Our contractor who has over 30 years experience and has a multi-million dollar business, says going up is ALWAYS cheaper, no foundation work required if the current home can support it, and literally is just framing the upstairs.

We’re doing this now. We’re building the staircase as an “addition” so we don’t lose space on the 1st/2nd floor and actually get back space in the garage/second floor by taking out the old stairs.

Strongly disagree with this assesment. Please keep in mind that there are many types of solutions to build a staircase. Please dont let a staircase deviate you from your plan. Most people build a second floor on their current home precisely because homes on the market are completely out of range and because you cant expand the first floor.

What if you have to replace the roof anyways and you have enough room for the stairs, right next to the stairs to the basement?

You mentioned cost being more. Is this due to labor costs? Material is less than going out.

The more I research this the more I think you’re better off either moving or building a new house lol.

Interesting because all the research I've done says it is MORE expensive to build out than up & CHEAPER to build up/a second floor added because you don't have to pour concrete & dig up the land, remove trees, etc., so I stopped listening at 54 seconds.

Everyone I spoke to about adding a second level to our ranch was adamant that it was far cheaper than building out because there was no foundation work to be done. I stopped listening after his first sentence because of that statement. 100% inaccurate info.
