The most important thing that should be on everyone mind currently should be to invest in different sources of income that doesn't depend on the government. Especially with the current economic crisis
Thank goodness you brought this up! Truly, investing has changed my perspective on how one can succeed in life; working multiple jobs isn't the optimal way to attain financial freedom and unfortunately, we discover this later in life. Currently earn as much as 10 grand weekly and this has improved my financial life. Great piece!

I'm curious, what are some of the key factors that you consider when making investment decisions? Do you have any tips for those of us who are just starting to dip our toes into the world of investing? Thanks for sharing your story
You are right. The best approach I feel is to diversify investments- by spreading investments across different asset classes like bonds, real estate, and international stocks, they can reduce the impact of a market meltdown
I suggest you continue to post six figure price properties, its home features, amenities and safety. One more thing, how about a video for non-Americans who are interested to buy a property in the US, and what are both the national and estate laws that we need to know.
In North Carolina you could get a 3-4 bedroom house for about $300k. It's interesting that in NYC they think amenities substitutes for space/size of a home.
4,400 a month for Bushwick but you doubled the down payment. I would keep the down payment the same for a fair comparison. Great videos man, subscribed.
I would rather to be in the center of NYC. Where I can walk around the city, I like some areas, where there are 1.5 million for the places with a view of the city at night. I live in Los Angeles, California, and our freeways have 4 or 5 lanes each way and we still have traffic, it is awful during the week. I noticed in New York City there are only 3 lanes each way. No wonder there is so much traffic but that's right you have the Subway System. I just went to Mexico City, recently I could not believe how clean it is there. It is beautiful and it is the largest city in North America and no Homeless people out in the streets. Loved it. Traffic is crazy though. Thanks for the info. Justin.

Thanks for the videos. It takes me back to my days in NYC. I love how you compare and contrast the 5 boroughs. So which one would I choose for 500k? I’d spend $500 on a plane ticket to Utah, Georgia, or CO and spend the remaining 499.5k on a proper house. You can’t get anything nice in NYC for that price. Keep up the good work!
NYers wouldn't live in any of those places, though. There's a reason why some spend tons to live here and others would spend their life savings to move here.
@@urbanflight820I visit NY monthly and it doesn't offer anything outside of what those areas offer and the people are much nicer there. NY is hype. That's all it is.

You can't walk down a street and have multiple restaurants in Texas unless you are in Austin and the prices in Austin are starting to become comparable
Commuting time is a real issue from some of these places like staten island or riverdale. 45 minutes to the city from staten Island is not happening during rush hour and depending on where you live it can take you 30 to 40 minutes just to get to the ferry, plus waiting time. Riverdale is so far north you might as well live in westchester. Public transit there not the same as most NYC.
Depneding where you are commuting to it would take longer than 45 mins from Staten Island. TBH I love riverdale. Great school system and 20 mins to Grand central with the metro north.
@@justinmartineznyc I understand but you made comments that mortgage rates dropped because they cut rates. Rates have done nothing but go up since they started cutting. It's not a major deal, but I'm a lender, and the mortgage brokers you're talking with don't seem to be giving you great information.
@ ok. Just understand that Wasn’t what I prepared my agents for. It’s common after a cut the market will go higher in rate not lower. Market tends to overshoot in anticipation.
That means when you’re walking down the hallway and someone else just made a big Doodoo and then they open their door because the bathroom is right by their front door you could get a good smell download hallways very easily
Hmm the Port Richmond ( Staten Island )location needs work but the location is pretty good ( not far from the bridges to Brooklyn and Jersey and the ferry is like 20 minutes away so a good commute to Manhattan).
@@justinmartineznyc I think most co-ops have a land lease or a mortgage with balloon payment on the land under the co-op. This is very risky long-term. The result can be a huge increase in maintenance costs after the lease matures or the balloon payment is due. Condos are less risky but both have boards who can make life nice or miserable depending on the board membership. Good luck. I own a 3-family in the Bronx and have none of these hassles, just the need to collect rent.
@@justinmartineznyc I didn't say they were. SOME are. I worked on paperwork for the accountant of the owner of two such land leases. And old-line co-ops may well have their finances in line so that the underlying land is not mortgaged BUT many co-ops created from rent-stabilized buildings use the balloon-mortgage model I pointed to. WHICHEVER model is a risk for the cooperators down the line.
@@ljaygould Very few are. And you are correct regarding that they were rental buildings that were converted into a coop. However the a good coop has good financials and a bad coop has terrible financials.

From Manhattan to Staten Island (or reverse) why not take the SI Ferry? It’s cheap as all get out (free) and it brings you right into the city, then you just hop on the subway to go anywhere you need to go. So much cheaper, easier and quicker than driving.
"I know that 500k gets you a lot more somewhere else but this is a vertical city" Shows a 1 bed for 500k in manhattan. Shows a 1 bed for 600k in brooklyn. Shows an old 2 bed 1 bath for 500k in the bronx Shows an old 3 bed 2.5 bath in staten island Shows an old 3 bed 1.5 bath in queens. Conclusion? People move to New York to suffer and have no idea they are suffering because of pretty much 3 factors: 1- They graduated college and went straight to NY or have lived their entire live in NY so they don't know how much better quality of life is elsewhere. 2- They can afford 5 million dollar apartments without blinking. 3- They think there are no jobs in the other 50 states for them to make it. Come to cincinnati with a 500K budget and you can get a very nice house in a very good neighborhood 10 mins away from downtown. And from what I've seem, having lived in NY, Miami, and Cincinnati, I can say that I've been paid more than I've ever been paid, here in Cincy. So it is not really true that you get paid more in NY. Also, way, way less taxes. Honestly, I could sit here and keep pointing out things. The conclusion would be: Never live in one of the cities most people want to live, they are overpriced and overhyped.
The down payment is what stopped my house hunting search in NYC. There’s no way I have more than 70k or 100k to put down in an apartment. At this point I might as well buy a house. I’m not giving up at NYC but Im thinking I might need to expand my search to LI or Jersey
Born and raised in NYC and will always love it but you will never get quality of life there. The average income should be at least six figures in order to live decently but I'm sure it isn't. Live in the southwest now. Weather is better and housing isn't as ridiculous.
I've move to Houston 6 years ago after living in NYC for 24 years. I really don't get why people want to stay in that city. Every time I go out takes 30minutes to an hr to find a parking spot or pay like $40-50 for parking. Housing cost is too high and brings the overall living standard down, even not as extreme as a city like Hong Kong or Tokyo but it's not far apart.
It’s rough in NYC. Common charges are usually way too high. I’ve been seeing HOA fees upwards of 1.5k a month in queens. And for the record, anyone saying they are tired of Queens or BK so they will move to SI, clearly isn’t from around here. 😂 literally never known any New Yorker move into SI from another borough unless they were originally from there.
I live in a bigger place for less rent than that five bedrooms, two bathrooms, kitchen, living room, hallway, foyer in a dining room and they are all big
Sure you might be able to stretch and buy a $500K apt but then you also have to worry about HOA (and especially large corporate owned HOA who will randomly jack the price) and you have to worry about the ridiculous NY property taxes. Source - I own property in NY that I would absolutely get rid of if I didn’t have family in this state. $500K can get you so much more in pretty much almost anywhere else in the US. I don’t really understand why people still want to live in the city especially if they work from home. NYS just has terrible policies and the governor is a CEO/elitist sympathizer who wants a taxpayer funded hotline just for high net worth individuals. No thanks and I’m getting out of here as soon as I can. Those apartments do look really nice on the inside though.
It's a beautiful one bedroom apartment for persons that has the money to buy, but, I would want a house, if I had the money, I would pay for a regular size or medium size house in full amount rather than do by bank/morgage, I don’t like due to few reasons, but, one top main reason's because I have had a bad experience about mortgaging a house were supposed to be affordable, but, after living in the house for about a year or two the morgages went up and I were also being told to pay more money by other ways that appeared as a scram, an unfair way to make lose the house, however, it's a beautiful one bedroom apartment the male's showing by the attached joint,, but, I believe that the price ain't right for one bedroom in a building with other apartments to have to also pay other expenses isn't for me, but, also, if I were going to buy a house, not attached to other persons, I would have to have all the money to pay for regular size or medium size house, not a tiny house nor a small house nor for a big house like mansion full off expensive luxury's inside and or outside the house to have to pay a lot of money to also have to keep functioning properly and to have to pay lots of money to maintain the built-in and built-outside of housing connections normal wear and tear of big housing or tiny housing I wouldn't want the responsibility to take care of only unless were only option I had for housing.
prices are outrageous u have to have a job paying 150k+ that NEEDs u to be in NYC for it to be worth it, or make money from home. but that riverdale place was nice, i love the hills, area, and layout was super cozy
If it wasn't for my wife, I wouldn't have purchased our car. it doesn't make sense to have a car in most areas in NYC. In Staten Island you def need a car lol
The Staten Island house will be the biggest bang for the buck...but you would have to live in Staten Island 😂 1. The Bronx 2. Brooklyn 3. Manhattan 4. Queens, because it's a co-op
As a former native new yorker, it makes me sad to see NYC become so expensive and overpriced for what it actually is. NYC is no longer a place where the working class can thrive and buy an actual home. That listing for a 1 bed, 1 bath in that part of Bushwick at 600k is ridiculous. New construction or not that neighborhood is not good. Its so sad to see NYC push out its working class and creatives for trust fund brats.
Depends on lifestyle. New York food and entertainment scene is better….but you have to be someone who likes to go out. I lived in Chicago in my 20s and it was awesome….then Hawaii in 30s and it was chill but $$$$. Now i live in middle of nowhere Wisconsin and i love it. I have chickens. Texas my friend is too hot for me and lacks trees like where i live. But i visit once a year to eat bbq.
I think the south bronx has alot of upside with it's proximity to Midtown. There's not much condo or townhouse inventory. It's mostly a rental market. Also NYC owns a lot of the land. SoI don't think so yet.

500,000$ for a 1 bedroom and 70,000 1x fee for parking is insane
The most important thing that should be on everyone mind currently should be to invest in different sources of income that doesn't depend on the government. Especially with the current economic crisis
Thank goodness you brought this up! Truly, investing has changed my perspective on how one can succeed in life; working multiple jobs isn't the optimal way to attain financial freedom and unfortunately, we discover this later in life. Currently earn as much as 10 grand weekly and this has improved my financial life. Great piece!
Wow, congratulations on your impressive investment success! Your discipline and focus on delayed gratification is truly inspiring.

Rent in Manhattan. Buy in Staten Island.
Happy I bought my 2500sq ft on 1/4 acre for 450k in one of the fastest growing cities in the USA for 3 years running.
Which city?
I suggest you continue to post six figure price properties, its home features, amenities and safety. One more thing, how about a video for non-Americans who are interested to buy a property in the US, and what are both the national and estate laws that we need to know.
Thanks for watching! I’ll cover that in the future
In other words, you can't get much in NYC on $500,000.
In North Carolina you could get a 3-4 bedroom house for about $300k. It's interesting that in NYC they think amenities substitutes for space/size of a home.
@@michaeljeffery7466But the problem is I would have to live in North Carolina!!!! Ew. I want to live in NYC!!!!!
4,400 a month for Bushwick but you doubled the down payment. I would keep the down payment the same for a fair comparison. Great videos man, subscribed.
THanks for watching and feedback. I did 10% and 20%.
Awesome job Justin!

Nice job, my friend 👏🏽👏🏽👏🏽
As a Staten Island resident of 32 years, WORST AREA TO POSSIBLY SELL A HOUSE! STAY CLEAR!
Really? Why did the property in Staten Island go under contract in 35 days?
@ desperation 🤷🏻♂️
Justin.
Wow. This is great for rich people. Lived in forest hills for 9 years. Bought my co op cash in 2012. Sold it. Very difficult to sell a co op. Have a lawyer. Board approval. 7 months to close. Outrageous. Moved out of nyc. Best thing I ever did. Now 2024. Live in a 2br 2ba in Dunedin Florida. Over 1thousand square feet. Out my window I see ponds trees 🐦 sometimes turtles. No brick buildings. Bought it cash. It is a walkable town. No car. Hoa includes cable and internet. You did a good job. Nyc so expensive. By the way it is November 25th 70s all week.😊😊😊😊. New York weather is horrible. I found great 🍕 pizza 10 minutes from my condo. 😊😊😊
I guess living in a swamp is preferable - talking about the weather....
Why don't you educate yourself. Look up the definition of swamp. You could keep your beloved rotten apple. I would not move back if someone gave me 200 million dollars. It is December 15 80 degrees 😊😊
I'd go for NYC over Florida, especially with climate change. Fewer scientologists up this way, too. 😂
Never have seen a scientologist anywhere since I have been here. Some are in clearwater. I don't live there. You can have your beloved nyc. Wouldn't live there even if someone gave me 100 million dollars.
I wouldn't brag about Florida, moved to Florida 15 years ago, property insurance has quadrupled in the past few years, condo assessments are ridiculous don't want to touch a condo, hurricane seasons are getting worst. Now looking to move out to North Carolina. Stay out of Florida it is a death trap
I prefer the Bronx and Brooklyn apartments. ❤
Thanks for the feedback!
The common things you all find luxury in an apartment is wild. I'm going to upload my apartment and send it to you. 3 bed, 2 bath, large patios, front and back door entrance, parking, gated. New build. 1300 a month. And a large window over my kitchen sink
Looking forward to seeing it!
Riverdale is one of my favorite neighborhoods in the entire city so that's my favorite. I also liked the SI home, which needs work but I liked the layout and rental potential.
Agreed!
Thanks for watching!!!!
@@carver9312 Everyone's opinion counts to them, right? The numbers who flock to and also remain in NYC tell a different story. Thanks for your comment.
@@urbanflight820 That doesn't make sense when alot of new yorkers live in those neighborhoods I covered
Damn, paid 189k for a 3060 sqft two story brand new home with a yard in Texas. Think I'll hang out here a bit longer :) NY prices scare the crap out of me. Lol.
You can't walk down a street and have multiple restaurants in Texas unless you are in Austin and the prices in Austin are starting to become comparable
@michaelwatson5665 what city in Texas can you find those cheap prices on housing?
Commuting time is a real issue from some of these places like staten island or riverdale. 45 minutes to the city from staten Island is not happening during rush hour and depending on where you live it can take you 30 to 40 minutes just to get to the ferry, plus waiting time. Riverdale is so far north you might as well live in westchester. Public transit there not the same as most NYC.
Depneding where you are commuting to it would take longer than 45 mins from Staten Island. TBH I love riverdale. Great school system and 20 mins to Grand central with the metro north.
Great iob sir, wishing you nothing but success! ❤
Thank you!!!
Pretty reasonable for NYC 🗽

When Fed cuts rates that doesn’t necessarily mean mortgage rates go down. 2 different markets
I get quotes from mortgage brokers before commenting on rates
@@justinmartineznyc I understand but you made comments that mortgage rates dropped because they cut rates. Rates have done nothing but go up since they started cutting. It's not a major deal, but I'm a lender, and the mortgage brokers you're talking with don't seem to be giving you great information.
@@InvestingWithAdamK This video was recorded about 5 weeks ago. At the time that info about the rates was accurate
Thanks for the feedback!
For co-ops at a lower price range in Manhattan, the maintenance fee could be crazy... 3k 4k 5k you name it..
It depends if it's a land lease building
@@justinmartineznyc I think most co-ops have a land lease or a mortgage with balloon payment on the land under the co-op. This is very risky long-term. The result can be a huge increase in maintenance costs after the lease matures or the balloon payment is due. Condos are less risky but both have boards who can make life nice or miserable depending on the board membership. Good luck. I own a 3-family in the Bronx and have none of these hassles, just the need to collect rent.
@@ljaygould that’s incorrect. Most coops are not a land lease.
Grew up in NY, moved to CA. Loved my SI home, but all boroughs are way too crowded now. Brooklyn's the best option.
QUEENS IS THE SAFEST. LIVE THERE 11 YEARS, LOVED💞💞 IT!!! MANHATTAN IS SUPER SAFE, TOO EXPENSIVE, ONLY THE RICH💸💸💸💸 AND FAMOUS CAN AFFORD💵💵 TO LIVE THERE.🤦🏾♀🙋🏾♀
Brooklyn got too expensive unless you’re living in an area farther than Manhattan, and half of those are unsafe.
A pot filler 30" to the left of the sink is unhinged
From Manhattan to Staten Island (or reverse) why not take the SI Ferry? It’s cheap as all get out (free) and it brings you right into the city, then you just hop on the subway to go anywhere you need to go. So much cheaper, easier and quicker than driving.
Next time. But the owner of the house doesn’t take the ferry since driving is more convenient to work

Conclusion? People move to New York to suffer and have no idea they are suffering because of pretty much 3 factors:
1- They graduated college and went straight to NY or have lived their entire live in NY so they don't know how much better quality of life is elsewhere.
You can buy some of these with as little as 3.5 % down
You will be miserable in bushwick just move to queens wtf
I like the bronx one
Born and raised in NYC and will always love it but you will never get quality of life there. The average income should be at least six figures in order to live decently but I'm sure it isn't. Live in the southwest now. Weather is better and housing isn't as ridiculous.
Thanks for watching! Where in the southwest did you move to?

I would have gone for Manhattan. Beautiful building and affordable.
Agreed! That was my favorite as well!
Left the city years ago.... Im not sure what I just chocked more over the property taxes or maintenance fees
You don't need a car in NYC. I've lived here all of my life. No other city like it. However houston might have better food
I just met a homeowner that moved from Brooklyn to Staten ISland
half a mil for a apt in da projects iz crazy work haha shoutout nasty nas
Just have out of curiosity, what job would you have to work to afford one of these?
In simple terms, you have to make double the total monthly payment and other monthly debt you have. Let me know if that makes sense.
@ how is that possible for the average person? I would off my self if I paid that much to live in that condo in the Bronx 😂
@@phat-b6771 Yes it's possible

Awesome guy, criminal prices.
Nice they put a pool table in the common area of the place in Harlem. Too bad the room is about 6’ too narrow to actually shoot pool.🙄
lol thanks for watching!
I live in a bigger place for less rent than that five bedrooms, two bathrooms, kitchen, living room, hallway, foyer in a dining room and they are all big
Can you please do 500k in different parts of Queens 🙏🏼
Will do!
What's with the property tax? Why is it so high? 10,000/yr for one unit in a multi level apartment
Which one are you referring to?
amazing ❤love it

Thanks for watching and the feedback. If money wasn't an issue where would you buy a house?
The floors in the first one 👌👌

Having a car is only a luxury if you don’t need it but have one anyways

The property tax in NYC is INSANE. How are people not losing their minds? In Canada, a $500,000 property is about $1500 for the year. Just ridiculous.
Yup the taxes are high in NYC. It's a building with amenities that's why it's taxed at a higher rate
Staten Island houses or New Jersey houses ? 🧐
NJ isn't NY. 🫠
The Harlem one was my favorite but the queens one wasn’t bad.
The manhattan one is my favorite

Do you see the South Bronx becoming like Williamsburg? Should one invest in a place now before it becomes unaffordable?
I think the south bronx has alot of upside with it's proximity to Midtown. There's not much condo or townhouse inventory. It's mostly a rental market. Also NYC owns a lot of the land. SoI don't think so yet.
