 1/16”, couple years and this corner is done.
Proper flashing and yearly maintenance on windows is the only true way to keep them dry 🤫

In Sweden we build expekting water to penetrate but give it a chance to dry.

It’s great! My shed has been completed and it turned out nice looking and sturdy and it is way better than the sheds that many of my neighbors had put up. If that tape is similar to regular zip tape I'd suggest not cutting so close to the pinhole point. you can stretch the stuff quite a bit. or use the stretch tape.
It is very rigid compared to zip tape and doesn't really stretch. I've used both and won't ever use the LP tape again

That pinhole left the corners where the two notches overlap is legendary for producing window leaks. Always use a flexible or preformed corner, or better yet build a corner with the fluid applied flashing. No seams.

My response here is base on my current case with a Brookfield Home builder in austin w/ nearly $850k on my purchase and they are sub-contract tasks out and most of those trades come and do their trade and caused more damages to others. They don’t speak English, very poor quality work, they do not value their integrity and I don’t believe the builder pay them low either. I am so disappoint how America allowing those kind of quality go away. This is why I originated comment highly on this original video. I just had a walked thru yesterday and I had more “don’t like” than “like”. This home builder quality blue now SUCKs

I'm surprised premade corners aren't more common.
They are pretty expensive for what they are.
They have special tape that stretches in three dimensions for these corners. Looks like a scrunched up ribbon

I like making the “bow tie” corner patch better than this method - no hole at all. But stretch tape is better still… one piece around the corner.

@@WHIRLWOLF so each time he does the cut those cuts starting points overlap leaving a very small pinhole for water penetration. There should be a third strip either the vertical strip, a preshaped corner pieces or just a stretched piece that overlaps the corner without any cuts. I'm a commercial window installer and have had this leak many times when done this way. We don't install the flexwrap, that is usually done by whoever does the substrate or framing, but we have taught our glaziers to look for conditions like this.

I ran a prefab panel shop for a while. Trying to get guys to give a crap how their flashing looks is a super uphill battle.
While making it look pretty helps it's not as important as doing it right which he didn't.

Shit takes time to roll out the bubbles and creases. There is no perfection in construction. People want to profit as efficiently as possible. Companies could care less if it's done like ass. Only if you get caught. The faster the better. Micky mouse it if you have too. Get it done. Then when they get caught people act like they care all of a sudden. Shits annoying and repetitive
Add a good bead of STPE-type liquid flashing/sealant at the inside corner after you place the first corner piece and you'll get a little better protection against pinholes opening up where the cuts meet, as well as protection against damage to that inside corner when setting the window. Add that sealant bead and this isn't too far off from a lot of manufacturer's standard details for the sill.

There is flex corner tape although honestly I replaced a lot of windows and never encountered rot. Tar paper always worked just fine.
I just remodeled a rental I bought and the contractor wanted to do all this new crap. This house was built in 1972 the bottom 2 rows of old pressed wood siding was bad yet nothing made it past the tar paper. So we put new tar paper back.
None of this new stuff is designed to last more than 10 years.
Also I live in the deep south. Bugs are a issue. Tar paper is a natural repellent.

You can probably install it with another person helping faster than his tape job. Windows are pretty easy to install. Just need a level, a couple pencils as a spacer for the bottom of the window and some roofing nails and a hammer.

No home builders in Texas that I know that doing a careful detail as you do. Even my custom home builder long before Covid. (3) superintendents managed nearly 2 years of building and I had visited most of my lunch time that I work near by to check on the progress each day.
I am hoping that you keep doing a great job w/ great detail work to show those lazy and half-*ss builder out there to learn from you.

@@bryanbarner5665It's not just tape. It's a thin rubber like material and the stuff we use, the glue even sticks to wet wood..and it lasts indefinitely. It's by code and it's inspected.

Sealing edges against drafts and condensation. Sometimes builders use tyvek tape, like the envelopes, or use the rubberized sealant membrane that is used on the roof under the shingles.
It's to prevent wind penetration, water penetration, and protect the materials from rot, or insects that need to get at an exposed edge to damage the product.

I finished out my own work shop this way, and I had never even seen this technique used. It just made good sense go do it this way.

99% of failures are caused by not doing that 1% extra effort to do it correctly.
Another amazing statistic is how many “contractors” who think they make more money having to return to fix stuff versus just doing it correctly from the start. These “Blow and Go” “contractors” make this industry and everyone in it look bad.

Im certified for master installs, multi slides and exterior bifolds for Marvin Windows and Doors and when we went up to their warehouse is when we actually showed the guy a few of our instalation processes, there are techniques that were shared between both parties.. and lets just say this is one i brought to the table. Lol.

@@1MartinWaite yeah good luck. Ive been doing this for 20 years i know what works an what dont bud. Zip "strech" tape can only be used on zip walls. I use Butyl tape for ALL my installs.

@@tracydavis7705 yes sir, much agreed. I come from a time where we used to tar windows and when Butyl tape came out we were ALL skeptical. But a few at home tests with some mock ups and I was truly impressed with how it "melts to conform a water tight seal VERY similar to tar. Except in my opinion you gain a second barrier of protection with the backing of the tape, the side that holds the butyl.
Butyl tape, OSI quad MAX and OSI window and door foam.. with these you can do magic on existing homes. I work mainly on homes from late 1800s too like the 1960s.
You make a bow tie instead and put that in the corners first. That way the 90 on each side is covered with about 1/2 to 3/4 overlap vertically and horizontally. Then roll the tape out and cut the 45 like you did. Nice work I like your videos.

I used to do that for awhile , working on a 21 bedroom house w 3 stories.
I did it a bit differently and I had my utility knife with 550 cord so I wouldn’t drop it .

This is the same method we us when installing EPDM roofing systems, as well as PVC, Hypalon, TPO, built-up, and a few others. it works well on roofs, so it will work well on any window or exterior door. 👍

I’ve never seen someone tape a window like I do on the coast!
...so close! Only difference is I put my first tape on my 2x6 stick it down and cut the tape hanging outside and fold it down literally just like you did but I cut the other end! Then cut on to go across the bottom half on plywood cut at an angle out and I fold that over my first piece of tape which covers ALL edges and seems! Then do the same up top then I put my side lives on like the bottom then put the last piece over the top again just like I did the bottom! And to this day almost 9 years later and I’ve never had a SINGLE window leak! (Knocks on wood until knuckles bleed!) 😂

I used to do it that way but now I add a little triangle piec to cover where both cut sections meet cause I pulled a broken window out from a house and that had failed and had some water but hadn't rotted yet
I know nothing about this but I was wondering about that. Water could creep up along the edge of the tape.

I think the trick is to not do those cuts right into the corner intersection, but proud by about 3mm and rely on the stretch of the tape to negotiate the corner, which would be the same thing you are doing with your triangle. You have to be careful it sits flat, or you will creating creases, which could be a conduit for damp.
Best is to make sure no water ever gets in there, of course.
Exactly, it’s called a “gusset” first than the sill piece so is no chance of water penetration especially after terminating all top seams with mastic

Your tape should never terminate at the edges of the pan. You should always travel up 6 in at the left and right pane. When water eventually penetrates on the side it's going to settle with the corners of the pan and get underneath of that black tape

Large chunk of my childhood consisted of running around pretty much empty communities being built and playing in the houses. I am pretty sure I never seen this done where I live or back in the early 2000's.
Im a carpenter we started doing this on new homes about five years ago where I live so it's pretty new. Now you also have to put a quarter inch close on the window sill framing.
I have never not seen it done on every residential building I been on and most of the commercial building......lots of time we cut tyvek so it can be tied into the inside v.b. to make a continous envelope
