    I appreciate this video to give a balanced view of the realities of rent to rent, but a few things: 1) if you have a commercial lease agreement with a landlord for a set period, then they can't just take their property back without an agreed period of notice; 2) you don't need to go round to the property every time for a viewing or an issue with tenants/repairs. Viewing can be done online if you have videos or a 3d walkthrough of the property. You can have a team of people ready (plumber, electrician etc) and should a repair issue arise then the tenant can simply message you about the issue, send you photos etc and you can then simply contact the relevant person to go round and do repairs. You just need to think this through upfront as to how you can manage everything in the easiest way, from wherever you are. It sounds like you didn't do this.

      1) I know the agreements well, and they just don’t hold up very well in court if the landlord gives a couple of months 2) 100% you are right, once you’ve got a great team in place of course. And you’re right I didn’t think it through enough when I was doing it. I’d approach it very differently now of course 😊

    I suppose if you can do R2R for a while then package them on the side this is then a good model. Then reinvest funds into BTL etc for capital appreciation. It’s just a low money entry method to get the ball rolling. The investor needs approx 4K for good cash flow as opposed to 30-50k for a BTL up north

    Hi Jamie, appreciate the honest video. I would question the deals you are getting though. Each rent to SA should be profiting atleast 1K/month otherwise the management headache isn’t worth it. I would aim for desirable properties in ideal locations- these are always in demand. Also, I would rent the property as a whole and not room by room - less management strain.

    Thanks for your time on this video, I like it. Yes i am looking out to property business with my eyes on Rent to Rent and navigate my way to become an investor, how could this dream come true? am not sure how to get the start up money, also I am somehow sceptic about sourcing, and I don't know why. Am just so cold about it and I can't explain why it so, Please what is the way forward? e

    Nobody seems to mention the fact that Rent to Rent is usually against the terms and conditions of the mortgage lenders agreement with the property owner and that contractual breach is a legal matter.
    If the mortgage lender lend based on a single AST occupancy and the owner is subletting it, that's against the terms and conditions of the mortgage agreement (“The Tenant hereby agrees with the Landlord not to sublet or part with possession of the property.”).
    If you then subsequently let the rooms on a rent to rent (or other variation) basis, again another breach of the mortgage terms and conditions.
    If the lender discovers this and calls in the loan this all falls apart very quickly, invalidates insurances oh and if it is discovered you were renting a HMO without appropriate licenses the Council may issue a civil penalty of up to £30,000 or take prosecution action that could result in an unlimited fine upon summary conviction.

    What I don't get is, who is buying these packages? is there really that much demand for people who have the money to make the investments, willing to do the majority of the work, but just CBA to find the deals? What am I missing?

      Big market from clients outside the UK.
      But it’s a mugs game, if the deal was good enough the deal sourcer would buy it, not offer it to somebody else

      that makes sense to an extent, but still the vast majority can be done via the internet and a phone.
      As for your point on the deal sourcer would buy the deal themselves, I guess that depends on their cash flow situation and personal circumstances

      All I would add to that is that often agents don’t accept offers unless the client (or somebody representing them) has attended a viewing.

    I'm looking how doing R2R now due to severe systemic risk of negative equity.
    Buying property now you have to be a mug, also don't want to be out of the market for 2 years.. so R2R it is.
    Only thing is I need to get the contract to be solid and will include option to buy in 2 years.
    Rent2social housing sounds great. Loads of people going on the dole in the coming layoffs. Guaranteed money.

    When you offer an investor a deal, why don’t they just search that property up and go straight to the seller and cut you out?

      You would make sure you both sign an Non disclosure and non circumvention agreement so they can’t cut you out the deal legally

    I for one would never even consider rent for rent or any low cashflow strategy if I was making 200k per month but rather double down on the strategy that is making me the 200k every month

    Deal packaging is not long term sustainable. As you don't have any asset backing you. Very soon bots will be doing packaging deals,,😀

      Haha, maybe so… but then that’s the same as almost everything theoretically. I’ve been doing it for 8 years so I think I’ll be okay and move with whatever advances come up

      Depends what you want to risk of course. Very high risk on your brand of you get it wrong… AND it’s also the hardest business is property / real estate in my experience

    Absolutely love the channel btw..no BS and you actually provide relevant information unlike some of the channels and “mentors” out there.
