Please clarify about KOHINOOR BUILDER'S WESTVIEW RESERVE PROJECT. We are hearing some problem of environment clearance.
There is hardly any price different left between kharadi and keshav nagar. Bridge will not solve any problem only jam will shift from one place to another as inside roads are very narrow of keshav nagar. Prices in kharadi are highly inflated for sure but builders are also getting buyers that's why they are charging so much. NRI investment also inflate local prices.
what about planned dumping ground at punawale... are any updates from corporation, forest department ? Video on same topic will be well appreciated

The owner told me it’s not available as property is 15+ year old and it’s not available with society either. How safe do you think is to enter in transaction? Will it create problems in the future ?
Hi sir appreciate your efforts, I purchased 2 bhk in vertical oriana, my possession was 31st march 2023 and it is delayed due to mseb meter not installed. Now builder is asking a concent letter to construct a new building in free space in our society with new fsi received. Concent letter is requested with soft possession request letter. Now what be my next step?

For me the main setback for punawale and thatawade location is bhumkar chowk traffic...it becomes worse during peak time....though it has a good connectivity with main road...but people are using service road most of the time even trucks and big vehicles and it is so frustrating....I went to check flats in those area and it took me so much time to reach there....not sure whether it will get resolved in future...

Since Tathawade and Punawale falls under PCMC it has better chances of getting developed in planned manner. Slip road/ Grade separator can solve traffic issues at Bhumkar Chowk. But, we can’t say how much time it will take to get resolved. You can look for properties which falls under Tathawade and Punawale and adjacent to Aundh Brt road so that if you are working in Baner, Balewadi or Shivaji Nagar then you don’t even need to cross Bhumkar Chowk.
@@7001nikhil bhumkar chowk comes under NHA center gov body, PCMC can't do any thing there, even on service road they can't do anything. That's the issue
@@jay-oc3zu I am not talking highway or it’s service roads. I am talking about a road beneath Bhumkar bridge which connects Dange Chowk and Hinjawadi Phase 1. Traffic coming from wakad, Ravet, Dange chowk has to stop at signal and thats where congestion starts. If they build grade separator( From Dange chowk side towards Hinjawadi beneth Bhumkar Bridge) traffic will directly bypass the signal. Also, Wrong entry and exits from service lanes should be restricted which is very much in control of PCMC. Its all about willingness to solve issues. 😊

@@jay-oc3zu You’re not getting my point. I am not talking about building a new under pass. I am talking about building grade separator on existing road beneath Bhumkar Chowk just like they did it on Dange chowk. Underpass and grade separators are different.

East Pune ka infrastructure issue critical bante ja rha hai. Pata nhi corporation ko kab akal ayegi. Fund nahi hai to at least state government se request kar sakte hai. East Pune is on the way to become Bangalore in terms of infrastructure.

Hi, Can you please make a video or short why resale flat prices are less even in prime locations like wakad ? peoples are ready to pay more for new flats in tathawade but not intersted for resale flats in wakad.

I think it's because of dream vs reality aspect. Builders are selling dreams and people believe in those dreams and thinks all positive about under construction property. While in case of resale flats, there is no assumptions and people know reality, so they don't feel like giving more for reality but they can pay for a larger than life dream shown to them.
People prefer under construction flats because they can choose unit of their choice(direction, floor, ventilation, sunlight, etc). This is not the case with resale flats. Also, with my personal experience resale are mostly not maintained properly so one has to spend extra from pocket to get the things fixed so it comes to same whether you buy and new unit or resale one. Until the flat is purely investor flat and it wasn’t rented out to anyone then chances of getting a good returns is less.

Better go with GK projects since they have delivered more projects in whole PCMC. When I went to check flat on rent in Austin’s old projects I found that construction quality is average.

Bhujbal Chowk - Balewadi & Hinjawadi line comes under same Shivajinagar to Hinjawadi Phase 3 route right, they are not seperate routes which have different start & end points..
But what he mentioned is also correct. If government wants to extend same line say till Ravet or further(considering Wakad Chowk as a junction) it will not be pain for them since very less land acquisition will be required and pillars can go all along highway. Also, more likely they will extend existing Nigdi( Bhakti Shakti) line till Ravet, Gahunje in future since a lot of development is going on there. Moreover, PCMC has already proposed connecting Hinjawadi and Chakan through metro but it is not yet approved by government. If its get approved in future then it will boon for whole western and north western pune considering it will connect all the IT parks in western Pune with residential areas.

It is highly disappointing to see Pune public infrastructure is "pathetic" , one metro which runs from one end to the other end of city doesn't make it a great city while other cities are way ahead.Its water distribution network is controlled by tanker mafia.

I cancelled my flat on the very 2nd day of booking when I came to know that the builder's sales team made many false promises. Now they keep delaying to refund my money. First they asked me to wait for 30 days Now they are saying it will be delayed.
Mail the builder that refund the amount...i also got my token refunded
I have done that...I also force them to reply me...the tentative date...but they replied. ...they will refund asap...
3rd month is going on...
