    I absolutely love this style of architecture- when I was studying an undergraduate degree in Urban Design we spent a semester studying old Detroit’s design. It truly was ahead of its time. Begin such a wealthy city, vast sums were invested in creating walkable neighbourhoods, special attention was applied to ensure homes faced the street and that they had designs which fostered community. The homes shown in this street are part of the blocks that defined modern urban living for over 75 years.

      agreed . You can be one street and it is all million dollar houses with lawns and then one street over ...literal slums and broken down houses.

      I agree! I'd be really easy to slam section 8 renters, but they did a good job presenting it both honestly and without bias.

      This video tells lies I have worked with Section 8 as a landlord with my mother and I have physically had Section 8 as well so I know for a fact what he is saying is not true I've been on both sides of Section 8 far as landlord and Forest Tennant he is being completely dishonest and it's disgusting please do not listen to his video it is a bunch of bullshit

    I always write in the lease that I will do random inspections every month with only a 24 hour notice. I also write in the lease that any issues submitted by section 8 will be rectified without notice. However I do give the tenant a courtesy call.

    A lot of that depends on inspector. I had a voucher through Westland, lived in Redford, and the inspector was easy peasy.

      We always recommend meeting the inspector while they’re inspecting and it definitely helps it go smoother

    Good video. Im a contractor in Metro Detroit. I would NEVER want the hassle of being a landlord in the city itself. I prefer low stress lifestyle and being a "slumlord" isnt that. I had one rental house in 2006 and when the great tenants moved out i walked away from the house by choice. id rather earn money fixing other peoples houses than my own.

    my friend had houses he rented in Detroit. The tenants trashed the houses. He would fix them and the tenants would trash them again. He lost money.

      That's why if you have the capital only buy single-family rental homes in the best suburban school districts. And of course you have to do thorough credit checks and criminal background checks.

    Excellent information, as always with your videos. I only own one rental, a duplex. I live on one side and rent the other side out; so very picky who my next door neighbor/tenant will be. From all the horror stories I've heard over the years, I will not do section 8. Personally, I don't want all the extra paperwork, red tape and bureaucratic BS.

    Pros: Guaranteed 70 percent rent deposit directly from HA.
    Cons: They have very strict guidelines in order to pass inspection from HA

    This is why landlords do not want section 8. They are exempt from the same rules as paying renters. No rules for the section 8 folks who live off taxes.

    So as far as I understand it. With a normal tenancy something like the tenants stealing the batteries out of the smoke alarms etc would come out of their bond perhaps. But with a section 8 tenancy do they have a bond or does the whole thing work completely differently. If they spilled red stuff on the carpet are they even worried about losing part of their bond because of it? Also I'm thinking you have a house that is designed to be wheelchair accessible the tenant you get for it could well be very good because it would be extremely hard for them to find another house set up just for them. I'm thinking though you'd probably wanna get a house with the necessary modifications done rather than retrofit it with wider doorways and stuff.

      We do shoot for ADA compliance on things if we can, but it’s case by case. Not all section 8 tenants place a deposit but some do.

    as a owner of 8 Apartments. I refuse to rent to section 8 tenants. my last section 8 tenant it take me 1 year to evict. they left $10k in damages.

    I rented out my 1st house in Oak Park for 5 years, and after all that, it's easier to invest the money in the stock market. It's just too much hassle with finding the right tenant and having to fix things that break. There's lots of stocks that one can get 9% dividend yield on.

    I think the city also waived the LBP Clearance requirement for Section 8, which could save you a lot.

      because it is government money . So you can be a slumlord. And just like all government , one hand washes the other.

    As a landlord who only rents to people with a credit score, who make 3x the rent, and no criminal history that sounds awful. I get a bad tenant now and then but nothing compared to the section 8 horrors. Guaranteed rent? BS! Only if you replace the smoke detector batteries or clean the carpet or whatever else they come up with. There is no guaranteed rent.
    I just don't understand why you want to deal with this when there are other options. I'm not renting luxury units. I can easily get a nice livable unit for $100k and less, which will rent for over $1,000. Getting 1% of the value per month or more for rent is quite easy here. Last one I bought was $70k, rents today for $1275. Nice little house. I've never even had somebody ASK to negotiate my high prices. Obviously I do not live in Detroit but you do not have to invest in the same place you live. It's rare for me to keep more than a couple hundred bucks out of a deposit when somebody leaves.
    Sure, some section 8 tenants are great, and some people with fancy jobs and fancy rentals trash the place. You cannot deny that the section 8 tenant is more likely to cause issues than a regular tenant.
    Also you should be using the 10 year sealed/no battery smoke detectors and light fixtures with built in LEDs.

    Who doesn’t the section 8 tenant pay for any damages? Doesn’t seem fair at all that the owner pays for all damages annually.

      You are correct. However, it is you that cannot deny that they predominate in Section 8. They are less likely to be categorized as “Apostles of Jesus Christ,” but more readily recognized for what they are, “Minions of Satan.”

      You can gently get around that by asking the source of income and bank information. On the bank information just look at the monthly amount being deducting for past rent.

    Never ever deal with Section 8 tenants unless you want to be a slumlord. Yes you do get the monthly rent but the tenant has no experience maintaining the interior or exterior of a house. They will trash it. My advice to new investors is to buy single-family homes in the best suburban school districts.

      that's not always true, you can find little old ladies surviving off social security, they will keep the place up nice AND usually let you know early when another tenant is up to no good

    In my opinion, section 8 is a major problem in the city of Detroit. Section 8 investors purchase properties without properly vetting their tenants. Section 8 investors do a piss poor job at maintaining their properties. Their main concern is getting a qualified tenant into a property and guaranteed rent from the government. They do the bare minimum to get a tenant into their property. The investors often allow their properties to go into disrepair bringing down the property values of homeowners in adjacent properties. There are often multiple family members, or or people living in their properties, but they don't care because the guaranteed rent is coming in from the government every month. They only check on their property when the rent stops or an annual inspection warrants it. GET YOUR SHIT TOGETHER INVESTORS, BE RESPONSIBLE LANDLORDS. YOU ARE A HOMEOWNER IN THE COMMUNITY AS WELL. TRY GIVING A DAMN ABOUT THE COMMUNITY, AND NOT JUST YOUR BOTTOM LINE. AND STOP MAKING RUclips VIDEOS TEACHING OTHERS HOW TO COME TO DETROIT AND BECOME SLUMLORDS, PROPRTY VALUE KILLERS, AND IRRESPONSIBLE HOMEOWNERS/INVESTORS. 🤬🤬
