    She is one of the few that got lucky. It is like winning a lottery. Most rent stabilize apt. are inherited thru relatives.

      I've heard about this and it's so weird to me, that people can just hand their lease down to a relative like that, for 100 years if they want to. It's awesome! But also strange. 😂
      Although, I guess it doesn't really feel very fair to everyone else in NYC who are struggling to find a place they can afford. That would suck.

      My mom has a beautiful 2 bedroom, dining room, alcove studio,eat in kitchen bathroom and 30 ft foyer with 15 windows ( new double pane and screen) Beautiful trim , original 100 year old doors . First floor facing a gorgeous flower filled courtyard. Fully gated , intercom phone and camera protected. Over the years my dad has plastered and painted beautifully redid the ceilings . Put entire new kitchen cabinets and appliances. Retiled and remodeled the bathroom with new floor. There are 5 closets. He sanded stained and varnished the parquet floors. Installed all new wiring, light switches light fixtures and ceiling fans. The house is fully air conditioned and great heat . Thirty foot shelves line the foyer and we have a small butler’s pantry. Mom has lived there a long time. She pays $840. Rent stabilized tenants have the right to add an additional person to the lease. Just one , and that’s how it passes down.

      It's a beautiful apartment in the video. I never thought I'd like studio apartment, because the ones I've seen were rented by guys and looked terrible. She has done an amazing job. It almost doesn't look like one room. A screen in between the couch and bed would make a bedroom. Rent controlled!! She can have a pet! Dream apartment!
      It would be a perfect apartment for someone in a wheelchair. No carpet, no doorways, low windows. Except for the bathroom it's perfect. I hadn't thought of a studio apartment as workable until now, because the ones I've seen are tiny and icky.
      Unfortunately, apartment bathrooms are a nightmare for wheelchair users. I have muscular dystrophy and am in a wheelchair, so I'm always thinking about these things when seeing a house or apartment anywhere.

      ​@@blissfularrogance3529 there isn't a cap on the amount. They just have to be relatives. My cousin has both her daughters and one grandchild on the lease. You can have all your children on the lease, most people got these when they had young children.

    Such a cute apartment that seems to work for her so nicely! But tbh my favorite thing about this video was Sarah herself. What a great energy! She seems like such a lovely and genuine person. Love to see her getting this good deal.

    She has decorated her apartment with so much personnality, it is cozy and lived in. I love how she accented the decor with the same blue that she wears. She is very clever, lots of positive energy! : the dog door, the TV in view when she puts her make up. Everything is perfect!

    I love what she’s done to fix up the few issues with the kitchen. Stick ‘n Peel is pretty much the way to go with renters. She’s really able to make her apartment her home. It has pretty much everything. Since the apartment’s one closet is so tiny she’s got storage from her bed, couch, kitchen cupboards and the open closets in her bedroom area. I love these videos for those of us who can only afford the small apartments and have to learn how to make your place home without breaking the lease by damaging the walls and cabinets with much needed improvements.

    I live in Washington Heights and, crazily enough, my roommate just signed for a rent stabilized studio apartment directly on Riverside Drive & 81st Street for $1250 a month !!! I've heard of these zeitgeist moments but I didn't think they existed anymore. He happened to be looking on the internet and the rental popped up on the page he was on. He called immediately, insisted on seeing the apartment, had all his finances together and 2 hours later, signed for the apartment. They had over 200 phone calls in 45 minutes. I helped him move in yesterday. It's a stunning apartment. Quiet and with views of Riverside Park. I still can't believe he landed this. He'll hang onto this for the rest of his life.

      So he's gonna rent for the rest of his life? Dude, if you're gonna rent or have roommates, just get a condo or apt to mortgage, you're almost paying the same after 10 years. Renting especially in nyc is a scam.

      ​@@SDguy3030 Landing a rent stabilized apartment in the best, most beautiful area in Manhattan is like winning the lottery. He found a $3K studio apartment for $1250K a month. Because he's rent stabilized his rent won't increase 15 - 30% a year like most renters. He's locked in to low rate increases. I know many wealthy people who make more than $1 million a year and they still choose to rent. Let's say they spend $8K a month for rent. If they bought an equivalent apartment they'd be spending $8K a month on property taxes and building maintenance. I used to think they were throwing their money away too but they explained to me that if they bought a place they would be tying up their money for no reason. There's a glut of luxury apartments in NYC that sit empty for years. They'd have their money tied up, they'd be paying property taxes and building maintenance, and they'd have no guarantee they'd get a return on their investment when it came time to sell, plus they'd have to pay capital gains taxes. New York will screw you over. Make no doubt about that.

      I live in East Flatbush in Brooklyn. We have LOTS of rent-stabilized units over here. Fabulous floors, sometimes sunken living rooms, herring-bone patterned floors, etc. Come see us out here! I'm in a stabilized two bedroom, two bath, giant balcony that's super private, and I LOVE my neighbors. I feel so blessed. Been here 8 years and no plans to move. !!

    It's small but really functional. I think it's even larger than some of the other studios we've seen & that archway gives it some charm. She definitely lucked out bcuz apartments in that neighborhood go for almost double that rent sometimes. Hope everyone here in the US is enjoying the Memorial Day weekend

    I see a lot of complaints but she lives in the West Village of Manhattan, in a studio. $1938 is a crazy good deal in this market. I just came home from a week's worth of apartment hunting and a "cheap" studio in that area is 2400-2500 plus broker fees. The only way to spend 2000 a person or less in that area is to share a 2/3/4 bedroom. And many are crappy. Most had terrible bath or kitchens that haven't seen repairs in years. Here, she gets an entire place to herself.

      I live in a rent stabilized apartment in NYC too my rent is 850 per month. It’s one of the new buildings, it’s beautiful and I have a gym, rooftop & security.

    My first NYC apartment was in a building that had recently converted from rent stabilized to market rate. In chatting with some of the more tenured residents, I discovered that they were paying half as much as I did for the same or even bigger units. While none of them complained about the rent, they did express the fact that as rent stabilized tenants, the landlord wouldn't do anything for them. Their appliances were old, the paint hadn't been refreshed since they moved in, etc… It's great that Sarah took it upon herself to make upgrades to her apartment. She lives in a very enviable neighbourhood and for a reasonable rate. We would all love to live in the West Village.

      I remember reading about a retired actress who paid like $40 a month because she'd been there for ages, and her apartment didn't have hot water either.. that's the hustling spirit of NYC to me 😜

    I would never leave either! They can only raise the rent 2-1/2% a year is fantastic! The lowest I have ever heard was 5%. I love how she did those peel and stick counters, floors, and back splash. It makes something not so nice look so much better. Changing the shower head was good to. You’d be so surprised how easy it is to do that and how cheap it is.

      Actually ever year there is a vote to decide on the increase. It can be higher than 2%. The % varies for a 1 year vs. 2 year lease. This year landlords are advocating for a 16% increase. Note, I'm not sure if the rule has changed but once the rent hits 2500, the apartment can be destabilized. What some landlords will do to quickly destabilize the apartment is do major repairs between tenants. Also note, there are a lot of unrented rent stabilized units that landlords keep empty. This is particularly true in quickly gentrifying neighborhoods. Rent stabilized apartments are rare because landlords are constantly leveraging loopholes to destabilize them.

    Great deal! I just wanted to clarify that she misspoke about what "rent stabilized" means though. It's true that the rent increase is less than a market rate apartment, but it isn't fixed at 2.5%, it's set every year by a committee appointed by the mayor. They look at inflation and the state of the economy and try to decide on a fair increase. In exchange for the lost profits, landlords get tax breaks. If you look at the historical increases, it kind of depends on the politics of the mayor in office. So during the ultra liberal Bill de Blasio it barely went up at all. During the pandemic the increase was 0% one year, but this year due to inflation and the fact that we have a more moderate mayor, they've said it's likely going to be a 5% increase. Last year it was 3.25% for a one year renewal and 5% for a two year renewal. They haven't gone above 5% for a one year renewal in recent history, but they have before, so substantial increases are possible, but you're almost always getting a better deal than a market rate apartment that can go up as much as the landlord wants it to.

      @@stephb3321 No, they're different. Rent controlled apartments ended in the 1970's. There are only a small number left in circulation with the original tenants still living in them, or sometimes a relative of the original tenant who had lived there for multiple consecutive years before the original tenant died. As soon as the original tenant dies or moves out, the landlord is able to convert the unit back into a market rate apartment. So you'll absolutely never see one of these available for rent. If you know an 80 year old person paying $1,000 or less for a great location, chances are it's rent controlled.
      On the other hand, about half of apartments in NYC are rent stabilized, you can find one to move into now. Rent stabilized apartments typically aren't massively under the market rate, the benefit is that 1.) the landlord is obligated to let you renew your lease indefinitely and 2.) the rent can't go up an insane amount in one year. People tend to stay in rent stabilized apartments for many years, even though they tend to be a lot more run down than market rate places.

    She really has made the most of her space whilst still making it look beautiful. I live in a one bed apartment in England and also have similar storage like this with a lift up bed and sofa storage. You have to make everything in your home dual purpose when space is in short supply.

      Yes, that may be true that much rent gets gets a big house in Ohio, but we’re talking drastically different environments. It’s a huge trade off. You can have a house but not city life in a good area of Manhattan

    There is a downside to rent stabilized. Sometimes owners will not make necessary improvements ( like upgrading ancient electrical or plumbing) because they would rather make it so uncomfortable that you leave. And if the apartment is in a building that goes coop, you had better hope the shares are owned by an individual who treats you like a human and not a potential profit center. Big companies who buy up rent stabilized apt shares are counting the ways to make your life miserable and finding ways to “motivate” you to move. Laws that allegedly protect you are ignored and even taking to court can do nothing. The Bisset problem is any repair that requires you to leave the building and live elsewhere. Folks have been known to delay repairs once you are out or damage the apt to force you out. Friend lives in Stabilized apt with 1923 wiring. If ac is on, cant use any appliance in kitchen and no other electrical outlet in room with ac. Many other issues. So not all great conditions in these apts. this woman was very lucky that the managing company let her take over lease. This rarely happens because when someone moves out, they can destabilize and get market rate.
