- Kohinoor Westview Reserve is a new residential project developed by Kohinoor Group in Punawale, PCMC, Pune. Spread across 10 acres, with 7.5 acres of usable land after the DP Road and buffer zone are removed, the project includes 7 towers, 1 MHADA tower, 2 multi-level car parking towers, and 1 commercial tower. Of the 7 towers, 4 towers A1, A2, A3, and A4 are currently under construction, offering more than 700 units in total. The project will have a total of 1200+ units once completed. There are three inventory options available - 2BHK, 2.5BHK, and 3BHK. The MahaRERA possession date for the project is December 2028.
The project is located near several amenities including the Mumbai-Pune Highway, Tathawade Aundh-Ravet BRTS Road, and several schools and colleges such as Indira College of Commerce and Science, Dr. DY Patil Bio Technology Institute, Shri Balaji University, JSPM Institute, and more. On the western side of the project are the Punawale Forest, Marunji, and Life Republic project by Kolte-Patil Developers. The northern side of the project includes the Pawna River, Kiwale, and Mumbai-Pune Express Highway. The southern boundary includes Wakad and Hinjawadi.
In conclusion, Kohinoor Westview Reserve is a good option for those looking for a large, long-term project. However, it may not be suitable for those who prefer a developed location and a shorter waiting period for possession. The project is 23 km from the Pune Railway Station and 26.3 km from the Pune International Airport. The road condition around the project is currently bad due to ongoing construction work.

Pros
1. Near to upcoming WTC and EON (within 1.5 km)
For WTC , I checked with on location engg , he said there will be 5 to 6 towers of around 20 floors .
For EON , as checked with relative working in Panchashil, this is currently in design finaliztion stage.
Expected completion by 2026.
Point to consider here is builder like Panchashil, whereever it goes they develope that area like anything.
I have witnessed it for Kharadi.
2. Their carpet area is 800 and plan is also good. One can buy for own living
3. Area around project do not have local buildings so this area will be developed as good locality
4. Pune Mumbai highway is very close , so infrastructure is already developed.
Cons:
1. Dumping yard is currently only question around this project, with current development of Punawale this seems to be cancelled as many builders and politicians have already bought lands in big chunks here.
Moreover PCMC will not approve premium project like WTC arohnd dumping yard
2. Posession date promised is mid 2026, though rera date is of 2028
3. Its fast selling product and rates are expected to go up even higher soon.
One can think of buying here with all these possible scenario,

I have one suggestion for Saudaghar, please make videos on new rule that comes for developers. For instance there’s this new GR came on 29/11/22 about leaving 5% open space on land above 2 hectare; I think you should cover that

Builder used Wakad name for marketing which is totally unfair.... It's not cme under Wakad neither Tathawade.... It's fall under Punawale.
It's exactly on the boundary of Punawale. In the video, above Saudaghar showed Roshan Milestone. There's only one 30m road between Kohinoor and Roshan which divides Tathawade and Punawale.
Unfair but developers have been using Wakad NX and New Wakad for Tathawade for a long time now.

Tathawade is place for truck trollas to park. It’s not habitable for next 5 years and it’s not wakad per se

Like Amol said, it's for project handover to society. They will start giving possession tower by tower from December 2025.
For all 7 towers, 1 MHADA tower and 2 MLCP, it is 2028.

Pune people themselves are not so much enthusiastic about it. They take pride in taking out there personal vehicles out on roads. When I talk to my friends from pune. They proudly say “people from pune won’t use metro!!” . Moreover , from my experience . Even if they have local/ metro . There should be proper public road transport present as well . Which will be helpful for the working class / students to go to their respective offices/ schools from the railway station. Which should have fair ticket prices. So this would need lot of efforts both from authorities and citizens of pune
Single railway tracks, space available but railway ministry has not in mood to put second line. People have raised issue multiple times. Metro line on highway beside railway line was not that much required instead of it Lonavala to Hadapsar railway lines or atleast till Pune was required, which will eventually increase Local frequency.
@Saudhaghar - you should have given clarity on proposed punawale garbage depot. The forest land which is proposed for garbage depot is nearby. I understand, it is not yet finalised but it is nearby, you should have told. I doubt this is a biased review.

This was indeed a paid video. There is no doubt in that. Saudaghar's other videos are very detailed. There is no way, he did not tell about dumping yard in the cons.

I am surprised - how come builders are bringing in projects adjacent to dumping yard.
As far as I reasearched about it few months back:
1. Solid waste treatment plant neither confirmed, nor declined. As per latest news I read, it was pending with district collectorate.
2. WTC is coming up, but do not expect it to be as huge as Kharadi one, it is going to be 3 tower facility. I predict, it will be something like ICC trade tower/Park at SB Road which is quite fair.
I was so much interested in this project or may be I was made to take interest by the channel partners. But not sure why I was not happy from within even after booking an unit. Finally I cancelled it. But that was my decision. I don't encourage anyone to do it based on my experience. Take your own call, just make sure it is wise one.

It depends on what purpose you are taking? If for investment then big no. If for living and you have enough money then why not. In next 8-10 yr that area will be totally change for sure. And big plus is back side is forest area so that will be as it is.

builders sell 3 bedroom apartments having only 2 bathrooms as 3bhk, but it is actually 2.5bhk. Saudaghar is rightly pointing out the data. Maybe this builder is calling it compact 3 bhk instead of 2.5 bhk, don't get fooled by builder lobby
