This is what our attendee to our LIVE seminar said:
I am in my mid-50s. I was lucky due to good government policies and a bright Singapore economy; I could enjoy the fruits from my previous 2 property sales. However, due to the lack of information available in those days and social media, the profits I gained were not entirely because I was a good realtor or insider trading. Half of it is luck and the other half of course will be the hard work (see conclusion).
Impression after attending the class
After I attended John/Bernard's class yesterday night, I decided to write this review. First and foremost, I must thank them for compiling HDB, URA, and Singapore government statistics/data to share with all of us, which is free! I don't have to pay thousands of dollars to "网红‘’/ influencers and sit in front of my laptop and listen to them telling their students not to buy this but that, pay me more to get further consultation so you can make 6 figures. If you come to John and Bernard's seminar, you will get a feel of Singapore's economy, and property market.
There is no propagandizing of sales or buying. As an engineer by profession, I must say that their presentations were informative, factual, and direct to the point. I was impressed with John's presentation on combining inter-government statistics. E.g. forecasting Singapore's population by 2030 against the number of units to be built by then. It ultimately gives investors; experienced or first-time property buyers an insight not limited to the current market but encompasses the forecasting in the next 5 to 10 years. This kind of insight can be incredibly useful for making informed decisions in the property market.
Conclusion
Recently, I learned from a RUclipsr. He said, “Your time is valuable, I hope you can get rich without getting lucky” at his introduction, and he always ended his video with “The best investment you can make is in you”. John/Bernard’s seminar echoed these 2 statements as they are genuine realtors helping their clients with information and sincerity. In another way of saying, I have made the right decision to attend the right seminar, invested in myself, learned the right information, and met the right realtors. Next, it is to choose the right property from the recommended properties and make informed decisions according to our budget, preference, and investment plans. Last but not least, I wish I had met them earlier so that 50% of my hard work in the earlier years could be done by them.

CPF should not be allowed to pay for property purchase. Inflation in property prices arise mainly due to CPF being allowed to buy property.

@@intelligenthomebuyerhigh LTV introduces inflation in property prices. If buyer cannot afford, means seller has to bring down prices. Lowering LTV is designed to bring down inflation in property prices. Serious sellers will bring down prices. Sellers looking to flip property will exit the market. Basically, seller will purposely price high when they know buyer can take bigger loan. The problem is not with the buyer. It is the seller.

I believe the government wants to keep the rise in HDB prices to around 2% a year. They may also lower HDB valuations to discourage buyers from paying higher COVs.

I think won’t have new cooling measures in the near future. Unless the interest rate drop suddenly increased prices 😅
property is one of the slowest YoY returns compared to other investments like forex, stocks, crypto…. idk what you’re talking about when the past 3yrs everything been rising fast not just property?
Yes Singapore property is less volatile, unlike Crypto which can go from $58k to $15k in one year.

I did a recent contra HDB transaction, confirm that HDB is objectively lowering valuation in a bid to put a cap on resale runaway pricing.
